I'm not sure when it happened, but, about a week ago, I started noticing that the city of Milton was being map correctly by Google. This may not seem to be a big deal, but, many homes don't map with GPS. The iPhone eliminates this as a problem now because with built in Google maps and GPS it will be a bit easier to find many of these new construction homes that were previously not mapping. Perhaps it will help to get agents to list homes correctly in Milton rather than in Alpharetta. For those familiar with the area, Milton real estate really is different than Alpharetta and a lot of buyers find the distinctions to be very important. As part of the "Housing and Economic Recovery Act of 2008" that was recently signed into law, Congress has created a new, temporary federal income tax credit to provide an incentive for first-time homebuyers. The highlights of this federal tax credit are as follows: The amount of the federal tax credit is for 10% of the cost of the home, up to a maximum credit of $7,500 . In essence, this is an interest-free loan that enables consumers to receive a tax credit on a dollar-for-dollar basis on their personal income tax return in the calendar year following the year of closing on their home. They begin paying the tax credit back the year after that and make equal installments during the next 15 years. The Crooked Creek HOA has voted to build new amenities and to privatize the roads and add a 24 hour manned guard gate. In April 2008 the Crooked Creek HOA Board presented a proposal at it's Annual Homeowners meetings to take over the ownership of the roads from the City of Milton and gate the neighborhood.  In addition they voted on a plan to improve the existing communtiy amenities with a nearly $4,000,000.00 investment (more on the amentiy project in a future blog).  The gating proposal will allow the community to manage the roads themselves and to add a 24/7 guard gate house and restrict access to the community.  Just over 80% of the nearly 450 votes cast at the meeting were in favor to the proposal.  Now the HOA Board needs to work out the details with the city staff and Mayor and C... 06/21/2008
