I was thinking what a beautiful winter afternoon as I look out over the afternoon ocean views at Wailea Beach Villas.I love this place, it is located right in front of The Shops At Wailea and next to The Grand Wailea Hotel and Spa. There are 98 units with two and three story villas close to the beach. The penthouse units offer incredible ocean views with 2 & 3 bedroom units. I work a lot in the Shops at Wailea.  That is where our main office is located. Wailea is actually a beautiful place to work. I still work island wide being that I live on the northshore of Maui. The Shops is actually a very cool place to work. You have a certain clientele that visits Wailea from all over the world.  Its interesting when you meet people everyone has a different story to tell. People come through here from Canada or they might be from South Carolina. I have notice that we all write about the changing seasons. This year has been different with a couple airlines going under and the economy.  As I mention in past blogs it has been real quiet so far this year with the tourist industry and Maui real estate sales. A gage for me has been the airport in Kahului Maui. I had a day off today and spent the morning working in my garden. Around 1:o'clock I headed to Kanaha Beach for a windsurf session. As I headed around the airport you always notice how many private jets are in town.  There was a few jets not like there will be in the holidays.  As I drove through the airport heading to the beach I was really glad to see that the airport was busy. It has been a busy week. Yesterday Walter an associate with The Wailea Group which I work for said Steve lets do a morning paddle.  Walter is the rep in our company for the new Baccarat Wailea Resort and Residences.  This is a new project coming on line 193 Wailea oceanfront units. They are offering 1,2,3 and four bedroom luxury ocean front units. So the baccarart has a beach conscession with standup surfboards and beach gear.  Walter has a new 18ft Angolu stand up board and I borrow a 12 ft Laird stand up board.  We launched from the Baccarat site and headed towards Makena Beach.  It was a beautiful morning with Hugh turtles every where.  By the time we reach Makena Surf condominiums it was time to head back. Maui once again has the honors of being named the Best Island in the World.  Is it any wonder that people from all over the world want to call Maui their home?  I think that the beaches on Maui have a lot to do with it.  This is Keawakapu Beach, taken from the lanai of a multi-million dollar home for sale in Wailea.  See that little black cinder cone in the background?  You'll find the famous Makena Beach (Big Beach) on the far side of it.  That one is my favorite!  There are plenty of others to choose from, including many beaches along South Kihei Road.  On the north shore, Ho'okipa Beach wins, hands down! Life Is But A Dream On Maui!   I meet a lot of people working in Wailea Maui.  I am always happy to meet people who are in love with Maui and the lifestyle it offers.  They may be seniors or young married couples.  They all have one thing in common.  They enjoy the lifestyle that Maui offers.  If you talk to the golfers Maui in the winter with great weather is hard to beat for a round of golf.  Then there are the beach lovers.  A morning swim or you might want to try stand up surfing. So Maybe you don't want to sell.   This may not be the best time to sell your dream home or condo. I was talking to a man in Wailea, Maui who bought three condos in Flordia.  He purchases them in 2005 and today they are worth half the price and he still can't sell them.  Well don't panic, you have other options.  If you are not under financial duress or your wife ran off with the towel attendant at your ocean front condo.  Well maybe this is not a good time to sell.  So here is my list of reasons and things to do while that market gets it act together.   Rent your home or condo out long term and wait the market out.  There seems to be a really good rental market out there. 10 Top Super Clean Beaches Rated by MSM  So this is the list of top rated clean beaches in the U.S.  They are rated for their clean environment.  Sewage and storm run off can contaminate the water with fecal matter from both humans and animals.  So here is their list of top ten clean beaches.  Being from Hawaii I just happen to notice three of them are from my home state.   Number one on their list is Huntington Beach California.  Okay I was surfing there in June while visiting and the water did seem nice, with a deep pacific blue glow.  I love that west coast salty air, seaweed aroma.  So I am going to give Huntington two thumbs up. Wailea, Maui condos are holding their own in this tough down market. New developments that have come on stream in the last few years have helped bouy 2008 sales through September. Although unit sales are down 10% over the same period 2007, dollar sales are up almost 22% from $265 million to $339 million! The Ho'olei luxury development across the street from the Grand Wailea and Four Seasons Resort is a major contributor to the rise in $ sales. If we look only at sales of the more established condo complexes in Wailea we find the picture more representative of the national market conditions. Unit sales have declined from 73 (2006) to 58 (2007) to 39 (2008) and the median price has also slipped by more than 3% each year to now stand at $930,000.
