Princeville, Hawaii condo sales statistics- First Half 2014 The Princeville condo sales statistics for the First Half of 2014 show the median sales price for Princeville condos declined slightly this year-to-date thru June.  For the full year of 2013, the Median Sales Price for a Princeville condo was $495,000.  Year-to-date thru June 2014, the Median Sales Price is $460,000 (down 7%).     The Princeville condo sales statistics show that the least expensive condo sold (year-to-date thru June 2014) was Hale Honu 5A that sold for $252,000 in February. It was an REO (bank owned) condo that was listed for $201,500 and was on the market for 63 days.  The previous owner (who was foreclosed upon) paid $380,000 in February 2007.  Currently, the least expensive condo offered for sale is a Sealod... 07/03/2014

Aloha, June 2014 made a valiant effort to meet or exceed June 2013 sales stats but so far, is falling short with 92 sales as of today, Sunday. The record from last June is 98. All we need is 6 closings on Monday!!! I had one scheduled for that day but it unfortunately got set over to July 1! Think we’ll see 6 closings on Monday? Aloha, If you’re on Island and looking for something fun to do next Saturday, the 7th, the Hanalei Canoe Club is having it’s annual Haena to Hanalei Run/Walk and Pancake breakfast. What’s so special about this event is the opportunity to traverse this spectacular 8 miles by foot so you can take in all the views. Plus, there are Pancakes waiting for you at the end. If you’re interested, just Google “Haena to Hanelei Run” or find it on the Hanaeli Canoe Club website at Hanaleicanoeclub.org. You can still register online until Thursday and get a T-shirt or just show up the day of the race, although a T-shirt is not guaranteed when doing do. Aloha, It was a very busy week for condos, with no fewer than 7 closings and 2 new escrows. Those closings, along with the 1 residential closing this week, brings the monthly total to 62. Aloha, Finally, sunshine today! There was activity in both houses and condos this week but with only 75 sales as of today, it’s doubtful this April will surpass the 125 sales posted in April 13. There are 43 properties that are “under contract” and all of these, plus some of the properties still showing as “in escrow” would have to quickly close to achieve the goal. As for Princeville condos, there are 69 active listings ranging in price from $340K for a 1 bed / 1 bath Sealodge up to $2.250M for a newly listed Ka’iulani. Aloha, There were 125 sales last April and we’re currently at 54. Do you think we’ll make it? As of this time (the 20th) last year, there were already 77 sales. Hmmmm…I have some doubts. There are 47 listings that are “under contract” which means contingencies have been removed. There are an additional 205 that are in escrow with contingencies which would have to move quickly to under contract and closing if we’re to surpass 125 sales. Since every other month has surpassed stats for the prior year, we only need 21 sales to meet the 310 sales for year to date 2013. I think we’ll succeed in passing that stat but am doubtful about the overall April performance. There was a flurry of activity this week, in both condos and homes. Aloha, There are so many things I love about Princeville, one of which are the great restaurants at the Princeville Center. My absolute favorite is Federico’s which creates delectable and healthy mexican cuisine for a very affordable price. I know I’ve mentioned this establishment before, but it remains an on-going favorite. The food is always good and oftentimes you’ll find entertainment included. Also at the Princeville center is Le Petite Bakery which is where I get my coffee. They also offer scones, breakfast and much more. Lotus Garden Chinese and Thai Cuisine is another favorite. I haven’t eaten there yet, simply because I can’t tear myself away from Federico’s but I’m clearly the exception as Lotus Garden also has a strong followings. Aloha, The saying for March of “In like a lion out like a lamb” dates back to the 17th century and is meant to convey that March signifies the end of the harsh Winter weather and the beginning of calmer Summer weather. That may be the saying but it is anything but springlike today with strong gusty winds and temperature of only 68 degrees (it’s almost 9AM!) with showers threatening. If you are on Island you are probably asking, “What happened?” as yesterday was one of the most picture perfect days I’ve seen in a long while. Aloha, This was a fairly active week despite weather that couldn’t decide if it wanted to rain, be cool, get muggy, be sunny, pour cats and dogs or do all of the aforementioned in a random sequence. The weather was completely unpredictable – even the Weather Channel couldn’t get it right as it showed us as as under flash flood warnings yesterday even while the sun was high in the sky. Right now the sun is out, it’s fairly cool and gusty, but wait, I see raindrops on the window! Oh well….. Back to real estate – it was a busy week with 3 condos and 4 houses going into escrow. Aloha, We spent a few days over on Maui in Lahaina this past week. Each Island is so unique and different from the other. If you are thinking of moving to “Hawaii” make sure to visit all the Islands as I’m sure you’ll find an area just perfect for your lifestyle. Some areas are more laid back and remote, while others bustle with all the energy of a big city – whatever your way of being or your interest, you truly can find “your own piece of paradise” on one of the Islands. Aloha, The weather is so much fun around here. We have been enjoying an exceptionally windy Sunday with average wind speeds of 31 mps and gusts up to 40. At least the sun is peeking through now and again today instead of subjecting us to the totally overcast skies we had yesterday. Judging from the weather forecast, we’re in for more of the same (along with the possibility of rain) as the week goes on.
