Evanston IL Real Estate Sales are up 26.7% in the period of March 2013 through February 2014. In this period there have been 1,090 homes sold, in the time frame of March 2012 through February 2013 860 homes closed and in March 2011 through February 2012 that figure was 726 homes sold. This is a dramatic gain and shows that the Evanston Illinois housing market is booming. At this time there are 96 single family homes for sale in Evanston, and 73 under contract or pending to close shortly. There are 140 condos presently for sale and 100 under contract or pending and waiting to close. In the last decade Evanston has expanded greatly and become a wonderful small city and desired by so many wishing to have all the conveniences of city live without the congestion. By Art Wilson, Realtor Evanston's February Property sales were 35, down -18.6% from 43 in February of 2013 and -10.3% lower than the 39 sales last month. February 2014 sales were at their lowest level compared to February of 2013 and 2012. February YTD sales of 74 are running -19.6% behind last year's year-to-date sales of 92. The Median Sales Price in February was $280,000, up 24.5% from $224,900 in February of 2013 and up 12.4% from $249,000 last month. The Average Sales Price in February was $329,405, up 15.1% from $286,142 in February of 2013 and up 5.7% from $311,577 last month. February 2014 ASP was at a mid range compared to February of 2013 and 2012. The city of Evanston IL and Northwestern University have planned to partner on a program that will give residents in need of work a chance to gain employment in the Workforce program. This program was announced February 27 at Northwestern's Norris Student Center by Evanston Mayor Elizabeth Tisdahl and Northwestern President Morton Schapiro.  This wonderful program will offer employment and apprenticeship programs to residents interested in construction jobs on campus. The NU facilities Management has made a pledge of $1,000,000 per year with local Evanston businesses. Evanston Illinois had a fantastic year all the way around in 2013. Evanston is zip codes 60201, 60202, and 60203. 2014 is really looking up as many new restaurants, stores and condo developments have been planned or are in progress.  The City of Evanston reported that 72 businesses opened in 2013 and that added a total of 210 full time jobs and 246 part time jobs. Great news for locals. These new businesses included 22 retail, 13 restaurants and 7 work out or fitness related establishments. We got one new gas station, a brewery, multiple food and grocery stores and one photography studio with extra offices. The city of Evanston IL logged about $30,000,000 in commercial buildings. Evanston Illinois 60202 is the section of town south of Dempster Street and contains the South East Historic district. One of the post popular areas in Evanston, east of Chicago avenue all the way to Sheridan Road and the Lake Michigan Lake Front including wonderful beaches. The north section of Evanston is 60201. Today we closed a 2 bedroom, 2 bath condo in Evanston IL by buyers agent Noah Seidenberg of Coldwell Banker. This condo is steps from Northwestern University and a couple of blocks north of downtown Evanston. It is in an elevator building and was purchased for a family who has a son going to NU. Everyone was very happy at the closing. I had a discussion with my client the buyer and they mentioned that they actually are saving money by purchasing a condo vs the cost of the Northwestern dormitory and the food cost required to go with this. Evanston IL Zip Code 60201 roughly cover a little more than half of the town. It is the area located starting at Dempster street and ends at the Wilmette Il border. This is the stretch of town that includes Northwestern University. The southern part of Evanston is 60202.  Presently in 60201 there are 39 single family homes available and 36 under contract and preparing to close. In the last twelve months 270 Single family homes have closed. At this time there are 58 Condos available for sale and 47 waiting to close and under contract. In the last 12 months 343 have sold. There is a unique area in the Evanston IL and Skokie Real Estate section that uses zip code 60203. People call this area Skevanston. It is really sort of a Skokie IL area but has the benefit of the Evanston schools district but the Property taxes are closer to the rate of the Skokie area. This area has some very nice property and offers great value.  In 60203 there are presently 12 single family homes available ranging from $299,000 which is a 3 bedroom 2 bath Split Level home to $779,000 which is a 5 bedroom 4 and a half bath English Tudor built in 1942. The sales of real estate in Evanston IL has really taken off in 2013. It has become a seller's market and homes and condos are selling at near the asking price and in some cases there are multiple offers and the property ends up selling for above the listed price.  At the current time there are 134 single family homes for sale in Evanston IL and 139 condos, 24 two to four flats. 66 houses are under contract and pending to close, 139 condos and 9 two to four flats. The Evanston Illinois Real Estate Market continues to improve over the last three years. In the period of January 2013 through December 2013 sales of Single Family Homes and Condos are up 28% to a total of 1,101 properties sold.  Usually during the season from Thanksgiving through the beginning of the following year the sales market slows down as people celebrate holidays. This year we did not see this happen. People are still actively looking for homes to purchase and are keeping us Realtors busy showing them houses and condos. Evanston IL had a fantastic year in 2013 for Real Estate Sales. There continues to be people out looking even in horrible weather and when I showed property Saturday and Sunday another Realtor was waiting at each location to enter with their clients. This is unusual at this time of year. It usually picks up the day after the Super Bowl is over. Evanston experienced a 56.3% gain in sales over 2012, the largest yearly in many years.
