Riding the 2nd Wave of Foreclosures by LeeGraham Driving South on Interstate 75 in Marietta, GA everyone on their way to work looks up to see the big realty company sign that tells how many listings are on the market, waiting to be sold. The numbers have finally made it back in the 70,000 range which is what we used to call “normal” when referring to the then thriving Georgia Market. We may be tempted to give a sigh of relief that things are finally returning to “normal,” but the numbers portray a false security. May’s foreclosure statistics reported the third largest number in history of U.S. properties with foreclosure activity. Now of course, you would want to fully check out the contractor and the deal beofre you take the deal but if the builder is willing to build home in the subdivision at cost just to drive some activiity- so be it! I have just researched the market in the MLS for Meridian Idaho. With the new tax credits and incentives, it is a great time to consider real estate again. It is still a buyer's market with lots of choices, for example, there are 1,184 single family residential choices in Meridian alone right now! Of those homes, the median price is $214,900. The median price of the 210 homes that have closed in Meridian so far in 2009 is $179,199. There are currently 214 home pending in the MLS and another 62 that have contingent offers on them. 322 of the active listings are new construction homes with a median price of $199,900. I have been working on putting together some numbers for distressed properties in Meridian, specifically North Meridian and am pretty shocked at what I found.  Homes in the ‘less than $250k’ range are terribly burdened by the overwhelming amount of distressed inventory (homes either facing short sale, in foreclosure, or Bank Owned). 55% of North Meridian Homes on the MLS (Multiple Listing Service) are in some way financially distressed!  As you climb the price ladder, the number of distressed single family homes diminishes, but what is important to note here, is that 70% of what sold in 2008 was in the more affordable price ranges below $250k.
