  The worst thorn in anyone’s side in a real estate transaction relationship is to have one person on the team have a ‘chip’ on their shoulder. Each transaction will usually have team players consisting of buyers, sellers, real estate agents for buyer and seller, escrow officers (or in some states there are attorneys), loan officers (and processors, underwriters, lenders etc), home inspectors, pest inspectors, surveyors and so on who all need to work together as a team….or else. But wouldn’t you know there always seems to be one person who is not only having a bad day but has a bad day EVERY day. Their lives are filled with negativity and nothing seems to be good enough and no one wants to deal with them ever again because they keep blaming everyone else around them and fail to realize ...

YOUR PCS TO Schofield Barracks, Wheeler AAF, Pearl Harbor-Navy, Hickam AF, Kaneohe Marine Corps Bases HAWAII Military personnel who relocate across the Pacific Ocean to Oahu, Hawaii are surprised at the differences in homes compared to the ‘mainland’ (Continental United States)  upon arrival. SHOCKED may be a better word. The interior sq/ft as well as land area of properties are the biggest shockers. Our island in Paradise is UNIQUE. Considered to be the “third region of Mililani”, Launani Valley is a secluded master planned development in the valley below Mililani Tech Park. About 5 minutes away is Wheeler AAF and Schofield Barracks and definitely convenient for the military and government workers at these Army Bases on Oahu.  A hop, skip and jump and you’re on the freeway and about 20-25 miutes to Hickam AFB and Pearl Harbor Navy Base and 35-40 minutes down the H-2 Freeway to the H-1 Freeway to downtown Honolulu. This Mililani sales report covers zip code 96789 which covers the planned community of Mililani (Mililani Town and Mililani Mauka) and the Valleys outside the planned community (which includes Launani Valley and Waipio Acres).   The Mililani Real Estate Market has shown mixed signs during the first 4 months of 2012.  Inventory levels are lower than we have seen in the past.  Prices have stabilized and are beginning to climb in the planned community areas.    A few dynamics in the area:  We are continuing to see troop movements at Schofield Barracks, which is contributing to the movement of inventory in Mililani.  The military has added a large amount of base housing which works against the local housing market for volume.  The rental market inventory has been extremely low.  Most times ...

I recently had a call from a Real Estate Agent from anther state who said his fiancé wanted to sell her townhouse in Hawaii. Would I mind going to preview the property?  Sure, give me her phone number and I’ll make an appointment.    He then starts getting into the price, commission and so forth and while I’m ‘listening’ I’m pulling up the property only to discover his fiancé is still on title with her ‘ex husband’.  I let him know I would be contacting her to make an appointment. Fast forward a couple of hours. After taking my Sunday morning to whip up a packet for the potential seller I arrive at the property. The usual viewing, snapping a few photos (for an obviously hurriedly staged home for the ‘occasion’) and sit down to discuss everything from marketing to pricing. And then….here...

Over a year ago this Mililani Real Estate Agent received a phone call from a potential Mililani Home Seller who wanted to meet with me and discuss a possible listing of their Mililani Home.   We talked about my marketing plan, comparable properties in the Mililani Housing Market area for ‘attached’ homes and what I will do for them. We made an appointment to meet face to face as the Mililani Home Seller ‘found me on the internet’ while looking for a Mililani Real Estate Agent.  We talked about the circumstances for their thinking about selling the Mililani Hawaii Home as well as going through everything else we did not discuss on the phone, including possibly renting out their Mililani Home.  They would get back with me within the week and let me know what they decided.  A few days late...

  ‘Back in the Day’ it was the norm to have multiple offers AND have a couple of Back Up Offers as well. A Back Up Offer is a security blanket for the seller should the first contract fall out. Third quarter sales numbers reveal interesting trends in the Oahu real estate market. Single family sales increased by 4.2% to 793 units within the three month period of July to September. The month of September closed with 274 sales, the highest number of single family sales so far in 2011. Similarly condominium sales rose 12% to 1,002 units during the third quarter with September condominium sales closing out 358 units, the second highest number of condo sales this year. Overall, Oahu median sales prices dropped 8.8% for single family homes, and 4.0% for condominiums. However on a neighborhood by neighborhood basis, exactly half of Oahu’s neighborhoods saw an increase in median price, while half of the neighborhoods saw median price declines.
