The housing market for Hawaii and it's local areas and neighborhoods are what determines good market statistics.  Each neighborhood will determine the housing market for your local area. For Mililani Real Estate, we can pretty much gather that that the sales prices will vary from other neighborhoods.... and so will the median and average prices and the number of sold properties. Mililani Single Family Homes Market Report July 2011: We have 78 Active Listings for July of 2011 (42 for Mililani Town and 36 Mililani Mauka), with 34 in contract (19 for Mililani Town and 13 for Mililani Mauka) and 17 sold properties (5 for Mililani Town and 12 for Mililani Mauka) Mililani Single Family Home activity remains comparable with previous months for 2011. Average Sales Prices were a bit higher at $6...

It's just my opinion (okay, maybe a bunch of others too) but isn't it natural that we believe that the ‘expert' in the field knows better than one not? I mean, we all say that we would not let a handyman perform open heart surgery on us, right?  What's an expert anyway? An expert is one who has worked in a particular field for a length of time and gained knowledge and experience to be considered a reliable source.   An expert is considered to be  an avid thinker and recognized for their wisdom and sound judgment in their particular area of expertise.   An expert is a problem solver and goes above and beyond to get the right answer through a detailed process and KNOWS its solution. (An expert specialist?) An expert is also a team player and if that's what it takes to get the job done the...

We market ourselves online through blogging, websites, real estate sites for listings and more. We give our expertise and knowledge to all who will "listen" and in turn our peers and the consumer contacts us; hungry for more. But what is all this worth, if not for transparency in our writing? We learn to write as if the reader is walking beside us and as if we're talking WITH them and not  AT them. We give a piece of ourselves so when they pick up the phone and hear our voice it's as if they ‘knew' a part of us already. That transparency in writing is like a ‘first impression' of who we are. Just a bit about who I am: As a mom, I'm proud of my children, what they've accomplished and their ability to plan ahead for the future.  They will always be...my babies. As a soon to be Grandmother...

Growing up as a family member of a U.S. Navy father and a U.S. Air Force ex-husband was educational to say the least. Traveling to far away countries like Turkey, Germany, Japan and the Philippines allowed me to expand my mind and take in the different ethnicities and learn about all the different cultures.  Fond memories prevail through all my travels and allowed me to have an open mind. My mother was born and raised on Kauai, the Garden Island, and one of the Hawaiian Islands that make up the State of Hawaii. It was her wish for my dad to retire here and his wish to come back to the place he met my mother, so we came to Oahu (Honolulu County) in 1967 and settled into a comfortable life in Hawaii. Let me fast forward to adult years to continue my story. We all try and find our way in t...

Dear Guests, I invited you into my seller's home via ad in the paper, internet marketing and word of mouth for an Open House. You came into the home on a rainy day with your muddy slippers on and ignored the sign to "Please remove your shoes".   I had to hold my hand up to stop you from coming on the brand new carpet! I'll remember to order those throw away shoe covers ... ....because your feet were muddy even after you took your slippers off! You then proceeded into the house blubbering incoherently and walking sideways.  I could smell the alcohol on your breath when you shouted, "Happy Mother's Day"!   You then started looking around at the seller's stuff and commenting on the "Roomba Cordless Robot Vacuum Cleaner".  You didn't pay attention and adhere to my request for signing in on ...

It IS a good time to buy IF your situation calls for it. You have all your finances in order and you are contemplating the reasons you started thinking about owning your own home.  Over the past few months our Hawaii Homes Market decline in sales due to the very strict guidelines for loans. The good part is that if you are seriously considering Buying your Hawaii Home or Condo and you have good credit, realistic goals and a reasonable down payment you just may be on your way to Home Ownership. A Hawaii VA Home Loan is the most likely the best candidate for Active Duty or Veterans of the U.S. Armed Forces.   With 100% financing the Hawaii Military Relocation client definitely does not have a whole lot of money to put down. Just remember to ask your local lender what you need to obtain a ...

Memories of my younger years as a resident of Mililani started during the summer between 8th and 9th grade. We just moved into our newly constructed home built by Castle & Cooke in 1971 and were one of the lucky ones who were fortunate to get a rim lot at the end of a cul-de-sac with only valley below.  I remember smelling the burning of the pineapple fields at harvest time and I would watch them harvest and replant from my bedroom windows.   The rich red soil that seemed to cover everything including our feet and it would stain anything white to red.  My mom would set a bucket of soap water outside of the back door along with a towel and we would have to wash our feet before stepping into the house. More increments of condos, townhouses and single family homes would sprout up year afte...

We ALL know that the market will depend on any given local area and neighborhood.  So whoever says Open House's don't work are the ones who are in areas that it really doesn't work. It could be that there area is so rural that it takes an hour to drive from house to house. It could be for a thousand other reasons including the agent just doesn't like sitting at an Open House. I held an Open House for my listing for Mililani Fairway Village yesterday (Easter Sunday) and though it was slow in the beginning I still had 9 groups of guests attend.  Yes, it was slower than the last Open House I had with 17 groups of guests but that's besides the point. On Oahu, Open Houses work anyway. We all hold an Open House because it IS a Sunday event for all home buyers and sellers who are looking at th...

So, you have your Real Estate License and you're thinking about making a go of selling real estate.  You already have the mindset that you will make every effort to be the best you can be in this business. One thing is for certain: If you don't have good morals, beliefs and values in your life every day then all the rules, laws, regulations, code of ethics will not come even close to being something you will follow or adhere to. There are no cutting corners in real estate when: You are explaining a contract to your clients or answering any questions they may have. If you do not know the information or an answer to a question....ASK! You missed an initial and need your client to sign their initial, signature or date. Make the effort to scan and email, fax, drive to meet them and DO NOT.....

It is ALWAYS a pleasure to meet up with another ActiveRain member as it shows the connection we have made through blogging on this network.  There have been many members who join, pay the membership and don't do a darn thing but self promote only to find out they have made no friends and  have gotten no leads. ActiveRain  is a real estate network, yes. But we learn that it goes far beyond just writing about ‘self' or our number of sales. It's all about connecting with our peers in the real estate industry and getting to know one another. I mean, you can bet your bottom that my military clients will be coming to the ‘mainland' (continental U.S.) at one time or another. If I know you and feel you would do a great job with my clients...I will refer them to you. THAT is how "connecting" mak...
