By Art Wilson, Realtor Evanston's September Property sales were 96, up 88.2% from 51 in September of 2012 and -29.9% lower than the 137 sales last month. September 2013 sales were at their highest level compared to September of 2012 and 2011. September YTD sales of 855 are running 33.0% ahead of last year's year-to-date sales of 643.  The Median Sales Price in September was $286,300, up 14.5% from $250,000 in September of 2012 and up 8.0% from $265,000 last month. The Average Sales Price in September was $366,888, up 16.9% from $313,833 in September of 2012 and up 18.2% from $310,491 last month. Evanston IL is offering residents a chance to get $100 to turn in firearms, with no questions asked. The Evanston Police check these guns out and have found some interesting information such as weapons being stolen or involved in a crime but they just want to get them off the street. All you have to do is call the police non-emergency number at 311 and an officer will pick it up and you get a voucher to collect $100 at Morton Civic Center, 2100 Ridge Ave. This idea started when a resident asked former Evanston Chief of Police William Logan what to do with a firearm he wanted to get out of his house. I am very lucky in that my home is steps from one of the Evanston IL beaches and Lake Michigan. I always wanted to live right on the lake since I was a child. When the house hunt started, the property of my dreams came my way. A story for another day will be the tale of how my real estate career started. In a huge part this was due to the purchase of this property 14 years ago. As often as possible for fun and exercise the roller blades come on. The Movoto Blog which calls itself the "Lighter Side Of Real Estate" says that Evanston IL is in the top ten of best dressed cities. They have an article that mentions this and that Evanston is number 8. They rated the cities by High end fashion shoe and jewelry stores per capita as well as tailors and dry cleaners per capita too. If you are interested in this article click the link above. Also this was mentioned in the Evanston Now magazine. The number one spot went to Santa Monica, California and ten went to Miami Beach, Florida. This is great news for us because Evanston IL truly is a great place to live. U.S. District Court Judge Thomas Durkin is quoted as saying that City of Chicago cannot enforce its vacant buildings ordinance against mortgage lenders which have loans backed by Fannie Mae and Freddie Mac. In 2011 Fannie and Freddie sued the city of Chicago to stop enforcing the ordinance until the foreclosure process has been completed. Their claim is that Chicago's vacant property fee is the same as a tax on the Fed. What are Zombie properties? These homes are properties that have started the foreclosure process but still under the control of the mortgage lenders. The lender has not taken responsibility for the properties and it is another word for boarded up buildings sitting looking horrible. I started reading some blogs about how it is getting cool out and that the fall is here. No not happening in my scene. I had a busy day and was running around and snapped a few shots with my phone that we will be talking about here to show you that this idea is completely wrong. In Evanston IL there is a large house known as the Harley Clarke Mansion and the wonderful Light House Beach. It is currently the home of the Evanston Art Center  where people can take wonderful classes on just about any aspect of art a person could be interested in. I have taken classes there and they are really well organized and inexpensive. The problem is that the mansion is in need of extensive repair and the City Of Evanston does not want to pay for them. They are considering selling the home and it is angering many Evanston Residents. The last report we heard was that the home needed $270K for emergency repairs and to conduct a very deep study of the Harley Clarke to find further issues needed.
