During the last week of March it was announced that there will be a public hearing on the revised master plan for the Harris Ranch development off of Warm Springs on Boise's east side.  The Harris Ranch development is one of Boise's first large planned community developments, dating back into the mid-90's.  It was a project that was proposed for more than 3000 acres of agricultural and foothill land owned by the Harris family.  In the past, the property has been the site of farms, as well as a lumber mill, and the early 1900s Barber townsite.  The original plans called for nearly 1800 homes, as well as the construction of a bridge across the Boise River at the end of Parkcenter connecting to Warm Springs Avenue.  The city had placed restictions on the number of homes that were allowed ...

Earlier this week the Census Bureau released new figures for population growth in U.S. counties.  It has previously released figures that show that Arizona, Nevada, and Idaho were the three fastest growing states by percentage increase in the United States between mid 2005 and mid 2006 (3.6, 3.5, and 2.6 percent).  Idaho has been the third fastest growing state for two years in a row now.The county numbers released this week show Ada county to be the fourth fastest growing county in the state, by percentage.  Ada's growth of 13,617 last year was a 3.9 percent increase.  Valley county (think McCall) was first with 6.3 percent, followed by Canyon (Nampa-Caldwell) with 5 percent, and Teton (Driggs, on the eastern edge of the state) with 4.6 percent in third place.  Canyon county made it t...

One of the first things you notice about Boise and the Treasure Valley when you come here in the winter months is how brown everything is.  Many of our newcomers are relocating from the coastal states, and invariably they ask "is it always this brown here?"  And, it being winter still, the answer is "yes, for awhile longer".Boise sits on the Boise River, and the name really does derive from the first explorers seeing the trees along the river course as they came over the hill at what is now called Bonneville Point.  The Boise River, and the Snake River a bit to the south, flow through what is called "high desert".  Our annual recipitation (including snowfall of about 21 inches) is 11.7 inches.  Compare that to Seattle and Portland's 36.2 inches, San Francisco's 20.4 inches, San Diego's...

As we enter the second month in this year, 2007, we find that we have more buyer activity in the Boise Metro area of Idaho.  Last year we had buyers coming to view homes but they had homes to sell somewhere else before they could purchase here.  They were coming from Florida, Massachusetts, West Virginia and Virginia, California and Arizona.Now we have buyers coming that have accepted offers on their present homes and are ready to buy.  We wrote six offers in January and expect several to be written in the next week as well as more opportunities to list properties for sale.Sellers are still resistant to reductions in price, even though the accepted offers are only after reductions in price over a several month period of being on the market.  Until we are able to stabilize, we expect to ...

On the way to the office this morning I heard on the radio that two of my favorite TV personalities will be appearing in Boise on the 25th of February as part of BSU's College of Engineering's 10th Anniverary!  Adam Savage and Jamie Hyneman, Discovery Channel's Mythbusters, will be presenting a free show.  I'll let the Idaho Statesman give you the details here.It seems that at our house if we turn the channel off of HGTV, this is the only other show besides "24" that our television can receive... but that's OK because these guys are a hoot.  Mythbusters is one of those shows that you think everyone knows about, and are surprised to learn that isn't the case... the folks at the radio station this morning were less than "with it" when discussing it.I would love to see these guys tackle so...

Last night, before a sellout crowd of 5018  in the Qwest  Arena in downtown Boise,  The Idaho Steelheads  hockey club called on  one of the young men from my  office  to fill the net against the Phoenix Roadrunners.  The Idaho Statesman tells it this way "Blair Allison said he's not ready to give up his job selling real estate, even though his part-time gig was pretty fun Friday night.Allison, serving as the Steelheads' emergency goalie, was forced into action at the beginning of the second period and didn't allow a goal as Idaho rallied for a 4-3 victory over the Phoenix RoadRunners at Qwest Arena. I have to say, that was the most roller coaster football game I've seen in many a year!  But with an overtime two point conversion, the Boise State Broncos beat the Oklahoma Sooners last night in the Fiesta Bowl in Arizona by a final score of 43-42.  Downtown Boise quickly filled up with fans celebrating and parading downtown, and ending the night with a rally on the Statehouse steps.Congratulations BRONCOS! An undefeated 12-0 season,  and a convincing "never quit" finish in the Fiesta Bowl... now the rest of the country knows what we have known all along... you guys ARE the real thing, and we are SO proud of you!Thank you for a wonderful ride.

Avimor site preparation has begun Located northwest of Boise, Avimor is currently the second planned community under construction in Ada County.  The first, and so far the largest at 1,844 acres, was Hidden Springs, started in the late 90's, and continuing to be expanded in the Dry Creek Valley northwest of Boise. Avimor sits on 830 acres, with plans for a community center, and about 684 homes. Site work began earlier this year (2006), and continues on the east side of Highway 55.  This phase of the development is projected to last six years.  The master plan calls for the creation of a series of village type communities in the Foothills, of which Avimor is to be the first.  The greater project is called Spring Valley Ranch, and encompasses 31,000 acres of land from just north of the Sh...
