We are heading to warmer weather this week and hopefully putting some of the rainy cold weather behind us.We currently have 29 available single family detached homes available for sale.  17 of the 29 are new construction "to be built" homes.  The remaining 12 are existing homes with 4 of those Million plus homes.  So if you do the math we only have 8 homes that are for the average buyer in Oswego, IL!In April there were 39 homes that  closed!  The breakdown is as follows:List Price - 6Less Than List - 14More than List - 19Almost half  went over list price!  Currently there are 64 homes under  contract and 6 in "Pending" status.Thinking of selling your home?   Give me a call and let's start today!

Really?          When I started my business, I had the good fortune to already have a full-time job. Good thing too, because it was right before the mortgage crisis in 2008. Almost the end of the month - what  a month it was!  With some  days in the 70's and in the same week back to the 30's...it was quite a  roller coaster weather wise.Inventory levels remain very low with 30 single family homes listed as of 8:00 a.m. Friday, April 28th.  The reality is that only 13 of those homes are exisiting homes.  Of those 13 there are 4 that are a million or more.  So there really are only 9 homes for the average buyer in Oswego - a village of almost 40,000 people!  The rest of the 17 homes are new construction - with the majority to be built and a few close out models.Finding sellers willing to leave those low interest mortgages behind  is akin to finding a  needle in a haystack!  The attached single family home inventory is just as low or even lower!  With only 6 l...

April, 2023 is half way done and along with the unusually warm  weather the real estate market in Oswego has to contend with very low single family home availabilty.  As of today, April 14, 2023 there are only 13 single  family homes in the "existing" or  "used" home category of the 27 total available in the MRED database for Oswego.Of those 13 - 4 are home listed for over $1M so currently there are only 9 homes listed for home buyers that want an  existing home that is not new construction!The price range is from $320K to $470K for a "used" home.   New construction prices start at $399,900 for a ranch home with a partial basement to $676K home with 4 bedrooms, 4 baths, 3 car garage and full basement home.In the detached single family home there are only 4 homes available  - 2 existing ...

What Sold in Your North Shore Village in March 2023? Most notably, inventory is creeping up but very slightly. Winnetka had 24 homes for sale a year ago and 30 now. Wilmette had 12 last year and 20 now. It's the same in every village along with the concurrent lessening of multiple offers. Most homes have been selling very close to the list price, with fewer properties selling $100,000s of dollars over the asking price. North Shore Senior Center inNorthfield IL Where can adults 50+ find purpose, learning, aging support, socialization, memory care programs, volunteer opportunities, fitness and wellness programs, and caregiver resources?All of these can be found at the North Shore Senior Center (NSCC) located at the corner of Northfield and Winnetka Roads in Northfield. Maybe a Seinfeld Episode?     Many years ago when I first started doing inspections, I had the pleasure of inspecting a condo for my daughter and her soon to be husband. The marriage didn't last for a few good reasons but that's not what this story is about. They were buying unit one of a 4 unit condo. The complex was horseshoe shaped with a detached row of garages in the middle of the horseshoe. The seller was home. As I walked around the back by the gas meters, I could smell a strong natural gas smell at the meters. I used my gas leak detector and located the leak on meter number one. I told the seller he should call the gas company, NICOR, and ask them to send a repair man. Not a Bozo Bucket For Sure     About 6-7 years ago, I had an inspection scheulded for a client that was buying his very first flip house. He owned a carpet cleaning business and this property was only $30,000. I remember thinking how many carpets he must have cleaned to save up $30K. Nothing was really out of the ordinary on the roof and exterior. The interior was a different story however. As I was in the basement looking at a section of about five  2x8 floor joists, I saw there were termite tunnels and what looked like squishy wood. Now Just Hold on a Second There.     There are many times when a seller is present at the home inspection. Most of the time they just hang around the house, in the kitchen or family room watching TV or reading, etc. They may say to check with them if we have any questions we need answered. Very helpful and totally fine with me and my buyer.
