Man Stages Coffee Table And Sells It In One Hour! Week prior, man does NOT stage coffee table and it lingers on Craigs list.  Moral of the story... It pays to stage. Need more proof? Here it is: This is the before picture of the living room. Now mind you, I love antiques and have a few in my own home. However, not everyone does. Here's the same room after being professionally home staged: As you can see, we went with a transitional look and feel. With fewer items, the home actually shines through. Here's the dining room before home staging: Keep in mind that the homeowner was in the middle of getting a few things done. Hence, the ladder. Here's the dining room after: While I loved the buffet, it was eating up way too much real estate. Kitchen before: Kitchen after: Again, we aimed for a...

Virginia Highland Home Staging After Pictures According to Wikipedia, Virginia Highland, named after the intersection of Virginia Avenue and North Highland Avenue, was voted by Atlanta Magazine and Creative Loafing as the 2011 Best Overall Neighborhood.   We staged this Virginia Highland home last week and am pleased to report that the agent, who held a very well attended open house yesterday, has two potential buyers with two more in the wings. Here are the after pictures: (all photos were taken by Iran Watson) This formal living room is the first room you see when you enter the front door.  As you can see the family room is long and narrow. The solution - we divided the space into two distinct sections; one side is an office, the other a spot for the famil...

Normally I try to share GOOD news, but after reading an article in the Atlanta Jounal Constitution (AJC), I thought this is something every Atlanta home owner - and home seller -- needs to know... From August 2010 to September 2011, Standard & Poor's Case-Shiller Home Price Indices reports that Metro Atlanta home prices fell sharply (to a new low) - which is suprising because on a national level, home values are up 0.1%. The average Metro Atlanta home sale price was 4% lower than in was in 2000.  This was the largest decline for a major US city. I'm sure your first question is WHY??? There are several possible reasons quoted by the AJC and local real estate professionals: Close to 30% of the home sold in Metro Atlanta are foreclosures The percentage of short sales are also significant A...

YES, you read the title correctly. YOUR listing agent called ME and asked ME where to Market YOUR home? WTH????? I guess this is one thing you have to love about real estate...you just never know what is going to come around the corner. My phone rang while I was in a meeting this morning. The message left no reason for the call. Just that I'm Ms. Kathy WhyNot, real estate agent. Hmmm, strange if you were calling about one of my listings, why not let me know which one. I return the call later. This is more or less the exact words out of Ms. Whynot's mouth.... "I have a listing in Virginia Highlands and my client knows that you are very well connected in the Midtown Atlanta area and I want to ask you the best place to advertise this listing to reach all the people in Midtown. I think it i...
