Aloha from Princeville Kauai,It’s been somewhat dreary, overcast and cool this past week – with occasional warm periods. If you’ve been here, you know the weather changes in a heartbeat. It’s the time of year when it’s easiest to tell locals from visitors. You’ll see some people with sweaters zipped up, wearing Uggs with their jeans while those right next to them are in tank tops, shorts and slippers. On Maui they have similar events around the Island on Fridays. Depending on what Friday it is, you can go to one of five different towns for a party. Mauifridays.com.It’s nice to see this type of event taking hold on Kauai. The first Saturday of each month you can enjoy “First Saturday of the Month Art Walk” in Kapaa. “Kilauea Art Night” is a monthly affair held the last Saturday of the month between 4PM – 8PM. Aloha from Princeville Kauai,February held steady, posting 65 sales, which is an 8% increase over the 60 sales from last Feb., but no match for the 75 properties sold Jan 16. Within the last 6 years, only Feb 14 outperformed with 67 sales. The low was Feb 12 with 61 sales.Year to date we are ahead by 13 sales, with 127 sales this time last year compared to 140 at the end of this Feb. The only higher “year to date” was Feb 14 with 149 transactions. Overall, the real estate activity seems brisk, interest rates are good, and it’s easy to see from the traffic on the roads, that visitors are definitely on Island.Sales volume is down slightly from $53M in Feb 15 to $51M this past Feb. Aloha from Princeville Kauai,It was an exciting week here in the Islands, with huge surf coming in just in time for the Eddie Aikau Big Wave Invitational held in Waimea Bay on Oahu’s North Shore. The event was last held in 2009 as the event has the requirement that open-ocean swells reach a minimum height of 20 feet, which translates to 30′-40′ faces. This year’s event, the first since 2009, set records as having the largest waves in the history of the event, 60′, which has been taking place since 1984.If you have never heard of Eddie Aikau or the event, do yourself a favor and Google it. Princeville, Kauai, Hawaii Pali Ke Kua Condo Sales 1999 thru 2015.  Pali Ke Kua is a development of 99 condos in Princeville, Kauai HI.  that were built in 1972 - 1974 but most where rebuilt after hurricane Iniki in 1992.  The development offers a swimming pool and spa, a paved path to the beach and an on-site restaurant, Hideaways. In 2015 there were five (5) condos that sold with a median sales price of  $512,500.  The least expensive Pali Ke Kua condo that sold in 2015 was #3 with a sales price of $435,000 in January.  The most expensive Pali Ke Kua condo that sold in 2015 closed for $732, 500 in August. The peak in the median sales price at Pali Ke Kua was in 2009 when the median sales price was $912,500.   The most expensive sale of a Pali Ke Kua condo was in Januaray 2006 when Pal... 01/19/2016

Princeville, Kauai, Hawaii Emmalani Court Condo Sales 1999 thru 2015.  Emmalani Court is a development of 42 condos that were built in 1992 - 1994.  The development offers a swimming pool and spa, "clubhouse", covered parking and an on-site resident manager. Princeville, Hawaii Single Family Home Sales for 2015. Hau'oli Makahiki Hou! Recently I posted the Princeville Condo Market Statistics for 1997 thru 2015. Here is the sales information for single family residence sales for that same period. The number of Princeville single family residences that sold in 2015 (45) was up 12.5% from the previous year (2014) when there were 40 Princeville single family residences that sold.  Twenty (20) of those homes sold for over $1 million.  Thirteen (13) of those that sold for over $1 million sold in the first half of the year. Seven (7) of those sales of over $1 million closed in the second half of 2015. The 2015 median sales price ($927,000) was a decrease from 2014 when the median sales price was $962,500. There were no REO (Bank owned) sales in 201... 01/05/2016

Well, here they are.  The number of Princeville condos that sold in 2015 (91) was up 8% from the previous year (2014) when there were 84 Princeville condos that sold.  The 2015 median sales price ($562,500) showed an increase of 8.5% over 2014 when the median sales price was $477,000 - an increase of $85,5000. Three (3) Princeville condos that sold in 2015 were REO (Bank owned) sales.   Ali'i Kai 1203 sold for $375,00; Sandpiper Village #220 sold for $350,000 and Princeville Mauna Kai sold for $319,900. The least expensive condo that sold year-to-date 2015 in Princeville was Princeville Paniolo that sold for $265,000 and was in need of updates.... 01/03/2016
