Aloha,   Finally, the sun has come out! The last couple of days there’s been a “weather system” hovering over the Island, which brought very cool temps, (in the 60′s) wind and rain. Today the sun is trying to dominate but it remains questionable as to if the sun or rain will win out.   The weather didn’t slow down the market, which had a strong showing in condos with 4 new listings, one of which came on the market showing as in escrow while another went into escrow within a day of coming on the market. Three others units found a buyer, plus one unit hit the market showing as sold for cash. There’s a lot of cash buyers out there, which can occasionally make it hard for a financed buyer to compete. Aloha, The rain is back on this Sunday although not as heavy as it’s been recently. Along with it, we have high surf which is always a beautiful sight to see. You know the surf is high when I can see whitewater from my lanai.      No matter how good or bad the weather is here, Paradise still shines through. The green of the bluff flows into the valley where there is an even greater choice of the color green. Flanked by the grey clouds and ocean, the colors of the landscaping and grass just seems to pop. Island wide, there were 36 new listings this week, 8 that came back on the market, 27 properties that went into escrow or under contract, 17 sales, 13 expired, and 19 price changes. As of today, Sunday, statistics show this Feb is 4.84% ahead of Feb 13 sales with 65 compared to 62. Not m...

Aloha, It was a fun and exciting day for us yesterday as we strolled along Anini beach in a relatively isolated area – we found a Honu stuck on the rocks. We learned later that this can happen during storms and high surf; the Honu get washed up on the rocks into a position where they are unable to get back to the water. Such seemed to be the case for this turtle as the shell was entirely dried out, and he was completely out of the water. Since the Honu was about 3 foot long, picking it up off the rocks and putting it back in the ocean was not a possibility. Fortunately, we were able to remove some of the rocks and turn him so he could head back into the water. The pictures are posted below. Aloha, Well….we thought maybe the rains of the last two weeks were over but awoke this morning to find a message on my cell from the Kauai Civil Defense of a flash flood warning until 9 AM this morning. Likely to be extended if conditions require it. The National Weather Bureau forecast several days of rain due to a low pressure system over the Island. I really haven’t seen much in the way of blue skies lately but at least it’s rain and not snow. Even so, the weather did not deter condo buyers, especially those interested in Emmalani Court as three of these units flew off the shelf just this week – almost like there was a close out sale. It’s always interesting how units will sometimes sit for weeks on end as if they don’t exist only to have the buying public descend on them like it was...

Aloha, Kauai is normally a warm and sunny place to live but lately, it seems someone forgot to tell the person who controls the weather. This is the third or fourth day of grey skies, misty rain and general blah overcast. Actually, it was a downpour Wednesday as all the agents ran from car to house and back for the Kalihiwai broker’s caravan. Not the best weather for viewing beautiful homes on acreage. It’s been pretty cold (60′s) and rainy a good part of the week – even the horses who live in pasture have been shivering. I pulled out my jeans and mainland winter sweater for this week as your blood gets pretty thin living here. Still and all, it’s not the East Coast – I guess I’ll just put on my raincoat and go with it after all is said and done, it’s still paradise. Here is your update...

Aloha, Happy Superbowl Sunday to all. Hope you Denver fans are not too bummed although they really did hand the game to the Seahawks. Although the Bronco’s Superbowl numbers were lacking, the same cannot be said of the January stats. Jan 14 slammed Jan 13 with a stunning 63% increase in sales, going from 49 last Jan to 80 this Jan. It is possible that number could creep up by a few if there are still agents who have not yet input their Jan sale. Great start to what I hope will be a very productive year for all. This week we didn’t see much action, with only one sale which was a Cliffs condo. Nothing for houses this week. loha, What a difference a day makes. This morning we cannot see the ocean as everything is pretty much grey outside. If I told you there were mountain views off the back lanai, you’d simply have to take me at my word as they’re not visible either. Fortunately, we participated in the first of three seasonal whale counts yesterday when it was beautiful and sunny with a cooling breeze. We saw four breeches, numerous slaps and too many “blow” to mention. Had a great time. Whale counting is open to volunteers. It caused quite a stir the first time it hit the market last September but was withdrawn from the market before going into escrow. Aloha, It’s been a beautiful week in Kauai after some cold days which got into the 60′s. This is the one time of the year where it’s very easy to distinguish locals from visitors, who are all parading around in shorts and tank tops while locals dig out their jeans and sweat shirts. Nihilani is finally building the last building in the complex. The lot for building 12, which up to this point has handled overflow parking, is now under construction with a tentative completion date in Apr 14. Due to the economy, the builder never completed this last building as he had a great deal of trouble selling his existing inventory. Happy New Year, or as we say in Hawaii, Hau’oli Makahiki Hou! Dec 13 never did catch up with Dec 12, posting 82 sales compared to 94 for Dec 12. Still, it’s much better than the 40 posted in Dec 08 or 49 from Dec 11 which were the two low years of the last six. Year to date set a record when looking at the last six years, with 995 sales for 2013, compared to 891 for 2012. The lowest year when looking back six years is 2009 with only 500 sales followed closely by 2008 with only 580. Slowly but surely the market is coming back! With the number of sale down, volume is also down 18% at $60K for Dec 13 compared to $73K for Dec 12. If we would have had those additional 12 sales the numbers would be pretty close. Princeville, Kauai - Condo Sales Statistics- Princeville Condos for Sale 2013-Princeville Condos Sales Statistics As I predicted ealier this year, the number of Princeville condo sales in 2013 was down 20% from the number sold in 2012.  But prices were up 30%.  The median sales price for a Princeville condo was $487,000 - up from the median sales price of $373,750 in 2012 but a long way from the peak in 2008. The least expensive condo for sale sold for $180,000 Cash. It was a short sale of Sandpiper Village #108. It is a 2 bedroom/2 bath condo of 1042 sq ft. The Sellers paid $485,000 for the property in June 2005 so the sales price was 37% of the previous sale!  WOW!  There were 4 Sandpiper Village condos that sold in 2013 - all of them were short sales. Aloha, I hope you had a very Mele Kalikimaka and are looking forward to a fun filled New Year. This month certainly seems to be moving more slowly than Dec 12 which had a total of 94 sales, while we only have 69 as of today, Sunday. Do you think we’ll get to 94? I wouldn’t bet on it but will be happy to be wrong. There are 29 properties currently under contract so I guess it’s possible if they all close before the end of 2013. You’ll just have to wait and see. Aloha, This Sunday started with a bang, literally, as the Kauai Civil Defense agency issued early morning warnings of severe thunderstorms followed shortly thereafter by a flash flood warning. It’s now afternoon and the early morning lightening show is but a thing of the past as I look out onto the water, blue sky and thick white clouds. Will we have more rain later in the day as a new system comes in? Maybe. The weather is always so much fun here. Aloha,   Condo activity remained strong this week in the low to mid range with three new listings, one of which went into escrow within three days of coming on the market. Housing activity was a bit weaker with only one new listing and one new escrow. Its interesting to note that there are no price changes this week, and there were only two changes last week – one house and one condo – which was a price increase. Aloha, We had our first flash flood warning of the winter season this past Thursday night / Friday, which included a brief closure of the Hanalei bridge. The storm has continued, along with gusty winds, on through Sunday, although I think the flood watch/warning has moved on to Maui. Gotta love the weather. Although it’s stormy in my part of Princeville it’s not uncommon to find a different weather pattern 10 minutes away. Sometimes it’s a matter of one street vrs another as to where the rain begins and ends. There have been days when I’ve had a great ride at the stable only to drive home to a downpour or vice versa, and the two are just 5 minutes away.
