Currently, the 4 most popular loans that we are working the most are the conventional mortgages (3% - 5% down payment), FHA loans (3.5% down payment), VA loans (0% down for qualified veterans), and the USDA loans (0% down) I personally have seen the most activity since Jan, 2009 with the USDA loans, having buyers that initiated 3 USDA loans, with 1 turning to FHA because of the income restrictions.  The other 2 loans closed without much of a hitch, in 3-4 weeks.  The USDA loan program (aka Guaranteed Rural Housing loans) is administered by USDA Rural Development offices.  It helps low to moderate income families purchase a home in a rural area with no down payment. I started selling Real Estate in Warner Robins GA in August of 2005 and December 2008 was the busiest month I ever had. I had 4 homes Pending in December and January 2009 is busier than last month. I haven't sold 4 homes yet this month, only 1 so far but I've been busy showing customers homes and working with customers on listing homes in Warner Robins almost every day this month. Warner Robins High School student council collects dresses to make prom dreams come true.There are so many formal parties and usually a girl wears a particular dress once. It makes sense to make those little-worn dresses available to high school girls who might not want to pay a few hundred dollars for a dress that they will only wear once. While reading the news online I read an artice by the Associated Press about Alan Greenspan being questioned about the current state of the economy, and he is quoted as saying that our current crisis is a "Once in a Century Tsunami" Really? http://www.foxnews.com/story/0,2933,443737,00.html Greenspan said that he felt that the banks would have had more concern for the shareholders and investors then they did. Is it not surprising that even the banks were swept by this Tsunami? I actually think verses the word Tsunami we should replace it with greed.  Because wasn't it actually greed that caused this? I spend the majority of my time either at work on the computer or out showing houses to customers. When I get off work at night I pick up my two year old from daycare and spend the evening with him. Lately he likes to watch Barney, play cars, run around the yard, and jump in the hot tub!
