I still shake my head over the current real estate market. I have a listing, a nice townhome that is getting very few showings. And I had a new listing that went live this past Friday that was under contract within 24 hours after the first three showings produced three offers. Within the next 24 hours we had a backup offer that includes a $10,000 option.ย Some homes are gone in an instant. This one was priced well, it looked great, and was in a nice subdivision. I feel no empathy for any of these home builders as they whine and snivel about losing money. None. Zero, Nada. It all starts with the foundation, it that's not right then you're just building on top of a problem. This is a video at one of our new builds and it provided an ideal training video. Agents must understand basic construction and visit sites regularly, we make it a point to be out at least weekly. They don't do what you don't check, and there are countless examples over the years of builders cutting corners or completing shoddy work. He loves me, he loves me not. Really, he doesn't care, he's just doing his job. Agents love the appraiser when they get the results they want. When they don't, appraisers are the source of agent temper tantrums. The love hate appraiser relationship.Home sellers have similar reactions to appraisers. As a home buyer, you also know (should anyway) that the home seller is watching and listening to everything you say and do.
