The following is statistical information for Ada County that can be used to help you sell your house.  There are currently 5769 houses for sale in Ada County including Boise. This number is up by 83 houses from August. That is definitely not a good sign. In order for the Boise real estate market to get back on track and start appreciating we need the number of houses on the market to be decreasing each month. It is of no surprise the lower priced houses are the homes selling. In August only 15 of the 537 houses between the ranges of $400,000 to $500,000 went pending to sell. The average home price in July 2007 has increased only 0.5% to $280,819.Even though the average home price has only increased 0.5%, the number of days a home is on the market before it has an accepted offer has increased by 200% over the last year. The average number of days to sell your home in Ada County, including Boise Idaho is 51 days. Then after the 51 day period you typically have another 30 days before your buyer closes on your home. Selling your home in Boise Idaho these days is not an easy and quick process. Boise is the capital city of Idaho and is located in Ada County along with Eagle, Star, Meridian and Kuna.In July 2007 there were 5,198 houses for sale in Ada County and only 12.4%, 648 of them sold. Attention all buyers for the Boise market.   Don't wait any longer or you might miss the boat.  It's the top of the buyers market right now.  I've know of builders who need to sell NOW or loose it to the bank.  I know many builders who are selling at or below cost just to get out of homes that have been sitting on the market for more than 8 or 9 months in many cases.  Home sellers in the Caldwell/Boise area are also getting desperate.  They have dropped their prices and they still are hardly getting any showings.  Some of these people just need out of there situation.  My wife and I went to Boise Idaho in October to attend my sisters wedding. The scenery in the mountains was just breath taking. Boise is a great place to live. A week before we arrived a herd of Elk came into the city. It reminded me that there are places in this world that don't have to move as fast as every where I have lived.We had a very relaxing weekend. Real estate has been on the news lately and the latest report today, Monday August 27, 2007 indicates the median price of homes across the country fell for the first time in years. Well this week starts another season for the Tostitos Fiesta Bowl Champions of 2007 the Boise State Bronco's. Who could possibly forget quite possibly the best bowl game in history on New Years Day 2007 when the underdogs of Boise State Broncos defeated the Oklahoma Sooners in overtime with a 43-42 victory stunner!  Can the Cinderella Story Boise State Bronco’s have another stellar football season? Well the locals here in Boise are willing to take that bet. Ranked 23, Boise State opens their 2007-2008 football season against Weber State this Thursday night 7:00 pm at home here on the famous Blue "Smurf Turf". What will the season bring? Often times when a Real Estate market heads south it is normally because of a much needed correction from escalated appreciations.  When supply is low and demand is high, Property sellers are able to mark up the property price well above 16% of the normal median.  In Boise, Idaho we had a 4% jump in Price Growth from 2003 to 2004 and a 16% jump from 2004 to 2005. 2006 was the start of our correction falling 6% from 2005. That old saying is worth remembering in our current Boise real estate market. I got a call, while in San Francisco at Inman Connect a couple of weeks ago, from a referred seller. The caller didn’t know it was 6:30 a.m. in San Francisco, and that I was still half-asleep in my hotel room, but I called him right back and we had a good chat. He was pretty fed up with his present listing agent, and for good reason. She told him that her office had “a list of 1,000 people who would be eager to see his home” if he would just sign on the dotted line. He signed the listing. Then, three weeks went by and no one looked at his home. Gee, mebbe all 1,000 of them were busy or sumpin? That listing followed his first listing with an agent who overpriced his home by $100,000. Recognizing Boise's continuing economic expansion, hotelier John Q. Hammons has announced plans to build a 10-story, 250-room Marriott hotel in downtown Boise.The new hotel will be built adjacent to the new 130,000 sq. ft. Boise Convention Center, now in the planning stage.The combined cost of the Boise Convention Center and hotel is expected to approach $100 million, and the new facility will include 300 underground parking spaces.John Q. Boise, Idaho real estate values have soared in the past few years, causing many potential buyers to rent instead of buying.Property managers are reporting  that the scarcity of available rental properties is also due to an influx of new residents who sometimes choose to rent while deciding where to buy.According to some industry experts, the Boise area absorbed 22,000 new residents last year, many of whom elected to rent.A recent article in The Idaho Statesman revealed that the overall vacancy rate for single-family rental homes has dropped to a shockingly low 2.4%.This is in stark contrast to a 12.8% vacancy factor a year earlier.The obvious outcome of this tightening rental market is rising rents.
