Hanalei - Princeville, Kauai -Condo Sales Statistics Wow! It just keeps getting better for buyers. What a great time to buy! Look at the condo sales statistics for year-to-date through October. The market continues to be very slow and prices are declining in Hanalei District (the North Shore of Kauai, Hawaii).  The majority of the condos in Hanalei District are located in Princeville. There were only 46 condos sold this year from January - September.  That is the fewest number of sales in 11 years. The median sales price has droppped to 2005 levels. There are some great buys out there right now.  Call me before the really great ones are sold. Do you want some information about Emmalani Court located in Princeville, Hawaii and the condo sales statistics? Emmalani Court is a small complex of 42 one, two and three bedoom condominiums on approximately 4.7 acres overlooking a bluff adjacent to the Princeville Makai Golf Course. Emmalani Court buildings 1,2,& 3 were built in 1992 while buildings 4 & 5 were completed in 1994 after the hurricane. It is one of the few complexes that has a party/meeting room. It has a swimming pool and jacuzzi and barbecue area.  There is a full time resident manager that lives on site. Emmalani Court is is walking distance to the newly opened St Regis Hotel.  Restaurants and shopping at the Princeville Shopping Center are nearby. Aloha, It seems like a long, long time since we were on Bora Bora but in truth, it's only been one very busy week. Tuesday found me driving over to PMRF in Kekaha to the "DV" (distinguished visitors) tent to watch the launch of a medium range ballistic missile target from the base and subsequent intercept by the Japanese ship JS MYOKO, which was located Northwest of Kauai. It was great fun to see the lift off and watch the missile as it headed skyward, leaving behind a contrail which created a strange grey shadow across the sky as the missile headed North across the setting sun. We even got to see the launch of the interceptor from the Ship on a monitor in an adjacent building. Believe me when I say you don't want to blink or sneeze when the interceptor launches otherwise you'll miss it...

Aloha, I'm back from Bora Bora and yes, we had a fabulous time. The overwater bungalows with the glass topped coffee table for fish watching were everything I dreamed they would be. We even swam under the bungalow ourselves and took each others picture through the glass top coffee table. The wedding ceremony was in traditional Polynesian garb on the Matira beach. Here we are with our marriage official, "Patrick." We did everything: Swam with sharks in the deepest blue water I've ever seen, (that's my hand you see  on the left with the shark in the background)   (Yes, we are in the water with the sharks while taking these pictures!)  Pet and fed stingrays,   rented a small boat and went around the whole island and did the same thing the prior day on a one speed bicycle that defied my exp...

Aloha, Yes, I finally made it to the "new" St. Regis to check it out, and yes, I parked my own car. Thanks to those of you who told me you'd been there and that self park was still alive and well. I can only guess that the day I went the greeter at the entry gazebo had delusions of grandeur when he told me that it was only valet parking because it was "a St. Regis now." I have to say, I was pleasantly surprised. The hotel has an air of subtle elegance and warmth that I found very peaceful and welcoming. It is very understated and comfortable. The entry vestibule welcomes you with a beautiful orchid arrangment, and opens up to the spa, reception area and sitting areas, highlighted by a fabulous chandelier which is the focal point of the lobby. Aloha, I mentioned going by the new Princeville Hotel this week to take some pictures of the renovations but got no further than the entry gazebo. Seems all "self parking" has been eliminated due to the "St. Regis" status. You used to be able to self park as long as you didn't take any of the valet spots which were the first few rows. Now, there is "complimentary" valet parking ONLY. I have to say I don't believe any valet parking is complimentary and the day I planned to drive in, I had nothing smaller than a $20. Plus, it probably would have taken longer for them to park then run and get my car again than it would have for me to take the pictures I wanted. So I made a u turn around the gazebo and left. Aloha, I've been enjoying Puhi this past week as we're housesitting / cat sitting for friends that own in Villas of Puali. Our friends are fortune to have a unit down at the end of the road, which makes for a good deal of privacy. What's so great about this complex, and others in the area, is the proximity to Costco, Kukui Grove, WalMart, KMart, the movies and Duke's restaurant and their hula pie. If you've never tried hula pie, bring a friend, sit downstairs outside of the bar and have at it. Hula Pie is to die for if you like ice cream. It's a Duke's trademark dessert - vanilla ice cream on a chocolate cookie crust, liberally covered with whipped cream and drenched in hot fudge. After closing approx. one year ago for renovations, the Princeville Hotel re-opened its doors Sept. 26th as the new St. Regis Princeville Resort. This afternoon (10/1/09) I had the distinct pleasure to attend the blessing/reception of the new St. Regis Princeville Resort. And, what an honor it was to be there. The energy & excitement from those in attendance was contagious. After a challenging year (for all of us), the enthusiasm and optimism was overflowing from Kauai's mayor and Hawaii's governor to all who were in attendance. It felt like positive change was taking place and provided hope for more good things to come. Aloha, They finally finished up the sidewalks at the Cliffs and what a difference. It looks great. Renovation of buildings 7, 8 and 9 continues which means there'll be plenty of parking space for the next few weeks. It's pleasantly deserted while they do the work with only those people like myself, who own whole units, in residence. For those of you who don't know, the Cliffs at Princeville not only has whole ownership but there are also two timeshare organizations in here. I have timeshare above and below me (I'm on the second floor) and enjoy my rotating neighbors. Also this week, the St. Regis Princeville Resort Hotel had a soft opening Saturday the 26th. Only the restaurants and hotel rooms are open - no stores will be open until after the first of the year. I opted to stay away but...

This past Saturday, the Princeville hotel reopened as the St. Regis Hotel of Princeville. According to senior management, 96% of the previous staff has returned and has been receiving training over the last couple of weeks to understand the St. Regis brand, the top of the food chain for the Starwood Hotel Group. Over 1000 people viewed the hotel over the weekend during this soft opening and Kama Aina rates are in effect for local residents. The hotel even boasted that they Had their first wedding this weekend. The hotel has been redone replacing the old marble floors with coconut wood floors, Koa, and african woods throughout.  The formal grand opening of the hotel is scheduled for October 1st this Thursday. Aloha, We enjoyed another beautiful week in Paradise although they've been ripping out the sidewalks at the Cliffs Condos and pouring new ones which are ADA compliant. At the same time, they've finally reached my building to start the renovations of the timeshare units which, along with the heavy equipment used for tearing out the concrete makes for a noisy environment. See for yourself: At the same time, a friend of mine - a very talented friend of mine - created a faux bamboo wall in my bathroom that turned out simply amazing. Aloha, Although the first day of fall isn't until September 22, for all intents and purposes the summer selling season has come to an end with a whimper! Yes a whimper! Sure we had some sales but not nearly enough to even begin to consider this a hot summer season. Buyers continue to stand on the sidelines waiting to see what will happen next. Unfortunately, at the same time Fannie Mae and Freddie Mac continue to change guidelines which results in more "hoop jumping" when it comes to obtaining a loan, unless, of course, you are a first time home buyers which seems to be where the financial incentives and benefits are focused on at this time. Aloha, It's been a relatively slow week which is reflected in the rather sparse condo update this week. There's been a few showings here and there but by and large, it seems like things have quieted down as we approach the end of summer. So much for a hot summer market!
