Each week I look through the listings available and try to find the best real estate buys in Meridian, Idaho.  This week only netted five options but all five are remarkable deals in a market filled with short sales and foreclosures. Meridian was first called that name when the Odd Fellow's named their lodge in recognition of Idaho’s principle surveyor’s meridian, which runs along Meridian Road as it passes through town. Meridian has a new city hall and just inside the front doors and to the left is the Historical Society's treasures that anyone can come by and learn the history of this city which began as a town of 200 just a hundred or so years ago. Every week I try to go through the multiple listing service (MLS) database and look for the best real estate buys in Meridian, Idaho.  Many people know where Boise, Idaho is, but many from outside our state are not aware of Meridian, Idaho.  If you are in Boise, Idaho and you drive due west you often can't tell when you cross over into Meridian.  In the 1970's there was a gap of several miles between to the two communities, but both cities have grown where they are touching at most areas.  Meridian was probably more agricultural than Boise in the early years, but then Meridian became a bedroom community for Boise.  Most of the jobs were in Boise, but over time and with the growth of Meridian many companies have decided to locate their firms within the Meridian City limits. Another week has gone by and I have more best real estate buys in Meridian, Idaho.  I make a point to search for homes that will be resaleable.  I look for at least three-bedrooms, at least 2-baths, and at least a 2-car garage. When I look for best buys I try to find homes that are priced well for what they offer. As an example here's a home with almost 2,300 square feet.  It has three-bedrooms, two and 1/2 baths, an office, a living room downstairs and a bonus room upstairs.  It will be back on market in March. Most of these homes could be good for either homeowner-occupied or tenant-occupied. Every week I try to locate the best real estate buys in Meridian, Idaho. As a former real estate appraiser and a current Realtor since March 1, 1995, I have the experience to view homes and determine if they are a good deal or not.  These represent those homes that have a minimum of three bedrooms, two baths and at least a 2-car garage. I also look at price per square foot to determine where you could not replace these homes when compared to the cost of new construction.  In appraisal practive we could not value a home at a greater value than the cost to re-build it. I set out to find the best buys in Meridian, Idaho this morning.  When you try to find the best buys, do you look for the most square footage for the dollar, or what?  We tried to look at all homes that were listed for less than $50.00 per square foot. Then, we looked at those homes to see if they were really a good value.  We also looked for homes with at least 3 bedrooms, 2 baths, 1,200 square feet, and a 2-car garage. Then, we looked at the probablity for a quick close as an investor wants to see his/her money turn. We found eleven and reduced that number by the ones that were short sales since we don't know when those would close or if they would close for the listed price. The housing market continues to expand, and surprise. According to the National Association of REALTORS®, November's Pending Home Sales Index gained 3 percent from October. A "pending home sale" is a home under contract but not yet closed. The index is now at its highest point since April 2010's federal tax credit contract expiration deadline. I thought I would share a situation regarding a major double standard I am facing with Fannie Mae regarding a potential home purchase. I have a client that is trying to buy a larger home.  Instead of selling his home at what we believe is the bottom of the market, he will keep it as a rental since it will cash flow.  I understand that with concerns over strategic defaults, that the lender can not use income (projected) on his current home since he does not have a one year history of that income and that they will have to still count his payments, etc., as a debt. Even with those limitations, my client qualifies! We made an offer on a Fannie Mae REO and was SHOCKED that it got rejected since they are calling my proposed Owner Occupant and investor since he will be owning a second home! ...

I was really surprised this week when one of my clients was getting pre-approved for a home purchase.  This young couple is upwardly mobile with a growing family and needs a larger home.  I thought they would be a "slam dunk" since they have: great credit; good jobs,  no car payments; no credit card debt; only owe about another $8,000 on student loans However, the lender tells me: If the home they are inheriting out of state free and clear records prior to their closing the new home, it will be considered a liability since they will have to show things like property taxes as an expense and can't count the income yet since it hasn't been on the record for a year; We can't even wait for it to record and then do a home equity loan against this house since that would show as even more debt;...

For the first 11 months of 2010, Meridian, Idaho experienced phenomenal sales activity! With a population just over 50,000, there were 1654 homes in Meridian Idaho that SOLD, YTD!
