It was quite a debate this morning over my subject matter. I thought about writing about my latest experience with a buyer. I thought about writing about the market, and how many calls I have had lately. But the biggest issue in my thoughts today have nothing to do with real estate, and I'm just going to go with my gut. I have a Tony Robbins CD that I listen to in the mornings when I work out. If you are familiar, you know that there's a part where he says to speak out loud all the things you are grateful for. Many former homeowners are now renters, and most rental apartments or houses have a "No Pets Allowed" policy. One of the most unfortunate and distasteful fall-outs from this Housing Crunch is the animals that are left behind. Literally left behind in the house or condo to live or die. Many families drop off (surrender) their pets at the local Animal Shelter, Humane Society or some form of Animal Rescue League. I am a current and active member of the Dawson County Humane Society, and a former Board of Director member, and I can tell you "We are Full", and at times, just do not have any room for additional animals. I'm old fashioned, I voted today, today is Election Day correct? ( I also do not open my Christmas presents early, nor my Birthday presents either). This has been a very interesting capaign so far. I'm also so over it! NOW, can we get back to the business of buying and selling Real Estate? Our country is in a big mess, and I do not care who's to blame, (we can sort that out later if need be). Our number one priority as Americans and especially as Realtors, we must help put a stop to this Foreclosure mess that is smothering our industry. (1) My plan is to focus on selling under-priced houses as quickly as possible. You know I don't like getting political on AR. So I will keep this to a minimum. But did anyone else see that piece on CBS this morning yesterday about Patriotism? It seems one of our political candidate's thinks that Patriotism gets in the way of democracy. This coming from a person who admits on National Television to attending and participating in flag burning ceremonies, and admits he will not stand with hand over heart pledge to our flag, or participate in our National Anthem, but would rather hear "I'd like to teach the world to sing" instead. It is so much fun to bash Congress that it almost seems wrong to say something nice about them. Yesterday in between work and showing homes I had the bail out hearing on in the back ground. I am so happy that Congress is not going to be stampeded into this program which looks worse and worse upon examination. I learned there were 3 buyers for AIG but they held out for Uncle Sam figuring they would get a better deal. They were wrong. I learned that these guys want to sell toxic paper at a high price. I also learned that the FBI is investigating Exec's at Fannie and Freddie for fraud. The more I learn the more I am in favor of a full vetting of this issue before we go on the hook. So Horray for you folks in Congress. We do indeed live in strange times.

I have posted on Mountain lakes this week. In part one I included a map showing that all the lakes I would be blogging about are with in a 20 mile circle. We have some great lakes for boating and fishing in North Georgia. The following are photos of Crystal Falls. This first picture is from the marina overlooking the lake. The Lake is 411 acres and in fact is the Reservoir for Dawson County.  You can have people powered or electric motors on this lake. This Second photo is the development itself. Recently, a series of events involving "contractors" left me with this thought, " Are there any Real Professionals left out there anywhere?". I'm sure you have  experienced this as well. People who just don't perform or measure up to your expectations. Of course you can decide to never "use" these non-professional people again, other than that there isn't much you can do about it. But if you know me, then you know that I always try to find SOMETHING positive in every situation. For a long while now, North Georgia has been facing terrible drought conditions. The Dawsonville area has always been proud of our beloved Lake Lanier. We have begged, prayed, and danced for rain over the past 2 years. But the water level has continued to go down...down...down.... Believe it or not, we only have a few weeks left of this beautiful green summer here in the North Georgia Mountains!  This is a photo I took of the river near my house. All summer you could sit and watch people enjoying the river in canoes, kayaks, and big yellow tubes. Screams of delight from children having the time of their lives. It's been a wonderful summer. Now in just a short time, these beautiful green leaves will begin to take on an orange hue. Soon we will take our annual drive through the mountains to see the magnificence of orange, yellow, and brown cover the land in a sight so beautiful you can't capture it on film. I have been observing a new trend from information I have gathered from web articles, blogs, and even television commercials. It is more obvious among 25-40 year olds in the middle to upper income class. The trend is that they are not spending money. They have made a committment that they will purchase only necessity items until the end of the year. Realizing that they don't "need" even half of what they have, they are seeking happiness, peace, and enjoyment in life from the more simple things.  They are forcing themselves to be more resourceful, and learn to live without so much "stuff". Looking at the glass half full, I see people learning new values in life. I attended a meeting last week and heard it from a pretty reliable authority that all the prophets of doom and gloom are wrong! Hopefully, this is not a suprise to you.I love listening to people speak who concentrate on the postive, and not the negative side of things. For example I learned that:98.8% of homeowners pay their mortgage payment ON TIME. Another 1% pay late, but still make the payment. Let's see, that means that 99.8% of homeowners are not losing their homes. And only .02% are being foreclosed on. These are not arbitrary numbers. This gentleman, Frank Norton Jr., is a very credible authority on the subject.
