You listed your Barrington IL real estate for sale a while ago and it hasn't sold. Frustration sets in, even anger. You've got plans for the future, perhaps an out of state move, maybe your family is already living apart, one here, one there and traveling back and forth is mundane and expensive. On top of that you hear that the market may well be recovering, you've read market reports that tell you our inventory is reducing. So why won't your Barrington IL real estate sell? The knee jerk reaction of course is to say you may be priced too high, but I'll come back to that in a minute.  Barrington IL real estate listed for sale contains a complete myriad of properties. Small, big, new old, updated, ignored, good location, bad location and so on. Then there are short sales, foreclosures, es...

Real Estate Advertising Portals - An Instant Valuation That May Hurt Your Sale Many of us in the industry have been aware of and watching an online war between one of the major online real estate advertising portals, and nationwide real estate brokerages pulling their listings from these portals due to incorrect property information or worse yet finding that even several months after closing the properties are still being advertised. There is resistance to your property for sale, being sold to agents as a method of capturing leads from potential buyers who know nothing about your home. One of the biggest problems is the agents buying the advertising may not even be local. For example a Barrington advertising spot, where your home will appear, is sold to an agent whose office and home is...

As listing brokers one of the most difficult things we have to explain is the pricing of your home. That's not to say we don't know how, it's more about overcoming a home owners objections. Since the market decline, which now seems to have been going on for more years than any us of ever thought, pricing objections have been on the rise. There are always reasons behind objections but none of them are relevant, not one. It's not relevant if you are emotionally tied to a certain number. It's not relevant if you need to net a certain amount at closing. It's not relevant if you want to use your equity for other things. It's not relevant if you owe too much. It's not relevant if your home was worth more 5 years ago when you bought it. It's not relevant if you have spent $50 or $50,000 on upg...

April. Really! We've already had spring break, Easter, Daylight Savings, the strangest weather ever for winter and even spring is bringing some extremes. How on earth did we get here so fast! Oh and that reminds me, on Earth Day my youngest son will be 21. How did that time fly THAT fast. Maybe it's just a sign I am getting older. Gone are the days when I wish it was next month or next year or that I was another day older! Now it's all about putting the reigns on that clock so I can achieve all I want to in the time I am given. Back to real estate though and sellers are still hoping that time comes when prices start to go up again. Homeowners too! Can we possibly lose any more precious equity? When will this bleeding stop? Are there any signs of recovery and if so how strong are they? T...

To say I am proud of my web site and blog would be a little understated, but don't get me wrong, it's not like a birthday cake, baked, decorated and done. It's a never ending job. I still have a lot more content I want to add and the blog, well it's a blog. Blog's need feeding to remain relevant and that's so true when it comes to real estate. After all the real estate market never stands still. Recently I allowed myself to become side tracked with other projects and that's not a good thing for me, this site and blog and certainly not for my readers. I'm happy to say I am back on course. Everything you read on this site has been thought out by me and written by my fair hand. Opinions are mine. Photos are mine. The content is mine. In life it serves us well to be optimistic about how things are going to pan out. Whether it's how well we did at a school exam, or our kids, or even hoping the weather will hold off until the gardening chores are done. Selling real estate is different. Pricing too high and being optimistic is a recipe for disappointment. This was reminded to me again this week as I supported an broker trying to win a listing and it saddens me that one of the main reasons she lost to another Realtor was the issue of pricing. I have talked about over pricing homes several times in the last year and will likely need to carry on doing so for a while to come. As Realtors both my broker and myself own property locally. We've also lost value on our homes. We've also felt the pain of tax bills going up while v...

Barrington homes with basements are more common than not, but let's first decide which kind of basement you want. Barrington Homes With Basements - SLAB No basement at all. The house is built on top a slab of concrete. Of course if you've never had a basement then you cannot miss what you've never had.  The question is, are there pros and cons to buying a  Barrington without a basement? The answer is yes, especially if you are buying at the median price and above because future buyers looking at Barrington homes with basements are likely not going to want to look or buy your home. Slab homes are typically cheaper due to lower construction costs. Start your search for Barrington homes with basements. What About Crawl Spaces? Not quite that slab of concrete but they are as described. You ...

South Barrington Real Estate - 2011 Year End Review January 18th 2012 already! This month is flying by so I must get the remaining market reports done for 2012. Today we'll review South Barrington real estate sales during the last year. In case you are a first time reader or not a local, South Barrington real estate is known for it's luxury homes in the zip code 60010. South Barrington real estate has suffered alongside the rest of the zip code. Values have fallen, sales have slowed and while not a majority of the market, we have not been immune to short sales and foreclosures. South Barrington Real Estate Market Report-Absorption Rate This chart has a few tales to tell. The difference in South Barrington real estate sales between the two halves of the year is astounding. In the first 6...

Was 2011 good for Barrington real estate? Will 2012 be better? Well I don't have a crystal ball so I cannot answer the last question so lets look at 2011. It's interesting to look at the year as a whole to find average marketing times, average sales prices, and what our inventory status is. I am only reporting single family homes here, adding attached homes like condos and town homes would skew these numbers too much, so they'll be available shortly in their own report. I have looked at sales during the whole year but also compared them with the last 6 months and last 3 months to see if the trend is the same throughout the year. The numbers tell me it's pretty steady with little variation. You can see that the average sales per month in Barrington doesn't vary much, the last 3 months of...

I recently read a comment online from a consumer on another web site that got me thinking about how contracts and earnest money work differently in every state. Today I am talking about Illinois and the reason I want to get this in writing is because the writer thought there was unethical behavior-which in fact there was not. Let's answer the first question. When Is Your Contract Secure. I am of course talking about your contract to buy a home. In the business we refer to them as Purchase Offers. Why? Well because to begin with that is what they are. So here is the process: You find a home you want to buy. Your Realtor writes up a purchase offer and you sign it. Your Realtor presents your offer to the listing agent. Listing agent presents and discusses offer with seller. Seller either r...

If your Barrington home is for sale, it's likely part of a subdivision. With the exception of homes in the center of the village of Barrington, it's an important piece of information about your home for sale. Which Barrington subdivision is it in? While not all buyers know which subdivision/s they would like to live in this does not apply to every buyer. Local buyers may know the area well enough to have not only a target village but a target subdivision. They may go online and search for homes using the subdivision as part of their search criteria. So what happens if they search by subdivision, your subdivision, and your home does not come up in the results? Simply they don't see your home for sale.  Taking this one step farther a buyer might contact a Realtor and ask to be sent a list...

Winter in Barrington can give you that warming feeling. The first snow of the season is usually a dusting, just like we got overnight. While for many it signals the start of a cold and tough driving season, it also makes you think of real fireplaces, hot chocolate, building snowmen with the kids and of course Christmas. If you like taking photos like I do, a white covering makes our area very pretty and hides the dying grass and shrubs, coating them with crisp clean winter white. Winter is my favorite season, even though I'll have to shovel the path and snow blow the drive later on.
