  Every year, the Joint Center for Housing Studies of Harvard University puts together a report on the State of the Nation’s Housing. This year’s report was published a few days ago and I thought I would share some of the key findings of the report. The executive summary states, very clearly, that the national housing report seems to parallel what we have been seeing here in the Tallahassee real estate market. How to Paint Ceramic       Sand the surface lightly to ensure paint adhesion. Clean the surface with trisodium phosphate (TSP) cleaner to remove grease and dirt. When dry, apply a bonding or ceramic primer. Let the primer dry. Brush on latex paint in a gloss or semigloss finish. You also can use a paint formulated for ceramic or porcelain surfaces. Allow the paint to dry for several days and take care not to scratch the paint while it's curing.

Here is the real estate data through the end of May for the market...     Sales continue to lag previous years and you can see how we are down.  Sales are occurring, but still substantially below historical rates. Re-sales, which are non-new construction housing, are continuing the 4 year decline in volume.  Pricing does seem to be stabilizing but, the market is still fragile and price sensitive. There are reports of bottlenecks forming in the local mortgage market as underwriting loans becomes more and more difficult.  Loans are receiving a stringent review causing closing times to increase.  Historically, closings take approximately 30 days, but Federal disclosure changes which are to begin the end of July are creating extended closing times approaching 45 days.  The new requirements ...

Every Tuesday, at the Tallahassee Board of Realtor's building there is a marketing meeting.  Different Realtors lead the meeting, there are different featured speakers, but most importantly it is a about Realtors sharing with Realtors about their listings and needs of the buyers they are working with. It has been a few months since we updated the status of home sales in Golden Eagle Plantation. For those readers new to the area (or new to this blog), Golden Eagle Plantation in Tallahassee is a golf course community that features a highly regarded Tom Fazio golf course and is the center of Killearn Lakes Plantation. Home sales in Golden Eagle have fallen roughly 70% from the peak of the market, with a monthly average of just under 2 home sales (existing home sales). This mirrors home sales very closely in the rest of the Tallahassee real estate market. Sales prices have held much better than the rest of the market, with square footage prices down only 7% since the peak of the market in August of 2007. How to Paint Wood Furniture       If the surface is already painted or varnished, remove dirt or wax buildup with a household cleaner, then rinse. Sand rough areas and wipe away dust with a tack cloth. Apply two coats of stain-blocking primer and allow it to dry between coats. Roll or brush on two coats of latex paint in the direction of the wood grain. Use a brush to finish the surface with smooth strokes. Spray with clear polyurethane for extra protection.

How to Paint Glass       Start with a clean, dry surface. If you want to use a pattern, tape it to the inside of the glass. With an artist's brush, follow your pattern, applying a thin layer of glass paint; this will yield a translucent, stained-glass look. For a more opaque finish, apply an additional coat after the first is dry. Paint slowly and gently to avoid bubbles. Using an artist's brush, seal the design with glass-paint varnish. If you're going for a pretty, frosted-glass appeal, use a varnish with a matte finish.

Residential lot sales in Tallahassee have mirrored the rest of the residential real estate market. Unit sales are down off their highs and prices have fallen. Since January of 1991, Tallahassee has averaged over 180 residential lot sales per month, but the current trend is down near 50 per month. The good and bad news about residential lots in Tallahassee is that they really only have 1 purpose. People buy lots to build a home upon. If there is a demand for housing in Tallahassee, then so too shall their be a demand for lots. Currently, the opposite is true. Demand for housing in Tallahassee is at least at a 20 year low, so lot sales have fallen off.
