Quarterly sales of Schweitzer Mountain Condos 2013 & 2014 Schweitzer Mountain Resort Village is located only minutes from Downtown Sandpoint Idaho acting as a backdrop to an already charming city.  Many feel Schweitzer Condo Sales are seasonal.  Much the same as home sales in Sandpoint that is a myth perpetuated by people/agents themselves.  Quarterly sales of Schweitzer Mountain Condos 2013 and 2014 show differently. The charts show a slight decline in year to year sales (under $500,000.00) although less than 10%.  What is not shown with these charts is the decrease in lower end inventory.  Sellers have reached a point, with all sales not just condos, that for the most part they do not HAVE to sell.  With the scales to always keeping things even buyers have learned their lesson and are...

When Should I List my 'Sandpoint Home for sale' ? Sandpoint Idaho has 4 seasons.  Rainy springs , hot sunny summers, Gorgeous cool colorful falls, and single digit snowy winters.  What does this have to do with selling your home in Sandpoint Idaho?  Most people, including many Realtor's® think everything.  I disagree with the majority of people as to When Should I List my 'Sandpoint Home for sale' ?   Sandpoint Intown sales will differ from out of town sales mainly because of the terrain and acreage when out side of town.  What is important to examine with this chart is the quarterly percentages.             83864 Zip Code is the inclusive area for all of Sandpoint Idaho.  This chart is inclusive of all home sales in 83864 including Intown Sales for 2014.  Again take note of quarter to ...

Schweitzer Mountain Resort has 5" fresh snow in past 24 Hours   All of North Idaho has a storm coming through that started the night of Thursday January 15, 2015.  Schweitzer Mountain Resort has received 5 nches fresh snow the past 24 hours with more on the way!  Weekend temperatures are warmer being forecasted in mid to upper 30's.  Perfect weekend to enjoy Schweitzer Mountain Resort and all the festivities for the weekend. Keep in mind while driving this is wet heavy snow and the worst conditions for safety on the road.  Bonner County does and excellent job keeping with snow removal.  It does not change the fact that they can not get to every street and highway at the same time.  And with a heavy snow it does not take long for traffic to turn roads into an ice pack.  Leave a few mome...

Testimonial from Satisfied Sandpoint Idaho Client We, as Realtor's®,  work hard every day towards objectives that will hopefully help us achieve our goals.  Many times numbers are not the most important visuals as to how we are doing in relationship to our objectives.  Such was the case today when I read a testimonial from one of my recent satisfied Sandpoint Idaho Home Sellers. I want my clients to appreciate the fact they are being communicated with.  I do not want them feeling uncomfortable asking questions at any time we are working together, or after as far as that is concerned.  I want my clients to know the work that is being done on their behalf.  That may mean sometimes having to say we saw no results this week.  As hard as that call is to make it is much better discussed than ...

As your coming from the south end of the long bridge crossing Lake Pend Oreille Lake and Pend Oreille River one of the firsts land sites you see is Condo Del Sol.  This complex is one of the favorites for vacations or year round living.  On the grassy banks of the river it is a short walking distance to downtown Sandpoint Idaho. There is free WiFi in the clubhouse, two swimming pools, tennis courts, halfcourt basketball, a beach volleyball pit, and massive expanses of lawn all with mountain and water views. If you are looking for maintenance free living Condo Del Sol on the water is a great place to see.   The units are all privately owned, so each condo will likely have different features and finishes Many of the units are used as vacation rentals for people coming in to enjoy the l...

Goal checks and adjustments for 2015 We are two weeks into 2015.  Bob Crane wrote a very insightful post recently.  It was based around the importance of continually monitoring the goals you have set for yourself and business.  On any journey if we are not constantly checking our course we can drift away from the destination.  In some cases too far to ever get back on course again.  So goal checks and adjustments for 2015 are important from the start to the end. One of my goals is to watch closely my ROI on marketing, lead generating, follow up systems.  One system I began last year is the 800 # for information and of course phone # capture.  I have 'Sign Riders' printed specifically with the #.  While early on I was getting a call or two even those have dwindled. In thinking it through...

Sandpoint Idaho Movie Review  -  "Taken 3" Liam Neeson in 'Taken 3' does an excellent job again.  I enjoyed both 1 and 2 and many are saying '3' outdoes number 2.  The movie takes a couple of turns that I did not expect.  Of course one does not leave the theater wanting for more action.  Liam still is able to pull off "BAD".  One of the very pleasant surprises for me was what I thought to be an excellent job by Forest Whitaker.  All the characters are believable which makes for an entertaining time at the theater.  Overall why we go to the movies.   My shake of the head, I guess, is in this style movie getting a bit tiring.  One guy, Liam or not, against too many bad guys to count, and insurmountable odds.  At some time I am going to say enough.   Search: "Sandpoint Homes for Sale" & "S...

