The following are the market sales statistics for Winter Park, Seminole and Orange Counties, Florida for May 2010.  Winter Park is made up of the zip codes of 32789 & 32792.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. Of the Winter Park properties,  18 are Distressed Properties, that is Short Sales and Bank-Owned. The day before yesterday, I attended a broker open in Winter Park FL. It was a very posh home, custom built in 2005. It had the architectural detail of bygone eras. The kind of house that would have been constructed in Winter Park a century ago, complete with a coach house above the garage. Yet it also contained all the wonderful artifacts of modern-day living. A dream of lifetime. The homeowners have already moved out. The only personal item of significance remaining was that of an oil painting of the lady of the house, hung in stately resplendence over the fireplace mantel. In a way, the painting had an eerie reminiscence. Just a short walk of one block in the neighborhood of Lake Knowles in Winter Park FL turned up these gems.   A contemporary Florida Keys home on a corner with dormer windows sculpted landscaping.   Tucked in among mature landscaping.   Italianate with arched windows and facade.   Southern Plantation with 2 wings separated by a courtyard pool.   Tree-lined streets with a country feel that’s close to everything.   In a one-block area, several homes were for sale. One was for sale by the owner. Another was a never-occupied REO/Foreclosure property built on-spec by a local builder. Other houses were listed by area agents. Another (not shown) was a teardown/rebuild. Interspersed among the beauties shown above are older, more modest houses, also ripe for teardown possibilities.

After seeing inventory levels decrease in the luxury end of the Winter Park FL real estate market, inventory is climbing once more. It’s spring, after all. When azaleas bloom, so do For Sale signs.     Months of Inventory shows a sharp decrease, the result of 6 properties having sold in the month of March when only 3 sold in the previous 2 months.   The price differential between Active listings and Sold listings has widened, which means buyers are buying at the modestly price end of the market. This is borne also out by the decline in Price per Square Foot.

While 119 luxury homes in Winter Park PL are currently on the market, only 11 were sold in the last 90 days and 15 have pending contracts.
