Being a Realtor we often have to be all things in a transaction. Today I am asking for a break from all Loan Officers working with Buyers or potential Buyers.  When qualifying the client , speak in terms the buyers can understand.  Many will not ask questions because they are too embarrassed to appear that they are not getting what you are saying.  As a Realtor, I get this question all the time....are there any grant programs available to help me purchase a home? Of course, if I am aware of one, which I usually am....I share this information with the buyer especially if they need  assistance with down payment, closing costs or property tax reduction, after all as a Realtor I want to help my buyer realize her dream. The next question I usually get, is how come myMortgage Loan Officer did not tell me about it? Good Question..how come? Most Loan Officers are looking for a quick close......and most grants require waiting for approval from whomever is providing the grant. I was told this story by a fellow frustrated agent. Ironically....the seller was my client before  being switched to her by our mutual Short Sale Attorney....this is a sad story of a seller trusting and being loyal to her attorney. I received a call from a Attorney  who specialized in negotiating Short Sales to list a Short Sale from a referral. Listed it, received two contracts that went no where with the bank.....this was two years ago. Received another call from the Attorney saying the seller was not happy.....so instead of firing themselves (they were the ones negotiating with bank), they fired me and assigned the listing to another agent who became a friend of mine as the transaction progressed. Across the street from me lived a family who were always updating their home. They seem to have the latest gadgets, gizmo's, furniture, etc.  I even went over to check out the kitchen when it was being gutted (the home is only 4 years old) and updated to the latest kitchen design (this was last year). Imagine my surprise when I came home one evening and found a handmade For Rent sign in the yard. My Realtor detective radar kicked in...and there on the county records was a  Lis Pendens notice of default. It seems it was dated several months ago. Umnnnn..........     If you are a buyer, seller or Real Estate Agent....there is something you should know about Short Sales. There are four types and you need to know what type of Short Sale you are entering into if you are going to buy one, sell one or become one. 1. Over Promising and Over Committing! When we receive a lead we must learn how to prioritize them and to say no to the leads that can be a waste of time. By planning and prioritizing we can avoid this. This also includes setting up too many appointments and not being able to make them all. If a home your client wants to view is way out of his approval amount but want to see the house anyway (think lowball offer), learn how to say no and explain why it is a waste of time. 2. I am working with an A list Buyer who insisted on going to her Bank because it was down the street from her house and convenient.....the Bank (which I will not name) is one of the largest and my history with them closing on time and efficiently has not been good.  But I obey and go with my customer through the underwriting process etc.  My preference was a Mortgage Broker with an unflappable track record, but she thought differently, after all this is the bank she goes to all the time. (Even thou the underwriting process is taking place in an unnamed state) Now the loan officer made a lot of promises to my client, a promise to close in 30 days, a promise to communicate, a interest rate promise (which was used to lure her in) blah, blah, blah.   Hello everyone..... I have been gone for this past week because the home I am living in got sideswiped by a tornado!!! Part of the backyard fence is gone in one section, and a tree fell from the next door neighboirs yard and destroyed fencing in the back of the garage in another section. A LOT of trees in the city got either uprooted, or LARGE branches got torn off and THROWN many feet across the roads and onto roofs of other homes. Thank the Lord our Creator, our home did not get hit at all !!! Our tenant telephoned us Sunday morning to alert us that "it" was still there.  She had not spent the night in her third floor apartment, because she was afraid "it" would show up again and terrorize her.  Saturday night we  searched and never found "it".  What gave her the first clue that an "it" was there, was when she first entered in, observed garbage strewn on the kitchen floor, and a nibbled upon green apple in the midst of it all.  She immediately backed out slowly, slammed and locked the door, and called us.  Back to Sunday morning...... OK, we're coming! we tell her, then hang up the phone!  The drive to Matteson is about 30 minutes from where we live. The snow began falling in the wee hours of the morning Tuesday, February 13, 2007. Noting the condition of the streets, we left early to get to the first 9:00 AM showing on time.  Appointments for Calumet City and Gary Indiana were rescheduled. I accompanied my husband to Matteson and Sauk Village, then back to Matteson again before returning to Calumet City, Illinois.  Falling snow gives us an opportunity to s l o w down, take in the wonders of heaven, meditate of who HE is, and how awesome HE is.  Remember.... snow falls.... flake by distinguished flake.... New showings will have to wait.....until after the blizzard.Here are some pictures of our day......        Psa 147:16 HE giveth snow like wool: he scattereth the hoarfrost like ashes.
