Looking for a way to make your house beautiful?  There are many ways to update an old home, but whether you're tearing down walls or just adding a little color, one thing you'll definitely need is paint.  Virtually hundreds of paint choices fill the shelves of your local hardware store, so selecting a healthy, dependable, and eco friendly paint can take a bit of time, unless . . . you are equipped with the knowledge of a few key qualities that set eco paints apart from the rest.  Before we dip our brushes into that bucket, let's look at some reasons why run-of-the-mill paint can be hazardous to our health and to the environment. I believe that the stages that the Tallahassee real estate market must go through to complete the market correction are both predetermined as well as predictable. The key is to pay attention to home inventory changes and buyer activity, as we do both daily here at the Tallahassee Real Estate Blog. Real estate trends do not change overnight, so we should be able to see them coming. If we know what part of the cycle that we currently are working through, then we should know what the next change will look like. Real Estate Market Forecast [click to continue…]

UPDATEI just found out at 4:00 PM on Thursday, May 14, 2009 that  FHA has placed this on hold. Fortunately, I received a call from Robert Barnette, a Residential Mortgage Originator at Peoples First Bank in Tallahassee, who informed me of the retraction. He writes: Upon receiving news of the statement made by Shaun Donovan, the secretary of the U.S. Department of Housing and Urban Development, I checked with FHA in regards to validity of his statements. Per a representative at FHA’s helpline, any plans to allow the banks to “monetize” the $8000 first-time homebuyers tax credit in the form of a bridge loan has, for the time being, been placed on hold until the full details of this option can be reviewed by HUD and the IRS. A concern about this option was raised because not all first-time...

By Kay Bell • Bankrate.com     A house is much more than just a shelter. For many homeowners, it serves as a private bank. When structured properly, the money you can draw from the equity in your home can provide a nice tax break. In most cases, a homeowner can deduct interest paid on a home equity loan or home equity line of credit (HELOC) of up to $100,000. The key phrase, however, is "in most cases." There are some deductibility limits. The alternative minimum tax also might also negate the benefits. So before tapping into the residential vault, homeowners should carefully evaluate their overall financial needs and tax situation. Many uses, one big tax break Home equity funds are often used to pay for home improvements, remodeling and renovations, college costs or consolidate person...

Is Renters' Insurance Necessary? Yes, if you want to protect your property and interestsBy Courtney Ronan You and your landlord share a common goal: You both want to ensure the protection of your interests. Obtaining a security deposit from you -- usually ranging from $100 to a full month's rent, and averaging $250 -- is how your landlord obtains a degree of insurance from you. The deposit covers your landlord should you cause any damage to your apartment while you are a tenant. Your landlord, in turn, may keep the deposit if you fail to pay your rent or you leave before the end of your lease. However, if, as a tenant, you keep your end of the bargain -- following the terms of your lease and leaving your apartment in good condition when you leave -- the deposit is refundable. So how do...

Painting expert Brian Santos shares his secret for altering paint scent. Read more in his new book, "Painting Secrets." From Painting Secrets from Brian Santos The Wall Wizard       Author Brian Santos Q. I hate the smell of paint -- can you help? Brian Santos: I've been painting all my life and I still do not like the smell of paint! Here's a tip: To every quart of interior latex paint, add four drops of vanilla extract. You can also use other extracts, such as peppermint, as long as the alcohol in the ingredients is methyl alcohol, which is formulated to mix with water. Do not use perfume or other alcohol-based fragrances; they won't mix properly with water-based paint. Unfortunately there's no similar trick you can use with oil-based finishes

Good products, good preparation, and proper application are the keys to colors that last. From Remodel By Becky Mollenkamp     1. Spend more for quality. The accrued costs of frequent repainting cancel the "savings" you enjoy by buying the cheap stuff. Good-quality paints cost more because they have a higher percentage of titanium dioxide, which determines covering ability, and other additives that increase durability. The heavier bodies of high-end paints help them go on smoother, splatter less, and resist fading. 2. Look at luster. Sheen refers to the degree of shine. Generally, the higher the gloss, the better the finish will stand up to stains, abrasions, and cleaning. Choosing sheen can be a matter of personal preference, but there are some general guidelines to follow. Flat paint ...

The following material was originally on www.Realtor.org 2008 Cost vs. Value Report: Still Many Happy Returns for Home Rehabs   Remodeling magazine's annual report shows that maintenance-related projects and moderately priced upgrades are providing stable paybacks, even in a slower market. By G.M. Filisko | December 2008 Despite home price drops in many cities, remodeling projects are holding their own as a way for owners to add value.   Many people are wondering where their money will be safest during these uncertain economic times. When home owners turn to you for your expert advice, counsel them that some things never change: Investing in their home still pays off.   NATIONAL ASSOCIATION OF REALTORS® statistics show that home prices have fallen by an average of 7 percent nationally i...

As I was “cleaning up” my spreadsheet used to determine real estate appreciation in Tallahassee, I found a couple of real estate graphs that had not been used in either “How To Measure Real Estate Appreciation” or “Real Estate Appreciation.” One in particular could be very informative and helpful in determining the next market turn. As I was doing research into Tallahassee housing appreciation, I found that a simple methodology utilized historic information on home sales and specifically the selling prices compared to the square footage of the home. If the market price per foot was rising, most likely we were experiencing real appreciation, whereas if the market price per square foot was falling, Tallahassee homes were depreciating. See Graphs of Year Over Year Changes In Price Per Squa...

By Better Homes and Gardens Subtle yellow walls allow for vibrant accent colors to change in each room of the house. Do the colors in your home play well together? If not, you might have a missing link.   Introduction Linking rooms with color may not seem very important if your rooms can be separated by closing doors. If you can see from one room into another, however, the color relationships between those rooms affect whether your living space feels smoothly harmonious or jarringly chopped up. Using unrelated colors in adjoining rooms can make the house feel like a disjointed series of spaces, while colors that relate to each other draw the eye from one room to the next and create a pleasing flow.   Creating a flow: In a house with an open floor plan or one in which rooms connect throu...

I was talking to my father yesterday about the Tallahassee Real Estate Blog and he mentioned that he wasn’t completely comfortable explaining to his friends how the whole “RSS” thing worked. So I figured it might be a good time to dust off the blog post I wrote in December covering the topic  “What is an RSS Subscription” and review the basics. If you know of a good blog that you would like to read on a regular basis, you should find its Subscription Button that encourages you to subscribe to it. If you look in the right sidebar of the ,Tallahassee Real Estate Blog you will see the following symbols: The orange person sitting on the park bench is what you would select if you wanted to read the blog in an RSS Reader (more to follow on that in a moment), the center picture allows you to...

Last week, I wrote a blog about real estate appreciation that generated a lot of emails to our office. People wanted to know if we could provide a little more analysis of what the Tallahassee real estate market has done, in terms of appreciation and depreciation. So, I thought about it this weekend and came up with the following analysis. I would greatly appreciate any comments following this blog for feedback (scroll all the way down to the bottom of the page). If you recall, regarding the best way to measure real estate appreciation, the Tallahassee Real Estate Blog wrote: Using a sampling of homes in an area and comparing to previous sales of same units - this would be the preferred method, but the sample would have to be statistically relevant and the market area would have to be ac...
