According to our MLS we had 338 Residential Solds for the Sount Hilo District of the Big Island of Hawaii in 2006.  This means the market was absorbing about 28 Residential units a month in 2006.   Our current stats as of Today are:Total Residential Units Available: 172 Number priced under $500,000:  104Number of 2007 Residential Solds at the end of April 2007:  74The May 2007 data is not complete yet.  If the trend continues, the market is absorbing 18 homes a month in the South Hilo Hilo District for 2007.  The market absorbed 10 more residential units a month in 2006 then it is currently absorbing.  In my opinion, it continutes to be a great time for buyers who wish to move to Hawaii and enjoy its unique culture and weather they will have much inventory to choose from.

ALOHA Merrie Monarch!Wow! What a great celebration this year, more great hulas, beautiful crafts and a fantastic parade! Which I was lucky enough to watch this year from ringside seats in front of my new office at 159 Keawe st. in downtown Hilo, as we had received invitations from a neighboring design store to come enjoy the Spring fashion show festivities... (The Figaroa Collection, you just have to go in and visit with Jo, see (and feel) his recycled plastic clothes as well as his beautiful designs made from more prosaic materials.) We enjoyed wonderful pupus (thanks for the mimosas Jo! Yummy!), amazing music (Maika'i auntie!) and great shade canopy's (usually for the rain but Saturday it was for the gorgeous sunshine! Someone pass the aloe vera...) everyone made this parade so enjoya...

How much does it rain in Hilo?Hilo does receive rain.  Any time you check the weather for Hilo,  the national weather service says Scattered Showers.  http://www.crh.noaa.gov/forecasts/HIZ025.php?warncounty=HIC001&city=HiloAdd up our wettest months March, April, July and November and you get over 53 inches of rain.  http://www.hilojohn.com/info/Hilo_Weather.pdfSo do we don wet suits to dive out of our homes so we can swim to work?Nope!  With the exception of 2 or 3 weeks in March/April and 1 to 2 weeks in November, most of our days are just plain glorious with white puffy clouds set on a back drop of blue.  Much of our rain comes at night and sometimes in the afternoon.  We can receive over 12 inches in one night with little or no flooding.  Could you imagine 10 to 12 inches falling on ...

So why has the Real Estate market slowed down?  It is all in the numbers.  The number of sellers and the number of buyers.  There are way more boomers selling then there are After Boomers buying.  And, because of our current immigration policy, the numbers will not be changing significantly anytime soon. Check the following web reference ( http://www.bbhq.com/bomrstat.htm ) Scroll down and notice the chart and resulting bar graph of US Births: 1940 – 1994. The Boomer years start in 1946 and end in 1964. Please notice the numbers in the After Boomer group between 1965 and 1982. Start with the year 1947 and compare the number of Boomer births to the number of After Boomer births in the year 1966. Do this for each year thru the Boomer years.
