(edit/delete) May 2009 residential real estate sales volume in Athens - Clarke County, GA showed another large decline of over 6% in the 12 month sliding sales volume from April.  The average Days on Market (D.O.M.) rose again by almost 3%. Both the average and the median sales prices remained virtually flat, again, and are still both above what they were a year ago. At the end of May there were 187 pending sales of residential property in Athens - Clarke County. Residential properties include single family homes, duplexes, triplexes, condos, townhouses, mobile and manufactured homes. The Associated Press released it's interactive economic stress map, a map of every county in the U.S. and how it scores on the economic stress index. Athens-Clarke County GA scores and 8.02, which is one of the lowest (and best) scores in the country. The five counties that make up the Greater Athens Metropolitan Area, Clarke, Oconee, Oglethorpe, Madison and Jackson all score low on the index. These great economic scores are attributable to the presence of the University of Georgia and the state and federal government jobs that come along with it. The Athens area is benefiting from the University presence by lower unemployment rates than both the state and national averages. Georgia Governor Sonny Perdue, yesterday, signed a Georgia home buyers tax credit on the day before the deadline for his signature. If he had not signed it, the bill would have become the victim of the "pocket veto". Governor Perdue's signature was in doubt but some last minute legislative lobbying and discussions managed to convince the governor to sign the bill. The bill, HB 261, provides a one time tax credit to the buyers of single family homes, in Georgia between June 1, 2009 and Nov. 30, 2009. It is independant of the federal income tax credit of $8000. The credit is available to all home buyers, not just first time buyers. The credit amounts to 1.2% of the purchase price, or $1800, whicheve is less. Here is an summary of the consequences of foreclosure, deed in lieu and short sale: BUYING A HOUSE:  A homeowner who loses a home to Foreclosure is inelegible for a Fannie Mae backed mortgage for a period of 5 years.  A homeowner who successfully negotiates and closes a short sale will be elegible for a Fannie Mae backed mortgage after only 2 years. The University of Georgia Block and Bridle Club hosts the 35th Annaul Great Southland Stampede Rodeo April 16 - 18 at the Livestock Instructional Arena on South Milledge Ave. This is the only on the Professional Rodeo Cowboys Association circuit that is completely run by students. There will be exhibits and entertainment for children and adults. Friday night is "Tough Enough to Wear Pink Night" —  where $1  is donated to the HOPE Foundation for every person buying a ticket that wears a pink shirt.
