If you were thinking about a mountain home Big Canoe is a great buy right now. There are over 300 homes on the market in Big Canoe. You might say, " Whats wrong in Big Canoe. I am here to say as a resident of this great community nothing.  Circumstances have slowed the growth in our mountains. People used to retire at 55 Now they re 65 or older. So the feed of active Retirees has slowed. Folks are living at home longer and have their children back from college living with them. The issue not being able to sell their current home exists but this issue is slowly getting better as prices rise. So what this all means is Big Canoe homes as a part of our great mountain offerings are priced really really well. Well we really have been in the news as Big Canoe once again gets snowed in. Of course all the scenes are Atlanta, including the stuck cars etc.,  So what do things look like in the North Georgia Mountains in the snow ? This first image is part of our winter wonder land. The trees are covered in snow. It is interesting how in the snow landscape changes to a black and white view. This is a color photo.   This photo was taken a day later. The color is coming back to the woods. It is of the same area. We got about 7 inches of snow over 2 days.  Here yopu can see the mountains are covered.  The snow event started Tuesday. Many folks who live a little lower down than I do were able to move around OK by Friday. For me it was Saturday.  Now it is Sunday about 58 degrees and sunny and the snow ...

The North Georgia Mountains once again got some snow. I am snowed in again. VERY RARE. But despite what you may hear or see about Atlanta ( 60 miles South of us) the situation here was not as bad. Yes the weather man was wrong again about the timing and the accumulation. So how was this handled in Big Canoe ? If you were coming as a guest or to do work the community gates were closed. This reduced the over all traffic . Also the emergency plan for weather went into effect. So if you made it home to Big Canoe you were directed to the Ball Field in Wild Cat. From there it was  determined whether or not you could make it home. Folks like me at the higher elevations could not. But I heeded the warning and got home before the roads became impassable. Security with 4 wheel drive vehicles and ...

Today is a snow day for some of us in Big Canoe. Now I know large parts of the country got clobbered by the winter storm, but here in Big Canoe we got a winter dusting of about 1 to 1and 1/2 inches. You may think no big deal but when you are 2500 feet up and the roads twist and are sloped it is a SNOW DAY !! The winter weather is part of living in the North Georgia mountains but it is not really too bad . Here is why. 1 Yes it is cold today but already the sun is melting the snow and tomorrow the roads will be fine. 2 If you are lower elevations in Big Canoe say around 2000 feet and lower the woods are white but the black top is clear for the most part. ( I am above the snow line at 2500 feet or so. 3 It is absolutely beautiful out. My camera is in the office so sorry no pictures. 4 In ...

I hate to be the one that jinx us here in the North Georgia Mountains, but ENOUGH IS ENOUGH!!  It has rained way too much;  too many days and way too many inches! Today my rain gage was emptied TWICE and it is still drizzling! How do people do it in Seattle, I ask! Then again, they have the ocean not that far away and those gorgeous mountains that blow off steam now and then.  But I digress... Normally (is there such a thing these days?) we in North Georgia get about 44 inches of rain a YEAR, temps are in the high 80's and humidity is right along side of the temp... I know, not too ideal, right? But we are very used to it!  We like hot sticky summers...they go great with baseball, water rafting, lazy napping under the fan on the veranda while drinking sweet tea! it gives a reason to SSS...

The weather for the eastern part of the country this summer so far has been rain , rain, and then heavy rain. This was different from the spring when it was just rain. Even us folks who live in the North Georgia Mountains were getting a bit depressed. But then 2 days ago...         This lovely hole in the clouds appeared. There was blue sky ! The sun is now out.  So in words of the last stanza of a famous song " wait a minute it stopped raining. Guys are swimming Guys are sailing Playing baseball Gee that's better Motha fadda kindly disregard this letter" This picture was taken outside our office in Marble Hill. The beauty of the North Georgia mountains coupled by its affordability make this a great place to live.

There are currently 270 homes for sale in Big Canoe. The number continues to hover around 10 percent of the total number of homes in the community. The good news if you are trying to sell in Big Canoe is that the number of contracts are up some what this month and over last year. If you are a buyer there is good news for you too ! There are 59 homes in the community currently for sale with a price of 250,000 or lower. These prices are really a lot lower than before the bubble burst. If you were looking under 250,000 5 years ago you might have seen 10 houses in that price range. However the number 59 is LESS than it was 4 months ago. Buyers are seeing the bargains and buying up the inventory. Big Canoe is a unique mountain community. It combines nature with amenities. You can do as littl...

Mind 1.  As a member of the Big Canoe Volunteer Fire department and the North Georgia wild land task force I extend my sincerest good wishes and share the sorrow of the loss of 19 wild land fire fighters in Arizona. Many of us are volunteers and give back to our communities. I do not know if any of the members of the lost crew or the other fire fighter lost were volunteers. Bu it really does not matter. The fire that took them didn't care. Mind 2. As a member of the Big Canoe VFD we are often called on to work in nature, In this case the call came for a rescue. The recued victim is pictured  here.   A Red Tailed Hawk Chick was on one of our roads crying.  J Thomas is holding him. He ate well at the station and was a local star until a wild life shelter came and got him. I have been inv...

You could argue that it is not Spring in Big Canoe. After all our mountain temperature dropped into the 30's and the 20's at night right after the first day of Spring. We even had 2 days of snow. Not a ton of snow but enough to cover the roads and look pretty before it melted . So is it Spring?   Going around in Big Canoe we are seeing sights that indicate it is spring.   You can see that the young men's fancies have turned toward love. Judging by this group if this were ancient Rome,... well you fill in the rest. Flowers are starting to bloom and while we have not cleaned out the chimney yet to end the winter season  we can for sure see signs of spring. Spring in Beautiful in our North Georgia Mountains. In our area we have snow birds and half backs. These are folks who are just tired of winter and are looking for a place to escape the relentless cold and dreary winter days.  These folks start out as snow birds. A snow bird is some one who passes through our area on their way to Florida in the winter. Florida in the winter is dry warm and breezy. Especially in the Southern part of the state. Those snow birds move and after 2 or 3 summers some of them become half backs. I have back is someone who moves North but not all the way back north to where they came from in the first place. Some luck folks have a home in Florida for the winter and a home further North in the summer. This leads us to why the North Georgia Mountains are such a great place to live year round   Here is what happened ...

Our last 2 Mountain Real Estate reports focused on the community of Big Canoe and the North Georgia Mountains. The Mountain real estate report is heard on the radio weekly and is also streamed on line on Thursdays usually around 10:30 am Eastern time. You can also hear the show as we store the last 10 of them on our web site, www.allmountainrealty.com. The first show talked about why North Georgia. A lot of folks who travel the I 95 corridor do not realize that there are mountains in Georgia. With our mountains being close to Asheville, Chattanooga , and Atlanta we are an ideal location. Also being in the Southern end of the Appalachians , we have milder winters than most mountain folk. So our first stored show talks about our mountains. The latest show talks about Big Canoe. Once again the Big Canoe Oktoberfest was heavily attended and a blast. The temperature was in the 70's and there way little humidity. The food was German fair with many different types of beer. So we all go off our diets for a day. Of course if you wanted to you could polka some of those calories away   The tents are set up in a really flat area. Yes we do have some flat areas here in our mountains.   Once again the event was sponsored by the Big Canoe property owners association. Admission was free. Big canoe is a destination. It is a place to call home . it is full of family fun. Currently we have over 30 homes on the market at 250,000 or less. There has never been a better time to buy in Big Canoe.
