Aloha, This was a great week as far as winter weather goes. We had a cold snap for a few days which caused everyone here to dig out their long pants and jackets. It must have been down into the low 60′s and high 50′s which is downright chilly by Kauai standards. At the same time, we had some of the most spectacular high surf which I enjoyed as I worked in my home office. I particularly love this time of year as it brings the albatross around, who make soaring over the bluffs and ocean look so very effortless. The whales seemed to love the intensity of the water, as I got to see several breeches. Unfortunately, all I can show for it picture wise is the aftermath of the splash as opposed to the whale, itself. Here's the full year update on Princeville Condo Sales. The year-end numbers are in for 2010.  The median sales prices for North Shore condos continued to decline while the number of sales increased over 2009.  There were 68 condo sales in Hanalei District in 2010..four of those were fractional sales. The median sales price was down more than 25% from 2009 and below the 2003-2009 median sales price. The most expensive Princeville condo sale was Ka'iulani 17 that sold for $1,300,000.  Ka'iulani #17 has incredible Ocean, Valley, Golf Course and Mountain views.  It has three bedrooms (two are master suites) and three and one half bathrooms. Aloha, Happy Holidays - or is that Holidaze!? We're down in Puhi this week "cat sitting" for friends while they embark on an adventure to Australia for their Christmas present. While I always miss the North Shore "green" and "ocean vistas" after about a week or so in "town," I am thoroughly enjoying - once again - the location here at the Villas of Puali. I've seen several North Shore friends in stores the last few days and I can only say that I recognize that "I just drove an hour to get here and now I'm too tired to shop" look in their eyes. As for me, I can walk to Costco or Macys in about 10 or 15 minutes or even walk to the movie. What a concept. Aloha, We're seeing more people coming back to the Island as we head into the holidays. This week 10 condos came on the market Island wide and 6 came back on the market. On the negative side, 3 sold, 3 went into escrow, 2 expired, 4 were withdrawn and 1 was temporarily withdrawn for a gain of 3 additional units. As for houses, there was a lot of activity, with 17 new listings and 9 that came back on the market. The activity, however, was on the other side with 9 going into escrow, 16 sold, 6 moved to under contract and 5 expired for a nice reduction in inventory of 10 homes. I'm hearing of more and more buyers that started out looking at condos then switched to houses once they saw the pricing. Certainly seems to be the case this week. Aloha, Happy Thanksgiving to all. I hope everyone enjoyed the day with friends, family and plenty of good food. Although it was a relatively quiet week, we still had 16 new residential listings Island wide, with 6 that came back on the market for a total of 22. At the same time, 8 homes went into escrow, 9 sold, 2 went under contract and 4 were withdrawn for a net loss of 1. Of the homes that closed this week was one that was auctioned off on Oct 14th. Listed for $8.372M, which was down from the original price of $8.4M, the 16.29 acres, which consisted of five homesites, two of which included houses, sold for $3.674M. Not a bad buy. Aloha, It was a busy week for residential properties, with 19 new listings Islandwide and 7 back on the market for a gain of 26. On the other side, 14 homes went into escrow, 11 closed, 2 went under contract, 9 expired and 3 were withdrawn for a net reduction of 13 homes from inventory. As of today, there are 454 active residential listings on Kauai. Condo's didn't fare quite as well, with 6 coming on the market and 7 coming back onto the market for a count of 13. Princeville condo (and house) + short sale update for the week of Nov 7th to Nov 13th Aloha, Andy Irons' paddle out memorial was today. I understand in excess of anywhere from 4,000 to 10,000 people were expected at the memorial. I'm not a surfer but that doesn't lessen the impact of Andy's untimely death. Aloha, Happy Halloween. We celebrated by attending the Kauai Ballroom Dance Association's Annual Ball at the Marriott Saturday night. What a great time; good food, great music and a chance to see some of our "dance friends" plus a wonderful opportunity to get dressed up. Dancing at the various venues around the Island is just one of the many fun things to do on Kauai. People from the mainland often ask if I get bored living here. The short answer is no, however, I would add that many of the Island's activities are only available if you know where to look. My suggestion is to take your time, get to know a few people and soon enough you'll find yourself with a plenty of things to do. Aloha, It seems everyone was busy this week with showings, but it hasn't yet translated into properties going into escrow- yet. Island wide, only 4 condos went into escrow: one Wailua Bay View short sale priced at $270K, a Plantation Hale at $139K, an Islander for $165K and Kauai Kalani condo complex for $7.5M which is probably the best buy of all. As for sales, there were two - a Lai Nani short sale which was listed for $299K and sold for $300K after having been purchased in 6/05 for $618,750 and an ocean view Waipouli Beach Resort which was listed for $579K and closed at $475K. This does not appear to be a short sale although it sold for a hefty $1.1M in 12/06. It is now a tax write off.
