There are some great things happening in Spring Hill.  They are great to me anyway.  We now have a Carrabas, a Starbucks, Panera Bread and a Marshalls.  It just doesn't get any better than this.  Of course, we have the complainers who say there is to much traffic.  They don't give a senior discount.  Oh well, we are moving into the 21st century.  Spring Hill was built as a retirement area.  It is not incorporated.  It is a sub-division.  I was amazed when I heard this.  The good folks of Spring Hill do not want to pay for services such as police, fire stations and whatever other services incorporated areas have.  We have the sheriffs department and we have volunteer fire departments.  I guess they do a good job.  I haven't heard anything different. Spring Hill is suppose to be deed rest...

Spring Hill, Florida...is a growing and thriving community located about 35 miles north of Tampa and 65 miles due west of Orlando (and Disney World) on the Central Gulf Coast of Florida in Hernando County.  Hernando County is one of the counties that make up "The Nature Coast" along with Citrus, Dixie, Jefferson, Pasco, Levy, Taylor and Wakulla.   The residents of Spring Hill and the rest of Hernando County, are environmentally sensitive to their surroundings from the wildlife that populates the area (deer, bear, manatee, porpoise, many waterfowl species, many bird species, tortoise, turtles, sport fish species, and of course the alligator for which Florida is famous) to water conservation (to prepare for drought conditions that occasionally occur), to water and air pollution (prot...

Tom Hedick Broker -Owner of the Hedick Group, Real Estate Services Spring Hill Fl. say's inventory levels have leveled off and have remained virtually unchanged for over six months which clearly indicates demand as caught up with supply and he anticipates levels to start a gradual decline as buyers regain confidence and return to the market. "If you're thinking of buying a house, there's probably not much to be gained by holding out at this point," says Wayne Archer, director of UF's Bergstrom Center for Real Estate Studies. "It doesn't look like prices are going to fall anymore."The quarterly survey of experts in the real estate indus...

We have been in a Buyer's Market in all areas of Hernando County, Florida (including Spring Hill, Brooksville, Weeki Wachee & Hernando Beach) for almost 2 yaers now. Interest rates are still historically low and local Realtors are starting to notice Buyers coming out & getting their feet wet. For two months in a row I have had multiple offers fighting for my listings, which is a great sign! I think the prices have finally come back down to where they should have been before they rose to all time highs back in 2001 through 2005.Hernando County's local builders have been scrambling with incentives, Realtor bonuses & other extras (like plasma TVs, washers & dryers, etc) luring Buyers to their doors. This is a great strategy for builders but it hurts the homeowner trying to sell their older...

Can you believe property values of homes with trees are 5-20% higher than equivalent properties without trees! Trees add value to a home as well as being essential to a healthy community. The well-placed tree can:Cut utility costs in halfAdd loads of curb appealProtect a home from wind Cause people to spend more time outside Act as a sound barrier/bufferAdd dimension to a home's landscapeContribute to a lower rate of neighborhood crime (it's actually been proven that adding trees to a streetscape lowers crime!)Not only do we take a tree's beauty & utility for granted we also take for granted the ability of a tree to transform a home's landscape. It's a fact that Buyers pay thousands of dollars more for homes with trees! Vacant lots with trees also sell faster than lots that have been co...
