 Aloha from Sunny Kauai! We finally have a perfect day with everything you'd expect from a tropical paradise. Sun, blue sky, fluffy white clouds and of course, the tradewinds. I live in a complex (Cliffs) that not only has whole ownership but also timeshare, and I often feel sorry for the visitors that get here just in time for a week of rain. Sometime I think it bothers me more than it bothers them, as they simply put on their rain slickers and go about their daily walk or on shopping jaunts. I'm sure what I fail to consider is that a rainy day here is better than a freezing one at home. Just goes to show you how spoiled you can become living here. Aloha,One of my fellow agents told me that I was less likely to get a real estate call on Super Bowl Sunday than on any other day of the year. In other words, she was letting me know that I'd have plenty of uninterrupted work time today. Who am I kidding- I got hooked watching the last half of the Super Bowl myself! The other highlight of the day was the lightening and thunder show Mother Nature put on for all of us. While rain is a normal part of North Shore living, lightening and thunder are a rarity. Kai'ulani is the newest condo complex in Princeville and is undoubtedly the most luxurious and beautiful, with pricing to match. It is located at the end of Queen Emmas Bluffs Road, on a parcel which sits just beyond the Villas on the Prince. While looking at the MLS daily updates for the last two days, Kai'ulani caught my eye, in part because I had a call from someone currently in escrow on one of the units, wondering about the feasibility of putting it on the market once escrow closes. I didn't think it was a good idea then and I still don't as our market does not have the strength to support "flipping," particularly at this price range. The end of year statistics are out and overall for Princeville condos it was a good year after all, despite all the gloom and doom news heard on every new channel and in every newspaper.   For Hanalei Zone, which includes the condos both in Princeville as well as Hanalei Colony Resort down in Wainiha, the total number of sales for the year was only off 2.44%.  In 2006, 123 condos were sold while in 07 only 3 less were sold!  For the month of December there was a huge 50% drop which sounds bad but only means that 6 instead of 12 condos sold like they did in 2006.    Interestingly, sales volume is up too, probably due in part to the release of Kai'ulani which is a beautiful high end complex still under construction in the Princeville Queen Emma's Bluffs area.  (by the fountain as you firs...

 Aloha,I think most of you are familiar with Nihilani at Princeville - one of the newer condo developments in Princeville.  This complex shares the center of Pepelani Loop with The Plantations, a complex built a year or two earlier.  Nihilani is the only complex to offer 2 car garages with the exception of Kai'ulani, which is priced over $1M.  What you may not know about Nihilani is that sales were brisk when the first several releases came to market, which was back in 05. Aloha ElaineAloha,   And one final Happy New Year.  Everyone is planning on more stabilization in the marketplace this year with plenty of opportunity for any buyer looking for it.  Here on Kauai, I continue to feel that one of our major "problems" is a surplus of inventory, which coupled with the copious amounts of negative press that is seen everyday on the various news channels, keeps buyers running scared.  I think once we start seeing properties changing hands, those buyers who have been sitting on the fence will finally realize that if they don't buy, they will miss the opportunity entirely.  For the time being, things are still a little slow, although we had one of the most magnificent sunny days today, which was way overdue after all the rain.  Not only does the sunshine bring o...
