I noticed a couple of expired listings recently that had each been on the market for over 300 days. If you read my blog or follow me on twitter @RealtyOptimist, you know there are not a lot of homes available for sale in Orlando. The lack of inventory even appears to be effecting our pending and closed transactions. It begs the question why did these home listings expire after such a long time on the market. These particular houses were both upscale custom homes in Winter Park. They were both listed in the $700,000 range which is pretty much the average list price in Winter Park.  Operation Christmas Child 2012 underway! Operation Christmas Child 2012 underway! I’m so glad that my church- Aloma (Baptist) Church, Winter Park, FL- has once again partnered with Rev. Franklin Graham’s Samaritan’s Purse organization for another year. Last year, our church had a lofty goal:  filling, collecting and sending 1,000 shoeboxes.  When all was said and done, our church had collected over 1,300 shoeboxes- and they were on their way to other parts of the world where they were surely going to make a difference in some children’s lives.  Some children (such as the one from Haiti in the photo above) might never have gotten a gift prior to the shoebox nor one since- but I’m told there were smiles all around when the shoeboxes arrived. Winter Park, FL:  R.I.P., Free Speech Winter Park, FL kills Free Speech Death is always a strange thing- the most somber of stages in the circle.  What caused the death?  Was it expected- or was it a tragic accident that stilled the dearly departed? Here in Winter Park, Florida, there's no question what caused the death of our dearly departed Free Speech:  it was none other than the Winter Park City Commission. As the article discusses, there were a number of folks who chose to exercise their Constitutionally-guaranteed right of free speech a month or so ago.  Funny thing, though- Winter Park has chosen to side with Jenna Tosh, CEO of Planned Parenthood of Greater Orlando rather versus that dusty ol' "U.S. Constitution" thing. Florida Home Buyers Beware when Seller cheaps out on repairs...    Sellers "cheaping out" on repairs happens much too often.  The Florida Home seller who is contractually obligated to fix a few things hires the cheapest handyman to just slap the job together...or maybe even lets the 14 year old son who needs an allowance do it. Sorry, but that is not acceptable.  The Florida Far-Bar contract calls for repairs to be completed in a workman like manner with a licensed person.  It also states that they have to provide buyer with receipts for any repairs or warranties.  I expect both. I have a closing right now that is being delayed because the seller does not have a invoice for replacing the electrical panel (lender condition) and Seller was contractually obligated to hire a licensed electr... 07/23/2012
