Kuna, Idaho used to be a small town on the outskirts of Boise.  A Dairy and agriculture town, with one small street that consisted of main street, older homes and small town folks.  As Boise grew and also as Meridian grew, Kuna became closer and closer to the main metropolis area.  As Nampa did, Kuna became somewhat of an extension suburb to Boise.  In the boom going a little bit futher "south and west" was the way to go to get the less expensive homes.  Kuna is south and west and certainly did have less expensive homes and therefore became central to the housing market and the Boise boom.  Builders came in droves, bought up farm land and began developments.  Now Kuna still remains a small town on the outskirts of Boise and Meridian, but it has a lot more folks who live in Kuna and work...

I missed a day yesterday as I was out with clients.  I owe you an update on the best real estate buys in Kuna, Idaho for this week. In an effort to get to know Kuna, maybe the best first thing to do is explain where Kuna is, in case you are a reader who hasn't been here before. If you get off the freeway (I-84) at Meridian Rd. exit and head south that road is a five-lane road where you can travel most times at 55 miles per hour.  After a time the name of the street changes to be Meridian-Kuna Rd. since it is due south of Meridian, Idaho. Kuna is probably more an agricultural town than most.  It has a small city center with a few restaurants and a couple of gas stations and aat least one bank. Another week has gone by and I have more best real estate buys in Kuna, Idaho.  I make a point to search for homes that will be resaleable.  I look for at least three-bedrooms, at least 2-baths, and at least a 2-car garage.   When I look for best buys I try to find homes that are priced well for what they offer. Every week I search the multiple listing service and find the best real estate buys in Kuna, Idaho.  I start by looking for a minimum of three bedrooms, two baths, at least 1,200 square feet, and at least a two-car garage. This weeks list netted seventeen homes under $60.00 a square foot, which is quite a bargain in any market but especially when you could not replace it for that costs. Every week I look for the best real estate buys in Kuna, Idaho. As a former real estate appraiser and current Realtor since March 1, 1995 I have the experience to spot good deals. In Kuna, Idaho, which is south of Boise and Meridian, Idaho and just a short 15-20 minute drive to Boise, it is a nice place to live and I have identified four best real estate buys in Kuna, Idaho this week. I try to identify those homes that will be a good buy going in, but also ones that will be a good property to sell in the future.  Those homes will have at three bedrooms, at least two baths and at least a 2-car garage.  All the values are under $50.00 per square foot. I set out to find the best buys in Kuna, Idaho this morning.  When you try to find the best buys, do you look for the most square footage for the dollar, or what?  We tried to look at all homes that were listed for less than $50.00 per square foot. Then, we looked at those homes to see if they were really a good value.  Then, we looked at the probablity for a quick close as an investor wants to see his/her money turn. We found five and reduced that number by the ones that were short sales since we don't know when those would close or if they would close for the listed price. We came up with three homes that are either bank-owned, new construction or in-between resale homes that have exceptional per square foot value. Current snapshot of the Kuna Idaho real estate market. There are currently 167 residential listing offered for sale in Kuna (including 38 "to be built listings", but excluding mobile homes, manufactured homes, condo's, townhouses or acreage properties). Although that sounds like a lot for such a town the size of Kuna, we have successfully closed 318 so far this year. That makes an average of over 30 homes sold per month.  If you look at the number of homes available in Kuna (167) and deduct the number that aren't even built yet (38) then there are currently 129 net active listings.  When you divide that number by the average selling per month (absorption rate) you see we only have 4.3 months of housing inventory in Kuna.  I believe that is the lowest amount in the Treasure Valley here ...

I just posted an article on this and now it is time to dig even deeper into the differences of some of the online consumer portals.       When I went to Cyberhomes, they had a link called "About our data".  When I clicked it, I got this message:   I was not able to do a specific valuation on the home but they did use "heat maps" and ranges of data.   On Homes.com, their disclaimer says it all: "The home values presented above are based on public record sources where available, or �calculated estimates� based on available information for non-disclosure states, and do not comprise an appraisal or Competitive Market Analysis (CMA). In researching my local market in Boise, Idaho; I was curious about the accuracy of various consumer website portals.  I decided to drill down to a small city in our area to make the data more manageable so I selected Kuna, Idaho. For example, I pulled a small city near here called Kuna, Idaho.  Searching for Single family homes for sale I found the following: Cyberhomes = 177 Homes.com = 142 MLS = 239 Realtor.com = 239 Trulia = 192 (after limiting to single family and not foreclosure listings) Zillow = 171 (but I had to remove for sale by owner, foreclosure data and "make me move" type listings) Then, I narrowed the search down to homes with: 4+ bedrooms; 2+ bathrooms; 2000+ sq. ft.
