Exterior stains are available in latex- or oil-based formulas. Unlike paint, no primer is needed. However, exterior stains will need to be reapplied more often than paint. There are two types of exterior stain:Solid color or opaque stains have less pigment than regular paint but more pigment than a transparent stain. These stains allow the wood's texture to show, but not the wood grain. They are the consistency of a thin paint.Semitransparent or transparent stains are thinner than opaque stains. These penetrating stains are formulated to allow the texture and the grain to show through. Differing degrees of pigmentation from clear to dark allow you to change the color of the wood. These products are close to the consistency of water. Some contain stain as well as a wood preservative.

  I had an interesting conversation with with a residential mortgage lender yesterday regarding the new changes that went into effect on January 1, 2010. For regular readers of our real estate blog, I covered these changes a few months ago in an article about RESPA reform. His point is that while the changes appear to be based on good intentions, they might also be throwing mortgage underwriting and mortgage origination into chaos for the next few months. If you saw the new Tallahassee Home Inventory Report for January 2010, then you saw some some mixed news in the Tallahassee real estate market! The good news is that we saw a reduction of the glut of homes for sale in our area, but the bad news is that relative supply (the supply of homes on the market relative to the current rate of sales) rose from 12.5 months of supply to 13.0 months of supply. Fewer Homes For Sale In Tallahassee When we look at the inventory of homes on the market in Tallahassee, we see the total inventory dropping. Always begin with an evaluation of the general state of the total exterior paint job of your home.   I first learned of a Japanese term “Kaizen” from Coach Jim Young at West Point, where I was a lowly offensive lineman for the Army Football Team. Coach Young explained Kaizen to us as the concept of continuous improvement. Jim Young taught that the way to move from a losing program to a winning program was to find improvement, in all areas, all of the time. It was no fluke that Coach Young made the College Football Hall of Fame. He taught us that you never are standing still, that the competition behind you is always chasing you, so you have to keep the target moving. Everybody is trying to catch up to where you are, so moving forward is the only way to stay on top.
