A transaction that occurred in March led to some revelations for looking at the data for February. I'll explain, but first let's get to the data.Looking at price first, because this is where I had my... oh let me look at THAT moment this month because the price, as you can see the price hasn't been this low since 2013.  The average sales price was just $181,146 and the median sales price was at $154,500.  I wondered why the drop of 50,000 in just a month and there turns out to be two important things to factor into this month's numbers. The first is location, some of the under 100,000 homes weren't really on "Lake Sinclair", but were far upstream on tributaries that run into them and agents don't know the difference and check "Lake Sinclair" and not river. At Lane Realty we sell a LOT of lake homes.  We advertise ourselves as the Lake Sinclair specialists and we can tell you which coves have sand bars to watch out for and where the good fishing is at and what bridges you have be careful to check space before going under. But don't think that Lake Sinclair is all we do.  It's not. Recently we had two homes in Milledgeville that clients listed with us and they both went pending pretty quickly. There is so much to love about this wonderful home.  The landscaping is beautiful with beautiful blooms from spring to fall. There's a two car garage, nice greatroom with fireplace, 3 bedrooms with a roomy master, 2 full baths, lovely dining area in a bay window, but my personal favorite room is the sunroom.  It over looks a nice level back yard where you can have lots of bird feeders and watch nature. It would also be a great place for dogs to play or for children to have a nice swing set. Mostly I think you will LOVE the price.  It's under $150,000. Not many homes in this price range.Call Lane Realty to see this home right away.  I don't think it will be on the market long. I expect that June wasn't just a fluke. I think that we can expect "similar" numbers at the end of this month. At the half way point we're reporting just under 1/3 of the totals of June, but the price is slightly higher. The days on the market are up again, but that also means that some of those lingering listings are getting off the market. The high DOM was 973. Nope, not kidding, it was on the market for more than two and half years.  The great news is the low DOM was 4 and also the % of Sold to List price has climbed again to an average of 95.93% which is great.  So can we close another 21 listings to tie the number that sold in June?  I'm betting yes.

Lockerly Arboretum makes a wonderful day trip to visit in Milledgeville, Georgia.  It's just south of town and Rose Hill ( built in 1839) is a beautiful mansion filled with period furnishings. There are trails, picnic tables near the pond to bring a picnic and plenty of trails to enjoy a walk. Yesterday I posted about the former Governor's Mansion in Milledgeville,  today I'd like to share a little about the actual old Capitol Building. It's current on the campus of Georgia Military College, but also houses a wonderful museum.  Milledgeville Georgia- County Seat of Baldwin County that borders beautiful Lake Sinclair was THE ONLY city ever built exclusively to be a state capital.  I'm sure many of you might have know that Atlanta Georgia was not always our capital.  Milledgeville Georgia served as the capital from 1808 to 1868.  You can tour the former Governor's mansion which also at one time served as the residence for the dean of Georgia State College and University.   You can also tour the Old Capital Museum which is now located on the campus of Georgia Military College. This afternoon I was surprised by fellow AR friend Thom Abbott with a visit.  We visited at the office a while and then we headed to downtown Milledgeville.  We had a nice dinner at the Brick and then did a very quick (it was both dark and chilly) But I got to show off our former governor's mansion. I've been showing you bits and pieces of my new listing for a while.  First the amazing few a couple of weeks ago. Then yesterday three of my favorite photos.  Well I went to work on New Year's Day so you would not have to wait any longer. Why didn't my Lake Sinclair house sell? A unique look when I wasn't trying to list the property. Today I did a 'favor' for a friend who is a commercial real estate agent.  She has some listings for a client in town that are commercial and the client also owns some lake property.  So I wasn't after the listing, I was involved as a voice of experience to a friend. The house has been on the market for nearly 600 days.   It spent 6 weeks marked as "pending" and didn't close.  The house is a major fixer and the MLS indicates it needs some TLC.  The yard is a big fat mess There were just TWO photos in the MLS It's priced about $40,000 over the closest comps It's not hard to see and it's even very easy to say when I'm talking to my friend who is the agent for the owner.  Seeing this home has g...

Donald and I wandered around the old car show at the Deep Roots festival yesterday.  I saw an old chevy like my parents used to have, a 67 Camero like my friend David ... that was riding it when it caught on fire and yeah, it was toast.  Donald, he saw this former Military Police Hummer that is now GA state Patrol.  He was smitten.  They go way back! It's a rare occassion that I get to just wander around downtown Milledgeville for any length of time.  Yesterday Donald and I enjoyed a morning out at the Deep Roots Festival and we did just that, enjoy some time strolling around.  And of course we had to hit the GMC campus. Georgia Military College has been in Milledgeville since 1879. However, before that this beautiful building was the 4th State Capitol of Georgia in the 1800s for a period of 60 years.

There's no "right answer" for this question, but it is black and white.  As in it's in the contract, typed in black on white paper.  Time of possession is written into the contract in Georgia and that's when your keys will be delivered.  If the contract says "at closing" the time can vary a bit from the exact moment that you are sitting at the closing table at the attorney's office for funding or wire transfers to hit the bank. But when I read today that in some states you have to wait for documents to be recorded, that's not the case in Georgia.  If at the closing table the buyers have signed the deed and the loan is wired to the attorney and bank has released those funds and down payment has been wired or delivered by cashier's check then the seller walks out with a check and the buye...

My Donald got us some great veggies last week and he got himself some beef ribs. There are SO many reasons to shop at a local Farmer's Market that I don't know where to begin. freshness of product supporting local farmers knowing stock is grass fed knowing eggs come from free range chickens keeping our dollars in the local economy doing business with your neighbors I hope the weather cooperates in August. Well finally some information is available about the Milledgeville Mall fireworks.  Not sure why they were keeping them so "under wraps" until the week of the 4th.   They will be Thursday July 3rd with live music and entertainment in the front parking lot of the mall in the afternoon and fireworks at dark. Then on the 4th of July the Milledgeville country Club will have a show between 8 p.m. and 9:30 p.m.  Not sure exactly what time the fireworks will start.  And not sure if they will be visible from the lake or too far "inland" to see. I know of several un-permitted ( read not legal in Georgia) places around the Lake that will have shows Friday and Saturday nights, but you'll just have to cruise around the lake and look for those.
