Overall, there is about an 10.8 month supply of properties.  There was less that 8 months of inventory as recently as June.  Even though inventories are down since then, sales are also down. In the Under $200k arena, there are 165 listings in Suwanee, GA, with about a 9.9 month supply.  In June, there was a 4.8 month supply.  Inventories have increased, until September, as sales have slowed...  This is one of the rare segments that actually bumped in November, rather than December. As the year closes out, one begins to wonder what 2011 will bring. Read three reports....get three different answers. I don't know what the new year will bring in real estate for the Atlanta market, but I think we held our own in 2010. Short sales took a front seat to foreclosures; and, I think that will be the case for 2011. But if you are a home owner just wanting to sell your house....it can be done and 2010 proved that. The greatest line I heard this year....and, I use it a lot: "It is a beauty contest and a price war. You have to win both." If you are a home owner in the Atlanta market and you want to make a change, you CAN get your home sold. But are you willing to do what it takes? SUWANEE GEORGIA'S SNOW STORM OF 2011 We missed the bullet with ICE....THANK YOU!!!!  With about 8 inches of snow on the ground, I am glad I can work from home. This is Gracie. My VERY beloved,barely 10 lbs miniature dachshound.She is a love! And, she is NOThappy about being out in the snow.She has had enough and is headedin!!! The snow is BEAUTIFUL!  The great thing about snow in the South, is it gives you permission to be lazy and just.....BE! Our back yard:  We have a gorgeous back yard in the springand summer. But this ain't so bad either!     Views of our back yard. Beautiful winter wonderland. The hole in theground is our pond freezing over. IT'S BEAUTIFUL!!!   And, we are from snow country. My husband and I have great memories as kids of the fun we use to have during the winter. There is nothing more fun than being a kid and playing in the snow. HOWEVER, when you live in the South, snow is a big deal. We have been in Atlanta since 1982 and it is safe to say that we have not seen too many snow storms in our time here. But SNOW STORM 2011 is going to be one to remember I feel certain.  It is 10:52 p.m on Sunday night and it is coming down. As I watch t.v. I am so grateful I am inside and not out on the roads. For those of you in the North you will probably find this humorous. I know we did when we first moved here. The Atlanta real estate market continues to struggle with foreclosures and short sales.  Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011. According to the article, nationally, overall homes sales in October showed an uptick since bottoming in June of this year. What is motivating the buyers? According to the National Association of Realtors (NAR),  the success of a housing recovery will lay at the door step of job creation and availability of credit.  The tightening of underwriting guidelines is also stifling the housing recovery. And, in the same article, it is projected IF the Bush tax cuts are extended across the board, it could "help create an additional 400,000 jobs in 2011, helping to increase home sales by another 60,000-80,000."  (read more:  Realtor.org) From a local level, Atlanta continues to struggle as we close out 2010. The high unemployment numbers haven't budged out of 9% for months with current unemployment standing at 9.9%. Mortgage rates are now reaching some of the lowest rates on record.  The Fed is purchasing long-term investment products, the demand for housing remains low and the prognosis for jobs and an economic rebound is a very slow recovery.  Those combined factors are driving rates to historically low levels.  In mid October, the Freddie Mac Primary Mortgage Market Survey reported the average rate for a 30-year, fixed rate mortgage was 4.19%.  We may see fixed rates under 4%. In a recent meeting with top real estate companies, economists from Bank of America and Wells Fargo predicted that loan products are likely to change drastically in 2011.  They expect that we will see the end of ARM products or other exotic loans and go back to the days of simpler fixed rate mortgages.  Consumers will soo...

 The numbers speak for themselves.  Still little to no improvement in the Atlanta market place regardless of what you hear in the media. However, interest rates are great and home values are stabilizing.
