This is a follow up to my article when this awesome property was first listed. There was one broker's open, and one open house and then 7 offers were presented to the Seller's. This was one of those transactions that was pleasurable. The Seller's were agreeable to all of my suggestions from start to finish. We met a month or so before and set our game plan. The seller decluttered, did some finishing touches on fixtures in the house, gave it a good cleaning inside and out, and finally staged it to sell. The Buyer's were pleasent, and the Buyer's agents were timely, competent, and gracious throughout the deal. I wish I had listings and transactions like this ALL DAY LONG, EVERY DAY, EVERY TIME! The asking price was $995,000 and the sold price was for $1,021,000. There was another offer th...

This is a follow up blog about this new listing that entered the market last week Monday. Broker's open had over 70 brokers and public groups that came through this past Thursday. This Sunday there were 40-50 groups. I was fortunate enough to get featured on the Honolulu Star Advertiser, and a BONUS ARTICLE below from the Honolulu Magazine which was a pleasant surprise! The writer was nice enough to email me the link to her article. The interesting thing that I experienced on this Sunday open house, was that people lingered at the house. By 5:00pm there were still people there not only walking through, but in one of the master suites where there are lounge chairs, there were people sitting and talking, I looked outside, there were people sitting on the blue lounge chairs, and bench hang...

Kailua's Aikahi Park district is a great place to live. it is highly desirable for many reasons! It is known for its highly rated elementary school, it is walking distance to the beach, and has its own strip mall with a grocery store, specialty wine store, gas station, restaurants, and bank. Very convenient area that is quiet and sunny most of the time. It is also close to KMCAS. I can personally vouch for this tucked away community because I am a resident of Aikahi Park for over 6 years now, and loving it!!! There is a listing currently on the market for $995,000. It is a 4 bedroom, 2 1/2 bath with over 1800 square feet interior and over 8500 exterior. It is listed by Coldwell Banker Pacific Properties. As you will see below, the kitchen is fabulous, and the master bedroom is super spa...

Here's a tip to avoid getting ripped off. NEVER send money to Nigeria. OK? A local family just lost approximately $2,500 when they contacted someone advertising a rental for an Aikahi Gardens townhome in Kailua. The true owner of the property had advertised the unit for rent on a couple of websites. The scammers copied the photos and description, placed them on craigslist with a lower rental amount and BINGO! somebody took the bait. It's kind of hard to believe that a renter would fall for this, but it does happen. The prospective renters were looking for a low priced rental and this unit seemed like everything they wanted and for much less than comparable rentals in Kailua. The prospective renters sent their payment to Nigeria. The alleged owners then claimed that the keys were ...
