It does not get any better than cost. This builder/ developer is offering to build the first two homes in Milford Creek at cost!!!! That is right at cost. Now of course, you would want to fully check out the contractor and the deal beofre you take the deal but if the builder is willing to build home in the subdivision at cost just to drive some activiity- so be it! When we saw a Ted Mason Signature home we new that we wanted him to build us a house. The homes he'd built were nothing less than incredible, but we wanted to move and move NOW! He said he could build us a house quickly but we wanted it within a couple weeks so we got a house that he had recently built and it was perfect for us! I have just researched the market in the MLS for Meridian Idaho. With the new tax credits and incentives, it is a great time to consider real estate again. It is still a buyer's market with lots of choices, for example, there are 1,184 single family residential choices in Meridian alone right now! Of those homes, the median price is $214,900. The median price of the 210 homes that have closed in Meridian so far in 2009 is $179,199. There are currently 214 home pending in the MLS and another 62 that have contingent offers on them. 322 of the active listings are new construction homes with a median price of $199,900. I have been working on putting together some numbers for distressed properties in Meridian, specifically North Meridian and am pretty shocked at what I found.  Homes in the ‘less than $250k’ range are terribly burdened by the overwhelming amount of distressed inventory (homes either facing short sale, in foreclosure, or Bank Owned). 55% of North Meridian Homes on the MLS (Multiple Listing Service) are in some way financially distressed!  As you climb the price ladder, the number of distressed single family homes diminishes, but what is important to note here, is that 70% of what sold in 2008 was in the more affordable price ranges below $250k.
