Aloha, It’s a beautiful weekend here on the North Shore and most other parts of the Island, but the big news is a wildfire below Kokee. This is the update provided by Channel 2 news: “Wildfire burns over 1,000 acres on Kauai.” UPDATE:Crews continue to make steady progress in fighting the wildfire on Kauai that has burned over 1,000 acres in the Kokee area. Roughly 40 personnel from multiple agencies, including: the Kauai Fire Department; the Department of Public Works; the state Department of Land and Natural Resources; the Pacific Missile Range Facility; and private contractors continue to work together in battling the blaze that began shortly after midnight on Friday. Aloha, If you haven’t been to the Island lately, you may not know that there’s a miniature golf course in Kilauea. Even newer than the course is the skate park that was developed and built by Kauai Skate Ohana on land behind the golf course. We were there Saturday (no – not to use the skate park but to hike…) It was great to see all the “kids” – both big and small, out there enjoying themselves on the first North Shore Skate ramp ever. There’s also a 5 mile hike (that’s where we were headed) that starts behind the golf course which takes you to the historic Old Stone Dam which was built in 1881. It’s really a magical place. Aloha, Jul 2012 sales stats handily surpassed Jul 2011 with 71 sales compared to 59. The biggest change was in land sales, with 15 occurring this past month compared to 2 last July. Houses stayed close to the same, with 37 sales now compared to 35 last Jul. Condos lost ground, going from 22 last Jul to 17 this past month. These numbers are certainly better overall – as we only had 58 sales in Jul 10, 49 is Jul 09 and 60 in Jul 08. If you go any further back than 08, you are in an entirely different market. Year to date is good, with 508 sales so far compared to 450 this time last year. Once again, the 508 looks good when comparing it to year to date 2010 with 405 sales, year to date 2009 with only 262 sales and year to date 2008 which had 389 sales. Aloha, I had a nice couple of days in Oahu, at the Ala Moana shopping center and Hotel. Clients often ask about Island fever or what I do for a few days of fun off Island. I occasionally like to fly over to Oahu, and take the City Bus to Ala Moana. Since I don’t get a car, it’s very relaxing. I can walk into Waikiki if I want more of a tourist feel, or head the opposite direction to the Ward Theatres where I can choose among 16 movies. This may seem like a routine outing for those of you on the mainland, however, in Lihue, the County seat, there is only one department store which is Macy’s in Kukui Grove and one movie which has 4 theatres in it. Aloha, This weekend we decided to hike the Hanalei Okolehau Trail once again. The pictures at the end are some of the amazing views from the trail. Not for the faint of heart however, as it’s pretty strenuous in parts. As for real estate, it’s seems to have slowed down a bit, with only 2 Princeville condo sales so far this month. Last July there were 7 sales for that month so we’ll see how we compare at month’s end. So far there have been 49 sales Islandwide compared to 59 for July 2011. Aloha, I hope everyone enjoyed their holiday week. It’s pretty much the only holiday that still falls on the “original day” instead of being moved to Monday for that all desirable three day weekend. Summer has been rather cool this year. We typically have on-going breezes but this year the winds definitely have a cooler feel to them, at least up on the North Shore where I am. If you’ve spent any time on the Island at all, you probably know that it’s typically warmer in Lihue than Princeville. Same for Kapaa, unless of course, you’re up in the “homesteads.” But if you really like the heat, the Westside might be your first choice. Wow!  Princeville condo sales statistics show that the real estate market improved in the first half of 2012! Here are the sales statistics for the Hanalei District on Kauai for the first half of 2012. Hanalei District includes the North Shore of Kauai from Kilauea to Haena. Nearly all of the North Shore condos are located in Princeville.  The only condos on the North Shore outside of Princeville are those located at Hanalei Colony Resort in Haena. The Median Sales Price for the first half of 2012 for Princeville condo sales increased 27% over the first half of the year in 2011.  And the number of sales increased from 33 in the first half of 2011 to 53 in the first half of 2012 - up 62%. Six (6) of the condos sold were Bank-owned foreclosures (REOs).  The least expensive Princeville con... 07/03/2012

Aloha, Happy Fourth of July! If you’re on Island you may want to take the opportunity to come down to the Pacific Missile Range Facility (PMRF) on July 3rd for music, fun, food, crafts and fireworks. This annual event is open to the public, with gates opening at 4 and ending at 11. As for real estate, June 2012 Stats easily surpassed June 2011 with 80 total sales compared to 66 in 2011. As far as condos go, there were 28 sales in June 2011 compared to 35 this past month. All indicators are that the market is in recovery – perhaps a slow recovery but a recovery nevertheless. It’s one of the few weeks where there are NO new listings -(we already have 75 active listings as of today Sunday) and it’s great to see some of these going into escrow and selling. This month there were 88 sales Island wide which is a 27% increase over last May which had 70 sales.
