We have experienced positive trends again in the Atlanta market. Inflation is beginning to raise it's ugly head. So if you are thinking of buying, moving up or investing in real estate, or have clients thinking, don't think do!!!!  The positive trends that were experienced in October continued in a big way for November. The year-to-year percentage change for all single family closings was another double digit consecutive percentage increase. It was also the greatest year-to-year percentage increase on record.  Our housing industry had been down for 13 consecutive quarters, but it is a very good bet that 4th quarter 2009 will have a year-to-tear increase for all single family closings. It really amazes me how different parts of Atlanta have fared in the last few years.  In the middle of 2007 the real estate market in Atlanta finally began to take a hit.  In some areas the bottom seemed to drop out.  Other areas have held up reasonably well in comparison. Below are market graphs for single family detached homes in various parts of the Atlanta metro area. First the overall numbers that get reported in the local media. Then I have comparisons for North Fulton vs. South Fulton County. ATL home prices off 8.1 percent   According to the Standard & Poors/Case-Shiller Home Price Index, the price of a home in Atlanta declined 0.2 percent in October from the previous month following rebounds in price over the summer months. Still, prices overall are off 8.1 percent from October 2008, though that figure has narrowed. Full Story

The Missing (Tax Credit) Link - Part II Good news for 1st time home buyers! HUD has once again allowed a homebuyer to "monetize" their $8000 1st Time Homebuyer Tax Credit.  Monetization means obtaining an advance on the tax credit for the use of paying a down payment and other costs associated with a home purchase.  Without an advance, the tax credit would only be available once a tax return is filed after the purchase of a home.   Buyers beware: not all tax advances are the same.  Only advances made by State agencies and Hud-approved non-profits can be used for both the 3.5% down payment and other purchase related costs.  If the advance is made by any other party, including the lender, seller or an interested person to the transaction, then the down payment can only be used to pay cost...

Wow!  The financial markets are so unpredictable and volatile right now.  Thursday, a week ago, it looked like rates had a chance to improve to levels we have not seen yet.  Now, a few business days later, we are at 6 month highs.  What in tarnation happened? Here is the perfect storm that hit quickly:  1) The AAA rating of the US government became has been questioned and made a big topic2) The Treasury is selling a record $162 Billion of US debt the week of 5/253) Consumer confidence rises4) NABE saying recession may end in 3rd quarter5) Several big names in the news talking about inflation being a factor once the economy turns around So what happens from here?  That's a tough one but here it goes:  The markets are known to overreact and they have definitely overreacted this week.  We ...

  Update: After this post on HUD allowing TAX CREDIT ADVANCES, they have withdrawn the idea - typical HUD move.  Hopefully, they will address whatever their concern is and once again allow the tax credit to be used for down payment - the housing market needs it. The Missing (Tax Credit) Link! The $8000 tax credit is a great incentive for first-time homebuyers.  However, in a period when lenders are requiring larger down payments than anytime in recent history, it still keeps homebuying out of reach for many people. HUD has just announced that they will be allowing TAX CREDIT ADVANCES in the form of second liens through certain Federal, State and local government agencies and FHA-approved nonprofits. Dunwoody average prices have been fairly stable over the past 18 months but they are now at the bottom of their channel. Next month's numbers will be very revealing as to where prices might be heading. There were only 14 transactions in February which is extremely low. There haven't been too many foreclosures yet.  The foreclosures that I have seen have been mainly fixxer uppers. The Dunwoody area is just outside the Perimeter.  It has some very good schools, great shopping and is very convenient to Buckhead and downtown.  Total days on market seems to be trending down and the sales price to original list price ratio has been hovering around 90%.
