Glenview, Northbrook, Evanston IL Condo Report 2022 The three villages of Glenview, Northbrook, and Evanston have the largest inventory of condos on the North Shore. Wilmette has a good number but nearly not as many as these three.Many Winnetka, Wilmette, Kenilworth, and Glencoe residents have moved to these areas in search of one-level living that is in short supply.The three colored charts below show condo sales from 2019 to year-to-date 2022. There is nothing shocking about these numbers which, I believe, show a steady and robust market. Condo prices have risen particularly in 2020-2021. Also during those two years,  total sales rose. Hubbard Woods Winnetka Real Estate in October 2022Most of the data below mirrors that of exactly one year ago - October 2021. The big change in home buying is the rising mortgage interest rate which, to date, has not impacted Winnetka and Hubbard Woods sales. The trade-off is the low inventory. What Sold in Your Winnetka North Shore Village October 2022The statistics in this report reflect sales in September 2022. Many of these stats are almost exactly the same as they were in March 2022, when the market was very hot and mortgage rates had not yet risen.There are a few notable changes in some villages from March until September: Winnetka's median price rose by 7%, Wilmette's median price rose by 6%, Kenilworth's by 31% (remember, a small village with fewer statistics), Glencoe's rose by 15%, and Northfield's was unchanged. The months-of-inventory numbers have stayed almost exactly the same, meaning that inventory is still very low. Mortgage rates (for a 30-year conventional fixed-rate) have increased by 87%. Illinois' 2nd City - Aurora, IL -  had 92* single family detached home sales in October, 2022 compared to 154 in October 2021.  Interest rates and the normal fall home slowdown definitely played into the lower numbers although not as  much since 2019's October home sales were 95. Here are the numbers of home sold in the last 5  years:2022 - 922021 - 1542020 - 1852019 - 952018 - 1342017 - 138With a wide range of housing stock in more affordable price ranges buyers still  were able to find homes that suited their budget compared to surrounding towns/cities.There are currently 125 single family homes available with 21 "new listings", 4 "reactivated" and 11 with "price changes".  The price range is from $139,900 for a 2 bedroom 1 bath home with 2  car garage - "Short Sale" and fixer-upper t...

The effects of the interest  rate hikes finally showed up in October 2022 in the village of Oswego single family detached home sales with only 20 homes  sold compared to October 2021's 52 home sales.  A look of home sales from 2017 to 2022 shows how slow the market is currently.2022 - 202021 - 522020 - 552019 - 462018 - 382017 - 44 Currently there are 61 homes for sale with 9 "New" listings, 2 "Price Changes" and 51 "Active".  There are 6 homes listed at $1 Million or more.

Halloween in Winnetka and the North Shore On a particularly mild Chicago afternoon, I grabbed my bike and camera and rode around the North Shore. I snaked by through Kenilworth, Wilmette, Winnetka, and finally Glencoe. I hadn't set out to photograph Halloween decorations, but they were (as always) so fun I had to!North Shore residents take their holiday decorating seriously. Halloween decor starts showing up in the third or fourth week of September. With its quaint downtown and growing home inventory, Plainfield IL drew a lot of homebuyers in the last several years.  In September, 2022 home sales dropped like most communities to only 110 single family detached homes being sold compared to 160 in September, 2021.  Average market  time still stayed the same at 21 days on the market.  The Average Median Home Price continued to rise  9.5% to a high of $372,150 versus 2021's  $340,000.Current inventory levels today are at 137 available listings - of those, 20 are brand new listings, 2 are reactivated and 24 with price changes.  There are 178 homes under contract that should close in the next 30-60 days unless they are new construction.  In October there have been 27 closings already with half the month over.  Will we see  another month ...

While Oswego, IL median sale price went up 10.2% to $399,995 in September, 2022 from last year's $362,900 median price, sales dropped 22.5% to only 38 detached closed sales down from 49 in September 2021.  The average market time was up 21.7% to 28 days from September's 2021 23 days on market.There are 11 homes currently from $300K to $400K of the 66 available listings available for sale in Oswego today!  Inventory levels have increased in October, so buyers do have more choices and with multi-offer situations going down, they have more time to make a decision before putting in an offer.  So far in October, 2022 there have been 11 closed sales with 32 homes currently under contract that may close between 30-60 days if they are not new construction.Although interest rates have definitely...

September 2022 single family home sales dropped  26.5% compared to September 2021's 151 transactions to 111 closed home sales.  Days on the market increased to 34 from 28 days in 2021.  The good news for seller's is that despite this, the median sales price was up 10.5% to $574,802 from  2021's $520,000.   Current inventory levels as of today (10/13/22) are at 189 listings.  Of these, 20 are brand "New" listings (7 days or less) on MLS, 6 "reactivated" listings and 7 price changes.   There are currently 120 listings "under  contract" which should close in the next 30-60 days. There have been 39 closings in the month of October with almost half of the month left.  Of these closed transactions, 21 sold for less than list, 13 sold for more than list and 5 sold at list price.  Whether Octob...