Active Rain Community Guidelines - Not just for Active Rain Until Lynn B. Friedman's Big Blog Boost Contest for January 2015 I had not read the Weltanschauung or Community Guidelines.  Not for being rebellious nor an outlaw.  Just some issues have always seemed to be a matter of common sense. At the same time I understand rules need be written in order to enable actions, against ignored rules, of what should be common sense to begin with.  I did find something mentioned in the Community Guide lines that I would not have thought of.  Bob Crane wrote an excellent post on the Rules and I commented to Bob that there is a learning curve to any new area we get involved with.  It is very seldom that I repost and yet easily could have made an innocent mistake with this rule. "Do not republish a...

Review the inventory and health of the market by looking at the number of sold and listed properties. To understand if the market inventory is growing or shrinking, compare the number of sold properties to newlistings. If inventory is growing, the market could be trending toward a buyer's market. If inventory is shrinking, then it could be a seller's market. Gauge the health of the market by comparing the number of standard to distressed listings. If the number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market. Sold: Properties sold that month New: Listings that are new on the market Distressed: Listings that are short sales, bank owned, or up for auction.   Standard: Non-distressed listings

Price Trends - Sold vs. Listed   Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay). By comparing these price trends for Sandpoint Idaho, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month. Some sales are not immediately available from public records. Selkirk Association of Realtor's Board Orientation Today was a very productive and relaxing day at the same time.  First this morning I attended an orientation at Selkirk MLS for which I am Vice President this year.  Have you ever got caught not quite reading all the small print.  Today I realized I had not done so last year, and it hit me upside the head like a 2X4 today while at the Selkirk Association of Realtor's Board Orientation. I have already made it clear to Cindy Hunter, this year's President, that I wanted to be kept in the loop on everything so I may observe and learn first hand.  It is a good that I made this decision to committment in my head early on.  Because the actual term that should be used for MLS Vice President should be MLS President Elect!  Yes that puts a whole ...

"Sandpoint West Athletic Club" Idaho - Resolutions or Goals?  Before heading home to Naples Idaho this evening I swung by SWAC to pay my monthly membership dues.  With cold wet conditions I was expecting to see a few extra vehicles in the parking lot.  The parking lot was beyond full.  I had to park half in a walkway just to run inside for a moment.   Normally one girl at the front desk and tonight there were 2 with still a bit of a line asking questions and such. The number of people had not altered their friendly demeanor I am used to at SWAC.   I shook my head in amazement and asked if they had been this busy all day.  She smiled and said it has been crazy for a few days.  Our recent storm in North Idaho had lasted about that amount of time.  I mentioned that I had never seen weather...

Vehicle Winter Emergency Kits for For Everyone's Well Being Sandpoint Idaho is no different than most of our northern states.  Come winter the snow is expected and looked forward to.  As with most items the scales always tend to keep things equal.  The beauty of the snow falling is beyond words sometimes.  Along with the snow storms come a very real need for Vehicle Winter Emergency Kits for For Everyone's Well Being. The sign at the Sandpoint Visitor Center is showing the beauty and tranquility of the snow falling.  Along with that comes the hazardous driving conditions of the snow bound states.  Even without an accident one never knows what may happen to strand them in their vehicle unexpectedly.   While many will shake their head and say it can never happen to me...it does and can.  ...

Sandpoint Idaho Movie Review - 'All I want for Christmas' This will be the last Christmas 'movie' review for this season.  We all know and enjoy most of the classics or 'must see' Christmas movies.  "It's a Wonderful Life" "A Christmas Story" "Miracle on 34th Street" and more recently "Polar Express" "Christmas Vacation" "Scrooged" "Home Alone" 1 & 2 "Santa Claus-e" 1 & 2.  If you want something fun for the whole family watch this week's Sandpoint Idaho Movie Review - 'All I want for Christmas'. Ethan Randall (Dutch) and Thora Birch (Patriot Games) play brother and sister who plan out an elaborate miracle for their Christmas.  Lauren Bacall plays the wise Grandmother.  And who better to play Santa Claus than Leslie Nielsen?  This movie, in my opinion, is well worth watching, if for noth...

Sandpoint Restaurant - "Mick Duffs Brewery" a perfect stop! As heading home last night I knew I would not be in the mood to fix dinner when getting there.  Just a little after 5pm I was surprised to see how quiet downtown main street was in Sandpoint Idaho.  With no problem in finding a parking spot I went in to Sandpoint Restauran - "Mick Duffs Grewery". The cold and wet weather along with Christmas shopping had left the tables pretty much empty.  Not good for business and yet perfect for me.  Sitting with the fire to my back I enjoyed the virtually empty street outside the window.  Christmas lights reflecting softly with the occasional vehicle drifting by made for a perfect stop.  Normally main street nor the restaurant is seen with this few of people.  It was a nice treat. After enjo...
