Stockbridge, GA Real Estate News

In studying the sales statistics for the last six months on homes from $190,000 to $600,000 in North Henry County, the following information was determined: A total of 20 homes were sold in this time period.  There are 21 currently on the market, 12 expired without selling, and 3 are under contract.  Twenty sold with 21 available means there is approximately a 6 month's supply of inventory assuming sales continue at the same rate. Hambrick Creek on Old Conyers Road sold 6 houses, the most of any subdivision. The highest sold price was $405,000 in Chapel Ridge and the lowest was $205,000.  Nine were definite foreclosures or short sales with several more likely.  Average days on market was 209 days.  Average sales price was $284,771, and sales price to list price ratio was 92%. With the rapid growth of the Internet over the past 10 years and millions of websites and pages competing for the coveted top 10 listings on popular search engines like Google, Yahoo, Bing and others, a good website alone is no longer enough to compete for your fair share of Internet leads. If you want to dominate your local competition on the Internet by dominating the top 10 search engine results for your targeted key word searches, you must do MORE than everyone else and do it BETTER! Today we must cast a much larger "net" on the Internet to get noticed and ranked higher on the search engines. Not only must we use our business website to promote ourselves online, but we must also use other websites, profiles and pages such as Google, Yahoo and Bing profiles; social networking sites s...

Real Estate Agent turned 'Change Agent' - Pt. 3 Because I'm a Change Agent, and not just a real estate agent anymore, and because the health of my business is so closely tied to the health of my community, I can't afford NOT to give away what I know.  Especially when I'm looking for people to help.   That's why I've drawn from my past work with pre-foreclosure clients, as well as the combined experiences and knowledge of my team of real estate experts, and put together an informative e-book to share with my Georgia neighbors everything that I have learned as a REALTOR about how a person can avoid foreclosure in Georgia. It's short and easy to read and understand.   It's also available FREE for the asking at http://AvoidGeorgiaForeclosure.com, and is intended for people in distressed sit...

In my last post, I introduced myself as a Change Agent, a pre-foreclosure specialist on a mission to save as many Georgians from foreclosure as I can, and a partner with our president-elect in effecting positive change in America's economy.   So how am I personally and positively affecting the economic recovery?   Well, I figure the economy won't recover before the real estate market corrects. And every time I help a seller sell before the bank takes their house, I'm helping that correction happen instead of allowing another foreclosed property to drag on the market. Foreclosures hurt the whole community and economy. Boarded up homes become a blight on the neighborhood, driving prices down, reducing the tax base and inviting crime. To that end I've prepared myself with Alex and Cadey Ch...

Every Saturday before Mother's Day our little town hosts a community event called Ole Stockbridge Days. This year marks the 17th anniversary for this little event. There's all kinds of hand-made crafts, one of a kind sort of things, hand-made candles, personalized crafts. I love to get jewelry at these events because you usually won't see other ladies walking around wearing the same accessories. If you would like information on a booth, contact Bill Reiller at 770-474-9757.For even more information click here.

Markus started kindergarten this year.  It was a time that I was dreading, as I knew as soon as he did, time would fly by and he would be graduating from high school. When the girls were younger, I didnt have the opporunity to do a lot with their schools besides be a room parent.  Some of their fondest memories are of things we did through the school. As I was looking at schools for Markus, I knew I really wanted him to attend Community Christian School in Stockbridge, Ga.  I just hadnt made my mind up completely.  Yes, I was a last minute, please let there be room type mom.Anyway, I reached out to the school to let them know that I am a concerned parent and that I wanted to be invloved. That is when the topic came up of being a Partner In Education. This is actually a great move if you wa...

A contract that is one-sided, favoring the party who drafted the document.  In fact, an adhesion contract can be so one-sided that doubt arises as to its being a voluntary and uncoered agreement because it implies a serious inequality of bargaining power. Courts will not enforce provisions in adhesion contracts that are unfair and oppressive to the party who did not prepare the contract.  Also called a take-it-or-leave-it contract.Contracts with a lot of fine print, such as franchise agreements, mortgages and leases, are sometimes challenged as adhesion contracts on the basis that the nondrafting party did not have a chance to bargain on the various provisions of the agreement. An insurance contract (property, title, life) also is sometimes challenged as being an adhesion contract.  Court...
