Wilmette is ever popular - large enough to have a wide range of housing prices yet a small-town feel. Great schools, park district, transportation, and a thriving downtown make it a draw for people everywhere. If you live here now, or plan to move to Wilmette in the future, familiarize yourself with the current real estate statistics: Median sale price of a single-family home has flattened out since March 2016:  The Wilmette condo market median price has been steady for a while, but it just starting to dip slightly:  Average market time has been rising since May of 2015 and is starting to decrease:   The absorption rate - or month's supply of inventory - has been steady since January 2016.  With an average of 5 months, the Wilmette real estate market would be considered a "balanced" mark...

Friends - don't let this happen to you!  I can say that because I did this to myself.I have spent many years explaining to clients the pitfalls of relying on Zillow and other third party sites for their real estate information.  As we all know, many sellers look up their home's Zestimate before talking to agents.  They want to be "informed."Sadly, the information provided is often out-of-date, sometimes by many months or years, or vastly inaccurate.  It's a fun tool, but no more.  Remember, Zillow and others do not have agents, certainly none of their employees visited your home or any nearby homes either. They never drove the neighborhood to check out the houses, schools, shopping areas, parks, or other amenities. They rely on a computer model that assembles nearby sales and generates ...

What do you do when a Seller says I am thinking of listing my home for sale in 2-3 months? Personally I ask myself is this seller trying to time the market? Market timing is the strategy of making buy or sell decisions of financial assets (often stocks) by attempting to predict future market price movements. The prediction may be based on an outlook of market or economic conditions resulting from technical or fundamental analysis. If you have been in this business long enough you know that there are buyers all season long but then there are busy times and slow times. Right now we are entering the Spring Real Estate Market (Superbowl-May) and I consider this the busiest time in the Real Estate Market. So when a seller says I am thinking of selling in 2-3 months during the Spring Market wh...
