Summer has come to an end and you probably are thinking you've lost the opportunity to sell, and need to wait till next summer. But that's far from the truth! Although it's not as hectic and crazy with the swarm of buyers on the market, the fall season brings out the most serious of lookers. They are the pool of buyers that waited out the summer frenzy to find their perfect home in the fall, and you don't want to miss these buyers! They are ready to make a move, today! And selling in a slower period does not equate to less money. That's a misconception that home owners have based on untrue data that floats around. With the right agent, and your home being priced correctly, you can get a great deal selling your home during the fall season. And might actually prefer it. Here are the top 3...

Although the internet can be a great resource for a variety of information, a lot of that information is incorrect. One of the most important and expensive decisions in your life, home buying, tends to circulate a lot of misinformation. Most of that misinformation is in regards to how much of a down payment you need or what your credit score needs to be. Let's go over the real facts about buying a home and knock those myths out, so they don't hinder your ability to purchase!  CREDIT SCORESThough it may come as a surprise, you don't need a perfect credit score to purchase a home. Traditional bank lenders will work with credit scores as low as 640, but your agent can also get you connected with local lenders that accept credit scores as low as 580. Although there are other required stipul...

Valdosta Home Prices   We have seen 6+ months of stabilizing home prices in Valdosta and expect things to continue to pick up.  If no new listings came on the market it is estimated that it would take 11.93 months to deplete the existing number of listings currently offered for sale. Inventory has increased slightly from last month giving us a slight increase in the absorption rate. If you are considering buying a home you can still find deals on a house in Valdosta but having a good real estate agent who understands the market is a must.  Don’t wait on the sidelines for too long, many of our listings are starting to sell within a few days of hitting the market. As you can see from the graph below, listings are not selling exactly for asking price. To make sure you don't overpay for you...

Over the past few years the world of technology has become increasingly more popular with home buyers.  In a world of instant gratification it is easy to peruse the internet and pick and chose which homes you want to look at.  Gone are the days of placing an ad in the newspaper or local real estate magazine and expecting results.  So, what are the avenues that real estate agents have today to market and sell your home? We have at our disposal social media sites such as: Facebook, Twitter and LinkedIn which all allows us to get the word out quickly and locally that your house is on the market. Most of my friends and associates I have on Facebook are right here in town and with a quick boost of a post I can showcase that listing to them, their friends and their friends friends to boot. What is client loyalty anyway? Loyalty can be measured in many different ways by a client or customer.  It can be measured by the level of service you are providing, the quality of any given product or even by the value that is attached to each service or product.    Some people by nature take loyalty very seriously. Such as iphone lovers, some are loyal to a fault and will purchase each new version of the iphone, ipad, mac as they are unveiled. That Apple logo on the item is enough for them despite any "bugs" it may come with. Now that's UNCONDITIONAL LOVE!    How can we as Realtors build this same type of loyalty with our exisiting clients? What value can we had to our business that will keep them coming back time and again? Not to mention referring their friends and family to us.   H...

Autumn:   Per Google's search page it is officially the first day of Autumn. It's time for the weather to start cooling down and the foliage on the trees to start showing off their orange and brown colors.  Autumn, used interchangeably with Fall, marks the transition from summer to winter. I love the colors that the Autumn brings about. It is a time of change, for some it means cooler weather and the ushering in of winter. For others it's football season, tail-gating or gathering around the living room television to watch your favorite teams play. It also means a time of harvest. The gathering and reaping of things planted. Whether that be crops or things we have planted in our lives. We plant seeds everyday, what seeds we chose to plant is completely our own. This brings to mind a qu...

Buying a home can be complicated process, and it can be particularly trying for the first-time home buyer.   The first and most important task to get done before looking at homes is to set an appointment with a lender and get yourself pre-approved for a loan. This shows commitment on your part and lets the seller and your Realtor know you are ready to go! This is also a good time to evaluate your credit score and see where you stand. One rule that still applies today is, the higher your credit score, the lower your down payment and monthly payments will be. It will tell you exactly what price range you need to be looking in and it will give you an overview of the fees you will likely encounter during the closing process so there is nothing left to speculation.   Once you have a figure...

Today it is widely known that a house that is professionally staged and properly prepared for sale will sell faster and will sell for more money. So the question is, how much staging should I do? Should I spend hundreds of dollars on a professional stager, possibly more? The answer to this question is, no. It is not necessary to hire a professional stager. Majority of preparing your home can be done by the homeowners themselves. Why do we stage a home? We stage and prepare our home for sale to make it more desirable to potential buyers. So that they will see the home for all it has to offer. To give it that feeling of being a home instead of just another house. To make it inviting, comfortable and pleasing. As well as to make it stand out among the crowd. Now, what is it that the home...

BLACK MOLD FOUND! YIKES! I was just settling in for the evening when I received a phone call from a buyers agent after doing a final walk - through on a listing I had we were supposed to close on today. We discussed the repairs that were completed. He forgot to take his inspection report and couldn't remember what was greed to be done. Then he mentions he opened up the frig and because the electricity was off the refrigerator was full of "black mold!" Buyers agent: electricity is off and the tenants that left did not open frig up. It is covered in "black mold!" Me: Black mold? How bad is it? Can it be cleaned up, washed out? Buyers agent: I supposed it could be cleaned up but it won't be usable. Refrigerator stays with the house as agreed upon in the contract! Wow! Black mold? I have ...

Real Estate as a 9-5 Job?                                                                                                      I recently picked up a buyer client who was having a time with her previous agent who would not work around her clients work schedule. For her that meant after 5pm and weekend showings. What? No weekend or after 5pm showings? That is just craziness! I wish I could only work 9-5 and not have to worry about missing dinner with my family or my grandsons Saturday little league game. Truth is, real estate is just not a 9-5 job. The majority of my showing are after 5pm and on the weekends. As the majority of my clients also work and do not have the option of just taking time off to go house hunting. Or they are moving into the area and can only view homes on the weeke...

Open House in Valdosta Ga., This 55 acres on Futch Rd will also be  Auction of Home , Contents and 55 acres of farm and cattle pasture. The Auction will start at 10:00. This property is the Estate if Mollie M. Miley and under order of the Executrix of the Estate, the property will be sold at Auction. This is also in Observance of National Open House Day, In my opinion this is the only way to have and open house, have people show up and sell the property, some come on out, just 11 miles North of Valdosta in Hahira,  Ga.

Land Auction with Houses with acreage for sale and county land for sale Valdosta Ga Real Estate   Houses with acreage for sale have been the American dream for the past century. With urban sprawl and the continual growing of the inter city people are looking for that place that they can escape the traffic and noise and pollution especially country land for sale. Since 1928 catalogs have been produced with county land for sale in rural communities across the United States. Looking at the demographics of the American population I believe that one can say with certainty that over crowding is an issue and compound that with red lights and rows of cars just crawling at the snails pace is not any fun.  So lets escape that scene and start looking at houses for sale with acreage, countryside p...
