Active listing and November 2011 Sales. As of Dec. 11 we have 221 Single family homes listed in First MLS for sale in Lumpkin County. We show an additional 27 homes under contract.  First MLS list 17 homes that closed in the county during November. Of the 17 homes that closed 11 were foreclosures. The highest sales price was $205,000 at 514 Morgan Ln. The lowest sales price was $14,000, a foreclosed mobile home on MT. Olive Church Rd. I sold another foreclosed double wide that was not listed for $14,000. We show 19 townhouses or condo's on the market and one contract pending contract. There were no closed townhomes or condo's sales in November. There are 239 developed lots listed for sale with 1 under contract.There was only one closed sale, 2.39 acres on J Mountain for $15,000.     I expect to see some good deals over the next two months. I think there will be some banks that will want to get some properties off the books before year end.    The number of properties on the marked has dropped considerably over the last few months. I have several people looking and we are having trouble finding what they are looking for. One of my closings for October was a couple that I have worked with for 18 month's to find just the right property in their budget. That just goes to show you that if what you are looking for is not on the market today it will be sooner or later. The key is to be ready when it hits the market. As of today Nov. 12 we have 230 Single family homes listed in First MLS for sale in Lumpkin County. We show an additional 29 homes under contract.   First MLS list 23 homes that closed in the county during October. Of the 23 homes that closed 14 were foreclosures. The highest sales price was $275,000 at 360 Black Falls Road and two tied for the lowest sales price, $10,000. They were both mobile homes one in Stonehenge and the other in Camelot mobile home parks.   We show 19 townhouses or condo's on the market. No contract pending or closed sales.   There are 242 developed lots listed for sale with 1 under contract and no closings during October.   The land farm section of FMLS has 106 active listings and 1 pending sale and no closings for October.

As of today September 9 2011 we have 277 single family homes listed for sale in Lumpkin County. We also show 34 additional homes listed as under contract.   First MLS list 17 homes that closed in Lumpkin County for August. Only 7 of them were foreclosures and a couple more were short sales. The highest sales price was $329,000 at 61 Quartz Way in Achasta and the lowest sales price was $12,000 at 96 Tobacco Pouch Creek Rd. It was a foreclosed single wide.   We show 18 townhouses or condo's on the market. Two condos sold in The Summit, one for $185,000 and the other for $162,000. Two others are under contract.   We still have an oversupply of lots for sale with 259 on the market and only 3 sales in August. The highest lot sale was in Achasta, was listed for $235,000 and sold for $136,000....

As of Today August the 10th we have 282 Single Family homes listed for sale in Lumpkin County and an additional 35 homes listed as under contract.   First MLS list 18 homes that closed in Lumpkin County for the month of July. Fourteen of the eighteen sales were foreclosures.   The highest sales price was $400,000 at 12 Birchwood Dr. and the lowest sale price was $13,000 at 220 Elliotts Ln.   We have 14 townhouses and or condo's on the market. No closed sales for July and 1 pending contract.   We still have a oversupply of developed lots on the market. The Facts 19 Single Family homes listed in First MLS closed in June. I closed one other one that was not listed in the system.     12 of the 19  home sales in FMLS were foreclosures! The unlisted property I closed was also a foreclosure.    As of June 11, 289 Single Family homes are listed for sale in Lumpkin county with an additional 32 pending contracts.    The highest sale price in June was $325,000. The home was almost 5000 heated square feet on 16 acres. The home was in great condition.    The lowest sale price was $25,000, a foreclosed double wide on an acre at 47 Betts Mine Road.    We have 265 developed lots listed for sale and one additional lot under contract.  April 2011 FMLS Data   As of May the 11 we have 314 homes listed for sale in the FMLS System for Lumpkin County.  We had 12 homes to sale in April, 9 of the 12 were foreclosures.   The highest sale price was $399,000 at 67 Quartz Way in Achasta. The lowest sale price was $29,000 at 437 Flanders Rd. in Wellington.   We have 319 Developed lots listed for sale. Only 2 lots sold, 5.2 acres on Grindle Bridge for $50,000 and 2.9 acres on Hamp Mill for $25,000.   Eighteen townhouses are listed for sale and 1 sold, a unfinished unit in River Knoll for $83,500.   The land farm section has 109 active listings. We had one sale, 44 acres on Azalea Ridge. It sold for $176,000. That is $4,000 per acre! If you know anyone who needs to buy or sell real estate please pass my name and number on to them.

Bear On the Square Festival in Dahlonega, Georgia.  Great Spring Fun! Dahlonega, Georgia is full of fun festivals, great shops and historical sites.  The Bear on the Square festival along with the Gold Rush Festival has no doubt put this little gold mining town on the map when it comes to North Georgia Events.
