In my research this week for homes for sale in star I found these best real estate buys in Star, Idaho. I have seen homes that are to be built as well as those that are 31-50 years old. This week's list includes two rentals with tenants in them already.  As a landlord myself I would always recommend buying a rental with tenants in the house to insure cash flow.  I remember investors who approached me in 2005 and 2006 who had to have a rental in the Boise Metro area of Idaho and I refused to help them if I couldn't guarantee a tenant would be in the unit by closing.  All of my investors have kept their homes and will move on to great values in the future. Another week has gone by and I have more best real estate buys in Star, Idaho.  I make a point to search for homes that will be resaleable.  I look for at least three-bedrooms, at least 2-baths, and at least a 2-car garage. When I look for best buys I try to find homes that are priced well for what they offer. Our market has had an adjustment over the last four years and now seems to have been stable so now is the time to buy before we see interest rates increase and erase all the possible savings by having prices lower. Every week I search the multiple listing service and find the best real estate buys in Star, Idaho.  I start by looking for a minimum of three bedrooms, two baths, at least 1,200 square feet, and at least a two-car garage. This weeks list netted eleven homes under $65.00 a square foot, which is quite a bargain in any market but especially when you could not replace it for that costs. I set out to find the best buys in Star, Idaho this morning.  When you try to find the best buys, do you look for the most square footage for the dollar, or what?  We tried to look at all homes that were listed for less than $75.00 per square foot. Then, we looked at those homes to see if they were really a good value.  Then, we looked at the probablity for a quick close as an investor wants to see his/her money turn. We found twenty six and reduced that number by the ones that were short sales since we don't know when those would close or if they would close for the listed price. We came up with fifteen homes that are either bank-owned, new construction or in-between resale homes that have exceptional per square foot value. Last night Congress finally passed legislation to restore funding to the 502 single-family rural housing program.  Senator Michael Bennet (CO) and Reps.  Kanjorski (PA) and Capito (WV) championed this issue that has been working its way through Congress since March.  The legislation will increase the guarantee fee for borrowers (but still allow it to be financed), which will make the program self-sufficient.  The legislation also increases the commitment authority so Rural Housing Service can formally guarantee loans (they had been providing conditional commitments).  We anticipate a notice from Rural Housing shortly after the President signs the bill.

There was a recent news report of a clothes dryer fire in an apartment building, causing over 30 units to be evacuated.  Fire officials also said the building was so old that it did not have a sprinkler system. They reported the cause of the fire to be a clogged dryer vent.  Failure to maintain dryer vent systems is the leading cause of clothes dryer fires.    Looks Can Be Deceiving (just because you can't see lint doesn't mean it's not there)   What do you think of when you think about cleaning the lint out of your dryer?  Pulling the lint catch out and wiping it off?  Maybe trying to dust some of the lint off the edge of the lint trap casing? A housing market slowdown creates all kinds of desperation.  Builders and Developers are being squeezed and moving inventory has become critical to survival.  Residents are desperate to hold on to equity are doing everything they can to make certain that builders and developers aren't doing more damage than good.  Have they pushed too far?  Well for a few named residents in the Saddlebrook subdivision in Star it looks like it will be up to the courts to decide.  Sawtooth Custom Homes has filed suit alleging that disparaging remarks made by residents on websites have damaged his company. I had a dream the other evening.  I was watching CNBC the other night.  A story came on about Countrywide home loans.  The reporter was talking about the proposed company purchase from Bank Of America.  As the reporter was making her point all I could think of was how much trouble Countrywide was in.  Granted the bail out from BOA can buoy Countrywide assets for some time while the new merged company makes plans to save itself.  Here is one scenario that scared me.  Countrywide owns something like 1 out of every 6 home loans out there (double check my numbers).  What if BOA decided that they didn't want to acquire Countrywide REO's.  What if they wanted Countrywide to liquidate their assets for let's say 30 - 40 cents on the dollar.  With all the REO's out there drastically reduced can ...
