So get your mind ready    1 If you are buying a foreclosure do not start ouot by thinking, "The bank should be happy to take..." The Bank is not happy to take. In fact as 2012 progressed we saw an increased amount of multiple offer situations on foreclosures. Many going for more than asking. Are there still great deals? Yes. In our North Georgia Mountains , especially on the Southern end of the Appalachians, fall colors peaked this week. It was a tough fall for leaf watching. Just as we got close to peak a piece of Sandy hit us. For us in the mountains it was mostly a rain and wind event. There were some local power outages but nothing like the Northeast. Here is the dell I drive by each day to get to my home. I live in Big Canoe. Today is my wedding anniversary. 11 years ago the way we view this day changed. Now we celebrate on the 12th. This is a minor impact for us compared to what others went through. My subway stop in the morning when I worked in NYC was Cortland St , The World Trade Center. I worked about 2 blocks form the trade center. I worked in lower Manhattan for 10 years.  When the list of the dead came out and I went on line I went through it. There are people on that list that I worked with. As my wife says, "you should be glad we moved to Georgia . You could have been on that list." The tradegy still goes on as there are folks who I grew up with that worked in that area that are dead from different types of cancers. I have to tell you I am sicked and tired of hearing about the housing crisis, the housing bubble, or how when housing rebounds so will the economy. Along with the above phrases go the causes, People never should have got the loans. The government forced banks to make loans. Etc etc. It is all BULL. The problem in housing was, plain and simple the financial industry. It was the financial industry that got deregulated , had tons of money and needed a place to put it. They put it in housing. And when they could not stuff more in housing they created products ,which had nothing to do with buying a home and sold them too. So you can say to me , "Well isn't that a housing crisis.?" Have you ever done a Freddie Mac or Fannie Mae deal when there is a tenant in the house? Has the tenant been the former home owner who was foreclosed on? Are you doing a deal like this now? If you are read on. It is important for you and your buyer to know that Freddie at least, and I am going to assume Fannie, will offer the tenant a relocation package. What happens if the tenant does not want the package? What happens if they built the home and are attached to it? The fixing of the Libor rate has been big news lately. But what does it mean to us? It means a lot. Lets start by stepping back and looking at the U.S. Banking system. Banks use the prime rate and the fed funds rate in order to lend to each other. The prime rate is also used to set rates that banks use commercially. Remember that in Banking the accounting system is reverse of what it is in business. So if you get money it is a credit and not a debit. The thinking being money is a liability as it is not out there working for you. So Banks want to loan out money. Enter the "pesky" Federal Reserve Bank. Last week as in every week bunches of numbers come out about foreclosures. The numbers are high and the doom and gloom people talk about back logs, and banks "holding" tons of foreclosures. One fact that is very important and left out of the discussion is: Are you talking about a Judicial State or a Non-Judicial State when discussing foreclosure numbers ?  Why should I care? Georgia is a non judicial State. What this means is at the closing you sign a piece of paper, among the tons that you sign, that says if you fail to pay your mortgage the bank can foreclose on your property and does not have to take you to court. As a volunteer fire fighter here in our mountains the Summer heat and dryness pose fire hazards that are different from the winter. So here are some tips to stay safe in the summer. These tips are for around the home. Campers you have your own set of rules 1 In the summer we grill. And of course gas grills are more and more popular. Consider getting little flags and attaching them to the grill. In this way when the grill is on the flags could be in the up position and when it is off they will be in the down position. Imagine if you will global warming thaws out an ice berg in Siberia and suddenly UGG the cave man, having been frozen for 9,000 years springs back to life. The state of the North Georgia Mountain Real Estate market is improving. The mountains did not suffer the same growth spurt as many other areas of the country. Has the American Dream of home ownership shifted to renting ? This is the question I ask today. Why are more and more folks renting today?  The Renting argument 1 There are credit issues. It must be Spring in Big Canoe as well as in our North Georgia Mountains. The leaves are out on the trees and there are great signs of life every where. The above and below photo are of Mountain Laurel. Mountain Laurel is really pretty. This year it bloomed a bit early. The flowers are delicate and long lasting. The beauty of this woody plant is that is grows here wild. The leaves are evergreen so you have green year round!. It requires no care or feeding. You just sit back and enjoy the beauty. Yesterday I sat on our front porch and enjoyed our woods and this pretty gift from nature. The North Georgia Mountains whether you are in Big Canoe or not are where we at All Mountain Realty work.
