We’ve all heard this euphamism used when somebody reacts to bad news by blaming the reporting person or agency, which is exactly what happened in yesterday’s Tallahassee Real Estate Blog about Piney-Z home sales. I wrote an article with updated facts about the Piney-Z neighborhood in Tallahassee. The reader was obviously very upset that home sales in Piney-Z have fallen, both in the number of homes sold as well as in the average sales price, and left a long rant in response. Another great Tallahassee neighborhood is seeing tough times in the Tallahassee real estate market. Piney-Z, a great in-town neighborhood, has seen average home prices dropping nearly 27% and unit sales dropping a staggering 83% over the past three years! I have seen some blogs and even a recent article in the Tallahassee Democrat that claim that Tallahassee has not seen significant drops in either home sales or home prices, and of course they do not provide any data or basis other than opinion to support these claims. I would encourage these authors to talk to people trying to sell a home in Piney-Z right now, I’m sure that their opinion might change. The average number of homes selling in Southwood has dropped 74% in the past three years, and the the trend is continuing to head down. We are seeing pricing pressures across the board, and many people who have recently sold and closed on their homes in Southwood will look back with relief that they got out. New construction prices are being offered well below what was available in the past, making the newer homes priced even lower than most resales. Prudent home owners are lowering their Southwood home prices as they realize smart home buyers will not pay as much for an existing home as they will for new construction. Every month we update our Tallahassee MLS report which shows the supply and demand dynamics of the entire area tracked by the Tallahassee Board of Realtors Multiple Listing Service (MLS). The areas include Leon County, Jefferson County, Wakulla County, Gadsden County, Franklin County and a few other random sales from around the State of Florida. While the Tallahassee MLS does not include all of the sales in the Tallahassee real estate market, it usually represents about 2/3rds of the sales in our area.   Once a month we generate the Tallahassee Housing Report and post it for download. This report is very informational as it shows the relative months of supply of homes, by area and price range, in the Tallahassee real estate market. This month we see a continued trend of decreased real inventory (the actual number of single family homes, condos and townhouses currently for sale), but a continued increase in the relative inventory (months supply of homes for sale based upon the current rate of sales) of homes for sale in Tallahassee. New single family permit and sales activity has been declining in the Tallahassee real estate market since January of 2006. While this is bad news for Tallahassee home builders, it is good news for the stabilization of the Tallahassee housing market. The massive number of new homes that were built in 2004 and 2005 and a major reason that the Tallahassee real estate market continues to suffer from a glut of inventory. As we have discussed often in the past, it is our over-supply of homes for sale that creates the pricing pressure that has caused depreciation in our homes. What this real estate graph shows is that new home permit and sales averages have dropped below 50 per month. For those of you who try to make a living in the real estate industry, you know last year was the worst year on record in the Tallahassee housing market. This next graph shows you we should have known how good we had it last year…. As you can see, our data includes January and February housing information from 1991 through 2009. The red bar is the number of new home sales while the blue is the existing home sales.  Prior to 2008, the record low was just over 500 homes sold in these two months, but this year we are below 300.
