Decatur, GA    Benefield Realty Company was founded by C.E. Benefield in 1948. At that time most of DeKalb County remained undeveloped countryside and dairy farms. Mr. Benefield started out working with builders, finding spot lots for them, and handling the sales. Growth began to head East out of Atlanta and the demand for lots in DeKalb increased.     Beginning in the early 1950's and through the mid 1970's, Benefield Realty became heavily involved in developing subdivisions in DeKalb, Clayton, Fulton, Rockdale, and Gwinnett Counties. The primary emphasis was in DeKalb County. In many instances, C.E. Benefield formed a partnership arrangement with the builders through various corporations to buy and build on the lots he developed. In all instances, Benefield Realty marketed the new hom...

THIS IS WHAT IT'S ABOUT!  Hey, Hey, Hey!  Remember this post from a week ago? Creating an Appetizing Presentation! UNDER CONTRACT IN 10 DAYS -- 98.6% OF ASKING PRICE! THIS IS WHAT IT'S ABOUT!   So much is to be said about having the right Realtor, the right price, and a home stager!  I am particularly proud of this project because this client researched Peachtree Home Staging and selected our company to home stage this vacant home from our Internet presence and Web site.  But here's the interesting part -- they did not have a Realtor in mind.  Searching for a Realtor was going to be their next step after staging.  I was able to refer them to some great Realtors and after the interview process they selected one that I had referred. Many Realtors refer my services to their clients -- Not ...

Creating an Appetizing Presentation . . . A long time ago I did a post relating staging to a master "STAGING" chef. "Professionally staging a vacant home for sale, to me, is like a Chef that has exceptional skills and demonstrates the ability to select the correct utensils necessary along with the freshest ingredients and hand picked spices to create an exquisite meal that appeals to the majority of palettes." "Professionally re-designing an occupied home for sale, is like a Chef that has exceptional skills and demonstrates the ability to work with inferior, but adequate utensils, average canned goods and the standard condiments at hand to create an exquisite meal that appeals to the majority of palettes." Peachtree Home Staging staged a a mix of both vacant and occupied homes last week...

Foreclosure is a term that gets thrown around so loosely that a lot of people use it interchangeably with HUD homes or REO's. In my area, Atlanta Georgia, foreclosed houses are auctioned off the first Tuesday of every month on the courthouse steps of the county where the house is located. Anyone with readily available funds can buy one right there on the spot. The homes that do not get purchased on the courthouse steps, have been through the foreclosure process, and title then reverts back to the bank, or their insuring entity such as Fannie Mae or HUD.        So you want to buy a foreclosure? Here is a step by step process: These homes are advertised for 4 weeks in the Counties legal paper, which is the cheapest way to find them. You can subscribe to other publications that make the se...

Recently I blogged a post regarding road kill -- "1970's Traditional Formal Living Room Doesn't Have To Be Road Kill". Sometimes these homes from the 70's can be overwhelming -- the ROAD KILL to the real estate sale.  If there is updating for the buyer to contimplate . . .  then the road just looks that much wider to the buyer; with that many more lanes to safely get across. So, just like the chicken that crossed the road to show the possum it could be done . . . Peachtree Home Staging implements their staging talent to show off how really great this 1970's family room will accommodate the buyer's budding family.  Step one -- note the painted paneling   Step two -- when the room is already cozy it pays to show off those new hardwoods! Step three:  Those old built-ins certainly can "come...

2391 Greylock Place in Decatur GA is for sale for $299,000. This Ridgeland Park home is a charming all brick bungalow that was built in 1949. There are 3 bedrooms and 2 full baths. It has hardwood floors throughout the main floor. The tiled kitchen has been expanded so that now it's an eat-in kitchen, unlike many of the original homes in the neighborhood. Parking is available in the 2 car carport and the level driveway. A separate dining room attaches to the kitchen and flows into the front living room. There's a large master bedroom on the main floor with a private bath with tiled shower. Outside of the master bedroom is an office/library with built in shelves. This room was originally the 2nd bedroom in the house. Across the hall is now the 2nd bedroom on the main level. There is a fu...

2805 Lincoln Dr Decatur GA for Sale - Washington Park  This home was completely renovated in 2007, including new kitchen with granite counters, new cabinets and appliances. A 2nd full bath was also added to the home as well as additional square footage and a new sunroom. There are 2 bedrooms and 2 full baths, living room, sunroom and stepsaver kitchen in this home. Enjoy the privacy of a home for the cost of a condo without the fees! A little history on this Washington Park house - In the summer of 2007 my buyer bought this house and did extensive renovations. Tax records show square footage of just over 1,000 square feet. I am not sure that's accurate anymore. When my client bought the house, she added the sun porch on the side and extended the back of the house to enlarge a bathroom, ...

Years ago, when I was giving my son a ride to elementary school, he asked me, "Mom why did the chicken cross the road?"  I said, "I don't know, Aaron.  Why did the chicken cross the road?"  Aaron said, "To show the possum it could be done!" Let me show you just how insightful my son was coming up with this clever yarn. When I go visit a vacant home to prepare my proposal I am ALWAYS confident staging will make a huge difference.  That is the case for this home that Peachtree Home Staging just staged in Decatur, GA, an In-Town Atlanta community. This is a great, solid, 1970's built traditional family home that needed some expertise to pop it into a 2010 "OMG, I want it" presentation!  Here in Atlanta the huge formal living that seems like wasted space can often become road kill to the RE...

The Childhood Home I am an Atlanta native, one of the few left I believe. More precisely a Decatur native, which is a quaint little town just 7 miles east of Atlanta. A few days ago, I had an opportunity to drive by my childhood home. It was sort of a small house by today's standards, but remains in a great neighborhood to this day. The back yard of the home abutted a small area of woods with a trail that led to the playground of the elementary school.  On the other side of the school was a forest, fairly sizable, that was great for explorations as a kid. On the other side of the playground was a ravine with a single set of train tracks running through it. What a great place to grow up. My end of the street had about 30 homes, and to this day I can still name every single neighbor and t...
