Good news! Brightwater has just gotten more affordable.  The rage today is finding foreclosures. Everyone wants to find that diamond in the rough or that great deal.  Foreclosures in the Brookwood High School District are hard to come by.  There have been very few in the more expensive neighborhoods.  There is one that was just listed in the Brightwater for $314,900.  That is quite a bit under the average price for the neighborhood. If you are looking for a foreclosure, contact me. I have access to all of the foreclosures as soon as they come on the market, giving you a competitive edge.

Why You Need a Home Inspection Buying a home is one of the most important purchases you will make in your lifetime, so you should be sure that the home you want to buy is in good condition. A home inspection is an evaluation of a home's condition by a trained expert. During a home inspection, a qualified inspector takes an in-depth and impartial look at the property you plan to buy. The inspector will: Evaluate the physical condition: the structure, construction and mechanical systems. Identify items that should be repaired or replaced. Estimate the remaining useful life of the major systems (such as electrical, plumbing, heating, air conditioning), equipment, structure and finishes. The home imspection does not estimate the value of the house. After the inspection is complete, you will...

If you are interested in buying a home or a realtor in need of business, now is the time to jump in the market or call all of your leads.  Down payment assistance ends October 1. This means that buyers will now have to come up with 3.5% of the value of the loan as a down payment. This will eliminate many of the clients that are going from apartment living to inexpensive homes since their mortgage will be less than their rent. If you are a buyer, I have officers that can close in as little as 12-15 days! Let's go out and find you that dream home. Here are some examples of homes that are available in Snellvile:   Foreclures in Snellville   Good luck and enter the market place to help our economy and your bottom line.

Snellville encompasses 2 MLS Marketing Areas: Area 65 which is Grayson/Snellville and Area 64 which is Snellville, Lawrenceville, Lilburn.  The good news:  In June, 36 homes sold in the 30078 zip code. This means that 27% of all homes sold in Area 64 resided in the 30078 zip. This is excellent considering that this area also has the 30044, 30047 zip and several others. What is more encouraging is the 206 pending contracts that the area has during the month of June.     Minutes before the start of the parade The parade leaders.   Harleys helping lead the parade.   Parade participant   The parde was a great success. Due to high gas prices, the fire department was not able to send the fire truck like they usually do. We improvised and had the neighborhood Harley owners and some of their friends help lead the parade. A majority of the neighborhood participated and their was a float decoration contest. At the end of the parde, everyone enjoyed bomb pops, cookies, water and juice boxes in the club house.

Our annual July 4 parade will be held for the residents of the Kensington community. Each year, the neighborhood has a parade complete with a Gwinnett County Fire Truck. The kids decorate their wagons, bikes, tricycles or whatever else they can get their hands on to show their pride in the freedom that we have in this great country. It is days like this that we can remember how blessed we are to live in a country where freedom is guaranteed and all can come together as a community. Have a happy 4th.
