Overall, we closed out the month of November with slightly fewer sales this month compared to last November – 78 compared to 80. Aloha, Statistically speaking, as of today we are behind in numbers compared with last November, posting only 45 sales so far compared to 80 sales for November 2011. Since it’s only the 18th, I’m thinking we’ll catch up. Breaking the numbers down a bit – there were 22 condo sales last November compared to 15 so far this November. To go a step further, of those 15 sales, 7 were in the Hanalei District compared to only 3 this time last year. Aloha, It was another busy week for condos, with three more going into escrow. As of today in Princeville condos, there are 14 units in escrow, only five of which that are priced above $299K. Across the board, I am seeing these low end well priced condos and homes going quickly into escrow. Aloha, It’s been another beautiful week with tons of sunshine, minimal breezes and blue skies everywhere. If you were on Island and didn’t make time to go to the beach, you should have. I visited Anini the other day, and after a couple of hours, there was only myself and one other gentleman in the area. He was lounging chest deep in the water with his dog laying nearby. Aloha, This week has been one of the hotter ones – making for perfect beach days. We even had a swell come in over the weekend which made for great surfing. Mind you, I’m not a surfer so my comments are based on the number of surfers we saw in the water while out walking. There was )unfortunately for us) very little breeze which made for nice, clean waves – at least it looked that way from our vantage point overlooking the ocean between Pu’u Po’a and Pali Ke Kua. I checked back on the September market statistics and they remained at 65 sales this past September compared to 55 last year. The Princeville condo sales statistics show us that the market continues to improve. Year-to-date we have already surpassed the total number of sales for 2011,2010,2009 and 2008 with 73 Princeville condo sales so far this year. The median sales price of $408,000 for Princeville condo sales exceeds the median sales prices for 2011 and 2010. The charts below show the sales for Hanalei District.  Keep in mind that the Hanalei District includes the North Shore of Kauai from Kilauea to Haena. Nearly all of the North Shore condos are located in Princeville. The only condos on the North Shore outside of Princeville are those located at Hanalei Colony Resort in Haena. Unit 31B is a short sale with a great price and went very quickly as expected. We are about halfway though September and have 30 sales so far compared to 55 for last September.
