Christmas is always a great time to drive through the neighborhoods and see what interesting or unique Christmas lights and decorations are on the homes.  On my street, a few of the neighbors have spent a lot of time decorating the fronts of their homes.  Just take a drive down Geist Estates Drive off 75th street during the Holiday Season and you'll see what I mean.      Here's the house next door.  I really need a wide angle lens to give the full affect of the homes together.  If you live in this area and would like to see your home featured in a blog.  Please visit my site:  http://cyndisloop4indyhomes.com/ and drop me an email.  I would love to drive over and take a picture and feature your home too!

Many of you may know or have seen the Wheeler Mission in Downtown Indianapolis.  This mission originated in 1893 and has been addressing Indianapolis' poor and needy ever since.  It is a place where the homeless may come to get a warm meal or find shelter for the night.  It also has a food pantry and distributes more than 30 tons of food each year.  While these things are important, their mission also includes helping people change their lives. One way we as a community can help is to participate in some small way with the 4th Annual Drumstick Dash which will be held November 23, 2006 at 9a.m. on Connell Street in Broad Ripple.  This is located west of the High School.  Last years event had close to 2400 walkers/runners for the 4.5 mile course.  Besides the walk/run you can also come dre...

A small article in the Indianapolis Business Journal states that KB homes is in default on a senior note.  The company is based out of Los Angeles, CA.  In the Indianapolis area we know them also as Dura Builders which build homes as well as operating a components plant near the Indianapolis International Airport.  In the article it says that in September of this year the company disclosed that sales were down due to greater competition from other builders in the area as well as a change in pricing and orders. For this and other articles, please visit my site at http://cyndisloop4indyhomes.com/ and tell me what you would like to read about on my blog.

Living in Indianapolis, Indiana we will experience some cold winter days.  Before they hit, now is the time to make sure your home is ready.  Here's some helpful ideas to prepare your home.  Check windows and rechaulk any broken sealsDrain garden hoses and store away for winter.Check foundation for cracks.Clean the outside of the house.  Remove any algae and dirt that may have built up during the warmer weather.Remove debris from gutters and in the yard.  Cleaning it up now will be much easier than when it is weighted down from being wet and then frozen.Have your heating systems serviced and change the filters regularly.  If items located internally need repair, call a service technician to be safe.Doing these things will protect your home from water and animal intrutions this winter.  ...

I recently wrote a blog entitled "For Sale By Owner - Do You Have a Marketing Plan?.  I wrote the article because I see a lot of For Sale By Owner signs when I'm driving around town these days.  And believe it or not, I worry about these homeowners that have chosen to sell by themselves.  (Honest, it's not about the money.)What concerns me is that there is a lot of legalities to selling and purchasing a home.  In this day and age, it's so easy to get sued for something.  As a Realtor, I have to pay for E & O coverage insurance much like the medical profession.  Even homeowners selling on their own have to fill out and have available a "Lead-base Disclosure" and a "Seller's Residential Real Estate Disclosure."  I wish I could put my finger on an artivle that was in the Indy Star this pas...

As many of you know, homes are sitting on the market longer.  More people are experiencing their listings expire or being on the market for a year or more.  To combat that, I and other Realtors®. ask for sellers to consider the low end of a suggested listing price or a price reduction.  So often that idea is met with resistance to our suggestion.  I understand the many reasons that it sounds like such an unthnkable request but I'd like to explore some other variables with you.  Please, stay with me on this one.Now if you do not have to sell your home, this may not apply.  I'm writing this blog to those people who either found themselves transfered or purchased another home before the one they were living in sold and now find themselves with two homes.  That usually means two mortgage pa...

Interesting article on the Indiana Business Journal's website about out of state buyers purchasing multi-family in Indianapolis. Year-long apartment-market buying spree continuing strong     Real estate investors, many from outside the Hoosier state, are continuing to snap up Indianapolis-area apartment complexes with five more deals recently closing. Silver-McCann Apartment Group LP, a joint venture of Florida-based Silver Cos. and McCann Realty Partners LLC of Richmond, Va., acquired a three- property portfolio. The properties—which fetched just under $37.5 million—have a combined 795 units and are Northlake Village in Noblesville, Mission Hills Village in Greenwood and Jamestown Village Apartments in New Castle. The sellers were legal entities of Wayne R. Nelson, a former developer o...

Not long ago, I contacted a homeowner about their expired listing.  One of the first questions I was asked by them was whether I really wanted to sell this home or just get another listing. . .  I hadn't been asked this question before but it is a valid one.  Most homeowners experience a bunch of calls, if the homeowner isn't flagged on the Do Not Call List or letters from Realtors offering to re-list their property.  Sometimes a Realtor will even show up at the front door. When I contact people whose homes didn't sell and expired I'm calling to see if my services will help them.  I start by asking a few questions.  This helps me to know if the homeowner still has plans to move and if they are motivated to move.  I then offer to stop by the home to view its location, condition and ameni...
